This past weekend (4/27-29), Charlotte welcomed kayakers from all over the US and Canada to compete for their nation's World teams, preliminary events to the Beijing Olympics in 2008. The Whitewater Center, a first in the US, uses movable rocks, multiple courses, a conveyor to take your kayak or raft back to the start, and off you go.  The controlled water gives every one the same opportunity, the movable rocks changes the course! Wow! More and more everyday, I feel like I made, "All the right moves"!In today's Charlotte Observer there were three articles about Charlotte, O.K. Duh, there are articles everyday about Charlotte, but two of these were about the CLT Airport being nations fastest growing and having fares falling from the sky.  But more about that in the next day or two.Today's other article was about, "Charlotte named a City of the Future".  What I liked about the article was the fact is was not just the Charlotte Chamber of Commerce shooting off it's mouth..."Yea, great things are happening, blah, blah, blah..."But this was actually backed by an independent magazine fDi. Charlotte, NC Home Prices Up Over 7% First Quarter 2007 While most of the country worries about falling prices in real estate, a few markets have been unaffected by the non stop Bubble talk. No amount of doom, gloom or rising interest rates have slowed the growth in Charlotte, NC. Good news travels fast. Barron's noted our first quarter growth in Charlotte at just over 7%, third in the nation. Our numbers on residential single families are even better with 1st quarter 2007 sales at an average of $226,998 vs the $209,987 of a year ago, an 8.1% increase. Average cost per square foot (sf) increased by the same 8%, and Days on Market (DOM) rose just 10% to an average of 93 days. We had "velocity" too, a 5.7% increase over the same quarter in 2006. Ever feel like you're beating your head against a wall sometimes? Still waiting for these builders who are dragging their feet over my proposal.  I have it all lined up - upscale pool table and all - I aim to please!  In the meantime, more inquiries are coming in.  One of my buyers is signing a new construction contract today.  Open house again at one of my listings this weekend.  I also was invited to a builder's open house.  PR, PR and more PR.

Holding open house today and expecting an investor who called me yesterday.  I always mention the home staging and have made lots of good contacts at open house.  This particular listing is occupied by a renter so no chance of staging here.  I also plan to stop by a new development and check out the model beging built that I hope to stage.  PR, PR, and more PR.

Met some good folks at the REALTOR's Expo.  Bidding on 2 houses - value $3 million +.  In between - real estate, real estate, real estate.  Working with a buyer who lost out on her preferred lot.  Trying to find her a solution.  Making out my list and completing my staging bid.

Spent the entire day working on marketing materials for the CMLS Expo.  Everything had to be redone because I ended my informal business partnership.  Dropped everything off at the printer and shopped for a few business items.  I need to get my taxes done so I can get my refund!  I also need to get my home staging Web site active.  I guess I need to add more info to this post so I can get credit and move up on the page list.  I posted one message that got no credit because it was under 80 words.  Does anyone know how to add pictures to the home pages here?  I'm not totally computer literate.  But I know how to do what I need to do.

Presented bid on Lake Norman house.  We'll see what happens.  Spent most of the day redoing all my marketing stuff and prepping for the CMLS REALTOR Expo.  I will be in booth 128.  Drop by!  I find that most fellow REALTORS like it that I am licensed in SC/NC and member of Piedmont and CMLS.  I have the Supra, the background check and I don't need babysat.  What are your thoughts?  I've come across a few who seem paranoid that I'm trying to steal their listing.  I worked too hard to pass my test to put my license in jeopardy!  When I am staging, I wear the hat of a home stager only.

Put finishing touches on Tippah Ave. home in Charlotte before the open house/block party.  Used problem solving to replace contracted deck furniture with broken glass at the very last minute.  Was too tired to hold my own open house for one of my listings.  Appointment tomorrow for staging another vacant in Lake Norman.

I was too busy to post yesterday.  I was so worn out from moving furnishings into a vacant house, that I went to bed at 9.  Today was the fun part - decorating the house.  It was still a lot of work, but fun.  I've moved a few times myself, and never have I finished a house in a day.  I designed five rooms.  Tomorrow, I'll take pictures in the morning before open house.  I have my own open house to hold in the afternoon, then an appointment for interior design.  Mon. I have an appointment to stage a vacant house in a Lake Norman community.

The Charlotte Metro area is one of the few exceptions to the current national downward trend in Real Estate . While in most major markets the sale price on new homes has stagnated, or even decreased, Charlotte is still experiencing an increase of 8% or more. In some communities much more. Growth is the word for all areas of the Metro Charlotte with over 75,000 net newcomers per year.  Many of the new residents are relocating  from the Northeast and the West to escape the high taxes and also from the Gulf and Atlantic to the Hurricanes and high Insurance Rates. The only concern to the Charlotte Real Estate market may be the inability of buyers to sell their old homes  to relocate here.
