This is of special interest to land owners in the 4-wheel drive beaches of Carova, NC. If you are paying taxes and/or mortgage payments on property that is perhaps unbuildable, in protected wetlands, or for other reasons of little use or burdensome to you, you may be interested in placing your land in a conservation easement. The tax benefits of conservation easements are currently good and as you see below, might be increased, with your help. Please read the below section on conservtion easements. Ask Burr, Hagan NOW to support conservation policies Take Action!     Dear friend, We have an immediate, now-or-never opportunity to include two critical conservation measures in the tax bill that Congress is negotiating with the White House: full and dedicated funding for the Land and Water...

We don't get much snow here in Carova, NC, but we still try to keep the Holiday Spirit alive as best we can. Even our neighborhood recycling center, affectionately called "The Dump" does what they can to celebrate. If you are planning on spending the holidays over here, make sure to stop by and say hi to the hard working employees.

This is a questions that comes up a bit when I meet buyers who are unfamiliar with this part of the Outer Banks. The costs are going to vary greatly from house to house. They partially determined by the house itself (age & quality of construction), where it is (lot location), and from how it is being used (rental or second home). Your expense categories will typically include:   Mortgage payment - down payment, interest rate, and term of loan will affect this cost   Taxes - 36 cents per $100 of assessed value.   Home Owners Insurance - Same here as the rest of the Outer Banks, shop around for the best rates   Wind & Hail Ins. - This is you Hurricane protection. Again same as the rest of the OBX. When you shop around, make sure to check out Nationwide.   Flood Ins. - This is higher in ...

Corolla Lighthouse Celebrates Birthday One hundred and thirty five years ago on December 1, the Corolla Lighthouse lamp lit the night sky for the first time. It still shines. The Corolla Lighthouse still protects mariners and welcomes all to the northern Outer Banks. If you've ever visited the Corolla Lighthouse and climbed the 214 steps to the top you know the exhilaration and beauty that waits for you. The view will take your breath away ... once you catch it from the climb up. If you have visited the Outer Banks and have not visited the Corolla Lighthouse, you should. The distinctive red brick sets it apart from all others. There are other attractions nearby that will also vie for your attention. Check out the Whalehead Club that once was a grand hunting lodge. Then there is also the...

This is another question I am hearing more and more as it appears that the Mid-Currituck Bridge is actually going to become a reality.  Again, my "crystal ball" is far from perfect, but it will be interesting to look at these posts years from now and see just how accurate I was.  As I said in Part 1 "whether we want it or not, It looks like the Mid-Currituck Bridge will begin construction within the next 12 months.  This will definitely spur on real estate sales, and prices along the Currituck Outer Banks".  I believe that if this happens, we will see some interesting trends in values along all the Outer Banks.  These trends will be effected by timing, location, and type of real estate. The greatest impact at the beginning of the construction will be the areas of Duck, NC north a the 2...

I often get asked to predict when the market will rebound and more precisely "When will my property be worth what I paid for it?"  First let me just point out to you that my “crystal ball” is seldom 100% accurate, but I assure you that given enough time property values will can recover.   What it is worth today should make no difference to you unless you want to sell today.  I am reminded of a conversation that I had with another property owner over here.  He had bought right before the market fell during a different cycle.  It was very interesting to hear someone tell me how worried they were because right after the bought their lot for $18,000 the prices fell to $14,000.  Even in today's that same lot is still worth much more than his initial purchase price.  Real estate is a marke...

The Corolla Education Foundation (which put together the charter school application this past year) will be hosting events for kids throughout the year. On the day after Thanksgiving, along with the Corolla Fire Department, we will be hosting a free holiday cookie decorating party where kids and parents can have lots of cookie fun while learning how to avoid common holiday fire hazards. A firefighter and firetruck will be on-site for kids to explore as they eat their cookies and sip hot chocolate!

It's moments like this that make driving the beach, even after it has been destroyed by the people with too much air in their tires, worth while.  You can't get views like this driving down Route 12 North. When it comes to living on the Outer Banks, Carova is the place to be.
