Spent the entire day working on marketing materials for the CMLS Expo.  Everything had to be redone because I ended my informal business partnership.  Dropped everything off at the printer and shopped for a few business items.  I need to get my taxes done so I can get my refund!  I also need to get my home staging Web site active.  I guess I need to add more info to this post so I can get credit and move up on the page list.  I posted one message that got no credit because it was under 80 words.  Does anyone know how to add pictures to the home pages here?  I'm not totally computer literate.  But I know how to do what I need to do.

Presented bid on Lake Norman house.  We'll see what happens.  Spent most of the day redoing all my marketing stuff and prepping for the CMLS REALTOR Expo.  I will be in booth 128.  Drop by!  I find that most fellow REALTORS like it that I am licensed in SC/NC and member of Piedmont and CMLS.  I have the Supra, the background check and I don't need babysat.  What are your thoughts?  I've come across a few who seem paranoid that I'm trying to steal their listing.  I worked too hard to pass my test to put my license in jeopardy!  When I am staging, I wear the hat of a home stager only.

Huge day!  Dropped my business partner - good thing I held off making it legal even though I've been pressured to for months.  I am free to be me and carry out my vision.  After seeing the work ethics, etc. I decided I didn't want my name or my company's name to be associated with this person!!  Also today I am preparing a bid on a property in Mooresville.

Put finishing touches on Tippah Ave. home in Charlotte before the open house/block party.  Used problem solving to replace contracted deck furniture with broken glass at the very last minute.  Was too tired to hold my own open house for one of my listings.  Appointment tomorrow for staging another vacant in Lake Norman.

I was too busy to post yesterday.  I was so worn out from moving furnishings into a vacant house, that I went to bed at 9.  Today was the fun part - decorating the house.  It was still a lot of work, but fun.  I've moved a few times myself, and never have I finished a house in a day.  I designed five rooms.  Tomorrow, I'll take pictures in the morning before open house.  I have my own open house to hold in the afternoon, then an appointment for interior design.  Mon. I have an appointment to stage a vacant house in a Lake Norman community.

The Charlotte Metro area is one of the few exceptions to the current national downward trend in Real Estate . While in most major markets the sale price on new homes has stagnated, or even decreased, Charlotte is still experiencing an increase of 8% or more. In some communities much more. Growth is the word for all areas of the Metro Charlotte with over 75,000 net newcomers per year.  Many of the new residents are relocating  from the Northeast and the West to escape the high taxes and also from the Gulf and Atlantic to the Hurricanes and high Insurance Rates. The only concern to the Charlotte Real Estate market may be the inability of buyers to sell their old homes  to relocate here.

It's 11:30 p.m. and I'm trying to unwind.  It's been another 16-hour day.  We're staging a vacant home in Charlotte.  I've started other businesses in the past, but I've never worked this long or hard at them - probably because my children were young and I wore too many hats.  It was a last minute request on Monday to have the house completed for a reception on Sun.  Drove to Charlotte early, spent hours planning our design.  Drove to Rock Hill and met with our marketing consultant.  In between - phone calls, phone calls, phone calls.  Drove back to Charlotte to shop until we dropped.  Drove home.  Huge day tomorrow packing up another house to shift inventory.  Night all....

As a REALTOR I stay on top of how the market is progressing.  As a Harrisburg resident, I pay particular attention to the market here.  I wanted to take a minute to recap the residential real estate activity in Harrisburg over 2006 and what is happening now in 2007.. In 2006, Harrisburg had 352 single family homes sold for an average of $272,607 sale price.  As an indication of our growth, 167 of those residences were new construction.  That is 47.5%!!  This is why I am constantly telling my sellers that their biggest competition is new construction.  So far in 2007 (Jan1st - Feb 26th), we have had 32 home sales at an average sale price of $303,156 (2931 sq ft avg).  13 of the homes sold were new construction, 41%!   Orleans Home Builders just opened Bridge Pointe in Harrisburg starting...

A BET report released today names Charlotte, NC as the best place in the country for African Americans!  Very cool accolade to receive.  The article in the Charlotte Observer talks about various factors used to develop the rankings-one of which is the high homeownership rate among African Americans in our fair city.  This makes me very proud that we can not only SAY we are diverse and encouraging of one another here, but PROVE it. =)Now, I'm a little biased, because I love my city.  But do you suppose this ranking has anything at all to do with the fact that the head of BET, Bob Johnson, is the owner of our city's NBA team (the Charlotte Bobcats), and owns property here?  Coincidence? I'll take it.

I am a Southerner.  I grew up in a small "peek-plum town,"  (that is town where you take a peek and you're plum outta town) called Polkville, NC.  It's over yonder, a little piece down the road to the west.  My dad is Suuuutheeeern.  Ya'll know what I mean.  He has the cutest drawl you ever have heard.  My mother is from Florida so that doesn't really count much toward Southern heritage but it can tell you a good bit about how I turned out.When my Daddy was coming up (when he was young) being Southern wasn't necessarily the nicest thing.  People thought you were racist, scared to death of anyone foreign, and Yankees? Well, fugetaboutit!  Also, being Southern meant you might be slow, uneducated, and maybe, married to some of your kin folk.I am here to sing about the new South.  Charlotte...

I remember when I first moved here from the DC Suburbs, I thought "you've got to be kidding - no Nordstroms, not even a Crate and Barrel?"  Nine years later, we've got it all...we got a Nordstroms, Crate and Barrel, even a Cheesecake Factory - which is huge for me (when I first moved here and expecting my second child, I would always crave their jumbolaya (spelling?).  I couldn't wait to move back up North.  We've come a long way, baby!  I couldn't imagine moving up North anymore.I heard that we are getting 1,500 new families moving into Charlotte per week.  I didn't have a chance to confirm that, but if that's true, WOW!  They said we are what Atlanta used to be 10 years ago.  I hope we don't grow too fast and too big, which is why I love Charlotte, cosmopolitan enough but not too cong...

IKEA announced today that they are finally bringing a store to Charlotte NC!  I'm SOOOO excited!And the best part is that the store will be located in the University Area of Charlotte (that's the north side, near UNC-Charlotte), where we need more great retail and less Wally-world action.  No more driving to Atlanta for hot, affordable, contemporary furnishings!  Hooray!  We only have to get to 2009 to get it...=)
