Flipper the seller was a licensed contractor. He disclosed there was termite damage but noted he had fixed it and had a piece of paper saying so. The inspector noted the repairs on the joists and noted some concern about the band sills. His notes and pictures indicated that instead of repairing the sills, it looked like they just veneered the damage with new PT 2x10's. My turn. I told my clients to get a structural engineer. They agreed and we were lucky to get one out in 4 days. Time was running out. Sure enough. The band sills for half the house were eaten by termites. Estimated repair cost $15K and the repairs made were just tacking on new 2x10's over the damage, giving 0 support. The House was structurally unsound The fix was to jack up the entire house, rip out the old eaten band s...

One of the most important steps in the home-buying process is being pre-approved for a home loan. Many buyers apply for a loan and receive approval from a lender BEFORE searching for a home. This is called "pre-approval." Why is pre-approval important at the beginning of the home-buying process? Pre-approval can cut days or even weeks off the closing, because the lender has already conducted its credit analysis and approved you for a mortgage. Pre-approval strengthens your offer and negotiating position. A home seller will often choose to accept an offer from a buyer who is pre-approved for a mortgage over one whose financial picture is still in question. Pre-approval will determine your price range and narrow your search parameters. Based on your down payment and that pre-approved mort...

Good News is worth Celebrating.  Besides the conjured images of a big party in the BIG EASY, Mardi Gras gives me something to smile about. My winters always have endings. Every year it marks the beginning of our Spring Market here in Charlotte and other areas of the country. Buyers and Sellers emerge from hibernation to begin anew. Hopefully the ground hog's prediction of a longer winter proves him a rat after all. My daffodils have sprung. My systems are ready and so am I.  Although what follows Mardi Gras is supposed to be fasting, in a business sense my fast is over. So in keeping with all the revelers, I toast to Mardi Gras and to the end of the "fast"   www.HomesByCross.com Your Tool Box for all your Charlotte Real Estate needs

Take a look at the table below:  PRICE CLOSED ACTIVE <120K 466 5196 120-150K 178 2756 150-190K 204 3104 190-250K 193 3614 250-350K 149 3779 350-500K 92 3075 500K-1M 59 2786 1M + 9 1025 Totals 1,350 25,335 The table shows how many homes SOLD vs how many homes were ACTIVE on the market for the month of December, 2008 for the Charlotte Metropolitan Region*.  If you calculate the absorption rate: 1,350 x 12 (months) = 16,200 16,200 / 52 (weeks) = 311.5 25,335/311.5 = 81.33  weeks Easier way is just 25,335/1350 = 18.76 months (x 4.33 to get weeks)  = 81.23 weeks So, at these numbers, it will take 81 weeks to absorb all the current inventory.  So why is a photographer / full motion video tour provider writing about absorption rates?  Because it supports my theory in this blog post, that NOW m...

They both were relocation referrals from a local Charlotte NC company. One couple found a gem. The other got what they got. After weeks of phone calls and e-mails dripping with excitement. Each couple planned their trips and had me make the required showing appointments for their first day. The first couple listened as I listened. The other couple talked as I listened. The first couple called when they arrived, found the hotel I recommended, received their hotel discount I arranged for, and were ready the next morning. We toured most of the day looking at their choices. In the mix was one listing I gave as a recommendation, it was a new foreclosure just on the market. It was the last showing of the day and they loved it! as well as the price. It met all their requirements and more. Need...

So let's say you're doing a 5k next week and really want to eat as much carbohydrates as you possbily can, but you don't want to just eat any old pasta.  Pasta and Provisions, in the Elizabeth neighborhood is the place to do it. It's one of the stores that makes that neighborhood in Charlotte NC sing.  Pasta and Provisions is a family owned grocery that stocks high end pasta products and makes their own pasta. If you've never had fresh pasta, you have to try it sometime. Not only does it cook in a few minutes, but it really different in terms of flavor and texture compared with dried pasta. They make fresh pasta everyday - stuff that it would be difficult to make at home. They also carry a bunch of fine olive oils and wine and sell all kinds of bread. Pretty much everything you need to ...

One of Andy Worhol's last works is being shown at the Mint Museum of Modern Art in Charlotte NC until May.  He created the exhibition, called Cowboys and Indians, in 1986.  Worhol was a sometime controversial artist who featured everyday items in his art. He got involved with a bunch of rock bands and put his stamp on American popular culture.  Perhaps after modeling a lot of his art after everyday objects in American life, Worhol may have turned his attention to history for inspiration. One of his works from this collection is a modified portrait of Geronimo. He also depicts General Custer, Teddy Roosevelt. There are portraits of Annie Oakley and John Wayne, which are more like his style. He is famous for his portraits of some celebrities. But the portraits are not just static, he has ...

This free event is at Charlotte's Mint Museum. The Museum used to be Charlotte's Mint, a building built to press gold into coinage because of the huge amount of gold mined in the Charlotte area in the city's early days. It is located close to downtown in the Myers Park area. The poetry slam will be Feb. 26 and fill feature poets performing their art. Like with most art, it might not be for everyone. The language and themes may not be apppropriate for some people or children. The event will feature a group of poets called the Concrete Generation poets and the godcity artists.  Poetry slams have sprung up in cities across the nation and have become more popular after a show on HBO called Russell Simonds Def Poetry Jam.  It's an example of some of the events that happen around Charlotte as...
