It's amazing when you take a closer look at the rich Spiritual Heritage of Charlotte, NC.  There are so many ministries in this city!  One couldn't think of Charlotte without thinking of it's native son, the Rev. Billy Graham.  I can't wait to check out the new library that was just opened in his name!  It's supposed to be awe inspiring.  Many other great men of God and ministries have made Charlotte home as well.  Derek Prince Ministries, SIM International (Serving in Mission), FIRE School Of Ministry, Gordon Conwell Seminary, Dr. Michael Brown's ICN Ministries, Norman Geisler's Southern Evangelical Seminary, and Rick Joyner's Morning Star Ministries just to name a few.  This not to mention the seemingly countless churches of every stripe that meet faithfully many times each week.  Vib...

As a former exclusive buyers agent recently turned full service, I am still asking the same question- when is enough new construction enough? Builders tell unsuspecting buyers that they will have added instant equity in their new home every time they increase thier prices. 2 years later when they need to sell for whatever reason, they usually discover they are at the bottom of the price heap. Then when I come along to sell their home (on either side of the table) and comp it, they are furious! However the very same buyer refuses to buy an existing home that meets their criteria. There is the green question as well- how irresponsible is it for the builder and the consumer alike to insist on new construction instead of recycling existing? With days on market expanding and the buyer pool c...

The Sky is falling, and so are the airfares in Charlotte!  So fast in fact, that the average fare declined the biggest amount in the year 2006.  In 2000, CLT was the highest in the country and in 2004 it was the among the nation's eighth most expensive.  So you've come a long way baby! These stats come from 10% of tickets used by passengers across the country according to the U.S. Dept. of Transportation.  As a matter of fact, the fourth quarter took a 12% drop in airfare from just one year before! So what brought all this on besides Charlotte being a hub of Business!  Well the other major airport in Greensboro's Piedmont-Triad International Airport, raised there rates, so more people started flying out of Charlotte.  Also the merger of US Airways-America West was a posititve factor.  T...

Charlotte (Mecklenburg County), North Carolina together with the South Carolina regions of Rock Hill and Fort Mill, are among the strongest in the country.  Charlotte's region includes the Lake Norman areas of Davidson and Cornelius, Lake Wylie (Clover), and the surround counties of Union, York, Lancaster, Cabarrus, Iredell, Gaston and Lincoln.Growth is being fueled by job creation in the second largest banking center in the country, a new 2-billion dollar biotechnology research center, and manufacturing.  Reasonable home prices and a low cost of living are also contributing to the strength.Currently (May 6, 2007), the real estate market is clearly favoring sellers with multiple offers common on the best homes and condos.  Growth is being restrained in Union County by a moratorium on ne...

10 Fastest Growing Hotspots What city limits are groaning from growth? Find out here.  The U.S. census has compiled a list of the 10 incorporated places that grew the most in population from 1990 to 2000. The follow is a capsulated look at each. Note that figures are for cities or incorporated areas and not metropolitan areas: What's the difference? A metropolitan area can include surrounding towns and counties; these numbers show growth within city limits. Read on and see if your city is in the mix. 1. New York City, New York. Increase in population: 685,714. New York's population grew to more than 8 million people and by a larger leap than the entire population of Boston, Miami, Baltimore, Memphis or Seattle, to name a few. Believe it or not, there are 685,714 people willing to pay a...

Fly me to the moon, and chances are you will be taking it from Charlotte International Airport.  This is reported from the Charlotte Observer on April 26th.  The article stated that Charlotte is the nation's fastest growing airport in the nation! With 1.7 million additional passengers (or a growth rate of 13 percent), Charlotte is leading the way for newcomers.  Now on the other hand, New York's JFK added 2.1 million passengers (a growth rate of only 11.2%), so that right there says more people are leaving NY faster than they are arriving!  They must be going to Florida, and in a few years will become "Half-Backs".  Obviously I am just kidding, this is just showing how many people are flying (not leaving!)So what is Charlotte Airport doing about all this growth? - Adding more flights, e...

I Bet there are times out there where we all feel like we are working for food!  But when I actually saw it happening, well I had to stop and ask.  Peter was his name, he certainly did not look like he was starving.  He definetly looked like food was not his problem either... (needless to say my svelt 280 pound frame, was only a few pounds lighter than his) and food has been my mortal enemy for years now! So as I drove home doing about 50 MPH, I just had to do a u-turn and go check this guy out in the tie and two piece suit.  He sure looked harmless enough, as I approached Chili's to park my truck.  Hhmmm, Chili's my mind was wondering if I should quick get a burger for him (and me).  As I approached him about 100 feet out, I started to pull out my telephone that has a built in camera. ...

This past weekend (4/27-29), Charlotte welcomed kayakers from all over the US and Canada to compete for their nation's World teams, preliminary events to the Beijing Olympics in 2008. The Whitewater Center, a first in the US, uses movable rocks, multiple courses, a conveyor to take your kayak or raft back to the start, and off you go.  The controlled water gives every one the same opportunity, the movable rocks changes the course! The Whitewater Center had 3 great days to showoff - over 3000 attended Sunday for the final round under a sky that can only be called Carolina blue. When the teams are not competing, this wild course is open to the public!         This overlook's the main course, coaches and play by play commentators get a birds eye view.  Class IV Rapids and the Big Drop, jus...

Wow! More and more everyday, I feel like I made, "All the right moves"!In today's Charlotte Observer there were three articles about Charlotte, O.K. Duh, there are articles everyday about Charlotte, but two of these were about the CLT Airport being nations fastest growing and having fares falling from the sky.  But more about that in the next day or two.Today's other article was about, "Charlotte named a City of the Future".  What I liked about the article was the fact is was not just the Charlotte Chamber of Commerce shooting off it's mouth..."Yea, great things are happening, blah, blah, blah..."But this was actually backed by an independent magazine fDi. So to get down to some of the meat and potatoes, of the article, it said Mecklenberg County is "popping like fireworks" with all the...

It is often been said that Charlotte is a destination city for many people looking to move to a better life from the Northeast. Better climate; better weather; better life styles. While all this is true what many do not know is that a county just South of Charlotte known as Union County is the 16th fastest growing county in the country and the #1 fastest growing in the state. The thing that makes Union County so popular is the larger lot sizes, the lower taxes (approximately 1/2 the taxes in Mecklenburg/ Charlotte) and the top quality schools. The area of greatest growth within the county is Weddington and Indian Trail. So, if you are considering a move to Charlotte make sure that you check out Union County. It is only 30-45 minutes from Charlotte but an area that you need to consider i...

Charlotte, NC Home Prices Up Over 7% First Quarter 2007 While most of the country worries about falling prices in real estate, a few markets have been unaffected by the non stop Bubble talk. No amount of doom, gloom or rising interest rates have slowed the growth in Charlotte, NC. Good news travels fast. Barron's noted our first quarter growth in Charlotte at just over 7%, third in the nation. Our numbers on residential single families are even better with 1st quarter 2007 sales at an average of $226,998 vs the $209,987 of a year ago, an 8.1% increase. Average cost per square foot (sf) increased by the same 8%, and Days on Market (DOM) rose just 10% to an average of 93 days. We had "velocity" too, a 5.7% increase over the same quarter in 2006. Average square foot prices were just over $...
