Summer 2025☀️  Might Just Be The Best Time To Buy A Greater Charlotte Area Home In Years 🏡📉📈🔑 — Here’s WhyIf you’ve been waiting for the right moment to buy a home, this summer might offer the best conditions we’ve seen in a long time. Here are three compelling reasons why:1. Buyers Have More Negotiating PowerAfter years of a seller-dominated market, the balance is starting to shift. Today, we are seeing a shift in supply of and demand for homes  — a reversal from the frenzied days of 2021 through 2023, when demand far outpaced supply. Back then, the market was marked by bidding wars, waived contingencies, and rapid price increases. Today we are seeing way fewer bidding wars, sellers agreeing to contingencies, and a much lower rate of appreciation in home prices. Now, with the tables be...

JUNE IS NATIONAL HOMEOWNERSHIP MONTH 🏡🗝️REASON #6 TO OWN A HOME, NOT RENT YOU, NOT YOUR LANDLORD, DECIDE HOW TO DECORATE YOUR HOME When you rent a home, it's your landlord—not you—who decides how it can be decorated. So while it might feel like your "castle," a rented home rarely allows for the personal touches that truly make a space your own. Most rental or lease agreements strictly limit what changes you can make—if any—without prior written permission from the landlord. And even if you're granted permission, it's often with the condition that you restore everything to its original state before moving out—at your own expense. Make unauthorized changes, and you could even risk eviction. From a landlord’s perspective, this restriction makes sense. Tenant-made changes could reduce the p...

JUNE IS NATIONAL HOMEOWNERSHIP MONTH 🏡🗝️REASON #5 TO OWN A HOME, NOT RENT YOUR HOME EQUITY GIVES YOU SOMETHING TO BORROW AGAINST IF NEEDED As you build equity in your home, you’re doing more than just increasing your ownership stake. You’re also creating a potential financial resource that can be tapped when large or unexpected expenses arise. Your home equity can serve as a valuable source of funding during times when you may not have sufficient cash available. Common uses include covering a child’s college tuition, managing significant medical expenses, financing major home renovations or additions, or addressing other essential financial needs. While it’s generally unwise to use your home’s equity for non-essential or frivolous purchases, utilizing it for necessary and meaningful exp...

JUNE IS NATIONAL HOMEOWNERSHIP MONTH 🏡🗝️REASON #4 TO OWN A HOME, NOT RENT YOU WANT MORE LIVING SPACE TO MOVE AROUND Are you starting to feel like that proverbial "goldfish in a bowl?" Is your current space is feeling tighter by the day? It might be time to consider purchasing a home of your own. If expanding your living space is on your mind, here are some important factors to consider: Family Size:Is your family growing — or likely to grow soon? Will you eventually need to accommodate an elderly parent? Be sure to choose a home that will suit your needs not just now, but for the next 7 to 10 years, so you don’t find yourself outgrowing your space too quickly. Lifestyle:Do you love to entertain? Host frequent out-of-town guests? Do you have hobbies or interests that require dedicated sp...

JUNE IS NATIONAL HOMEOWNERSHIP MONTH 🏡🗝️REASON #3 TO OWN A HOME, NOT RENT HOMEOWNERSHIP IS A SMART INVESTMENT IN YOUR RETIREMENT Buying a home isn’t just about having a place to live—it’s a powerful way to build long-term wealth and prepare for retirement. Unlike renting, where your monthly payments build someone else’s equity, owning a home means you're steadily building equity for yourself—what many call "forced savings." Take a look at how home equity typically grows over time, based on recent Census Bureau data:   This equity often becomes a key part of retirees’ financial security—in essence, a nest egg many renters never manage to accumulate. Bonus: Tax-Free Gains & Inflation ProtectionWhen it’s time to sell, homeowners may benefit from significant tax advantages. JUNE IS NATIONAL HOMEOWNERSHIP MONTH 🏡🗝️REASON #2 TO OWN A HOME, NOT RENT It's National Homeownership Month and here's Reason #2 why you should own your own home: THE LANDLORD DOESN'T DECIDE IF YOUR CHILD SHOULD HAVE A BEST FRIEND🐶🐱🐰🐦🐠    Can you imagine growing up without a family pet — a loyal dog🐕 or cuddly cat🐈 who becomes your best friend? I know I can’t. Since I was five years old, I've had the joy of sharing my home with a cat, dog, or both. Pets play a vital role in a child’s life in so many meaningful ways: Learning manners and developing responsibility for another living being. Because Every Home Needs a Meow: Celebrate Cat Adoption Month This Homeownership Month “What greater gift than the love of a cat.”... Charles Dickens June is National Adopt a Cat Month, a reminder that there’s no better time to welcome a feline companion into your life. Coincidentally, June is also National Homeownership Month—a perfect pairing that highlights a simple truth: a house becomes a home when it's shared with love… and maybe a purring cat curled up in a sunny window. Each spring marks the beginning of what's known as “kitten season,” when animal shelters across the country see a dramatic rise in cat and kitten intakes. Thousands of newborns, along with adult and senior cats, end up in shelters—many of them abandoned or born outdoors without a place to call home. This seasonal...

“It depends upon what the meaning of ‘is’ is.  If the- if he- if ‘is’ means is and never has been, that is not- that is one thing.”President Bill Clinton pleading his case during the Monica Lewinski grand jury trial Growing up, I remember having some of Pete Rose’s baseball cards in my collection; they were good ones!  Not only was he the all-time hit leader in Major League Baseball (MLB) history, he was the consummate ballplayer.  He was gritty, ran out every groundball, and earned the nickname “Charlie Hustle”; he was consistently lauded for “playing the game the right way”. During his 24-year career, he won three World Series and more regular season games (1,972) than any other professional player in any sport.  He loved baseball and was considered a surefire Hall-of-Famer. But off t...

NATIONAL HAMBURGER 🍔 DAYSAVOR THE FLAVOR OF AMERICA'S ICONIC FOOD  "A hamburger is perfection wrapped up in a bun." - Anthony Bourdain Every year on May 28, National Hamburger Day honors one of America’s most beloved and iconic foods. With over 50 billion burgers consumed annually in the USA, it’s no surprise this iconic sandwich has earned its own day of recognition. The average American eats burgers three times a week. And did you know that 60% of all sandwiches sold worldwide are hamburgers? Globally, more than 100 billion hamburgers are consumed every year. And I'd bet it wouldn't surprise you to know that the most burgers are consumed in the USA and in Canada. "The burger is a culinary classic that never goes out of style." - Gordon Ramsay I'd consider the burger a quintessential A...
