Over the many years that I have been in RE  in Chapel Hill I have seen an incredible number of agents come and go. Susprisingly twenty agents in the CBHPW Chapel Hill office have been with the company for 10 years or more.What traits do you think set these agents apart and keep them going year after year in a very difficult business?Last week I discovered some answers.Thursday morning CBHPW had a  breakfast for agents who have been with the company for 10 years or more.I didn't want to miss this event because it was honoring friends who were with the company when I started 11 years ago and have always been there for me.  Four agents in our office    had anniversary milestones that were celebrated at the breakfast - Linda Boucher 15 years and  Debbie Saleeby, Tommy Watts and Cotten Tyle...

This year the real estate industry especially the Mortgage business has experienced an overwhelming amount of increased regulation, enforcement, consolidation and major changes. Meadowmont, a planned neighborhood in Chapel Hill, was over 9 years in planning and includes luxury town  homes,  condos, estate homes and Craftsman style cottage homes, and parks. There is a neighborhood school,  Rashkas Elementary School, and a Harris Teeter grocery store.         Meadowmont has a state of the art fitness center and wellness center open to the public. Meadowmont Village is a commercial area modeled after an old time Main Street with banks, shops, restaurants, offices and other service businesses.  Part of Meadowmont is in Orange County with Chapel Hill Carrboro City Schools and part of the neighborhood is in Durham County with Durham County Schools. University Mall is getting a makeover!  There will be a new entrance to A Southern Season off of 15-501, as well as a renovated interior and new landscaping and outdoor seating.  They management company is also courting new businesses, including women's clothing stories, locally owned restaurants, and a new bookstore to fill the hole left by Walden Books earlier this season.  The work at the mall and new tenants are expected to add 250 jobs to the area as well.  The driveway is expected to open late June, and the exterior renovations by late August or early September.

So, it's official. I admit there is one thing I DO NOT like about living in North Carolina. Tree pollen. It's absolutely everywhere. I'm not kidding. EVERYWHERE. This is the one time of year I do not like having to be in and out of my car every five minutes. The yellow-green dust is so thick you can see it in the air and I cannot even think about how much of it I breathe in in the course of a day. It's in the driveway... On the grill... On the woodpile... On the deck... In the bird bath... On my cat... Did I mention my poor cat.... Thank goodness it is a short lived issue. I'll forget all about it when the azaleas are in bloom. Please excuse me now...I need to go take a shower....and rinse off my cat.

The real estate market in Chapel Hill and Orange County showed dramatic improvement in the fourth quarter with sales up 46.1% when compared to 2008. Much of this increase is attributable to the federal first time homeowner tax credit which was scheduled to expire November 30 before Congress extended and enhanced the program to include existing homeowners. This is evidenced by the fact that November  2009 home sales were more than double sales in November 2008, while in December closed sales were up only 6.7%. For calendar year 2009, home sales in Orange County ended down 10.6%. Sales through the first three quarters of 2009 were down 22% from 2008, after falling 28% for calender year 2008 when compared to 2007. The average price of Orange County homes sold in 2009 was $317,847, down 1.2...

Success! The opening reception for the new satellite gallery for the  at the  CBHPW office in Chapel Hill (that's Coldwell Banker Howard Perry and Walston in case you wondered) was a true success. Over 100 guests attended. We had wine and food on both levels of the office. At one point in the evening I was upstairs and wanted a break from the crowd so I went to downstairs gallery area. There were just as many people there! Clients of the agents in our office were especially interested in the art because nothing makes a new home feel special like an original work of art. The artists made contacts with  buyers for their work and appreciated the opportunity to get their name and work known in a different venue. You need to sell your Chapel Hill or Carrboro home and you've been interviewing Realtors. Let me stick my neck out a bit and say you aren't exactly hearing what you'd like to hear...maybe it's what you expected to hear on some level but there was always that little glimmer of hope, right? Maybe, just maybe, you could hold out for a bit higher selling price than what you’re being told. After all we live in a wonderful, vibrant part of the country and of North Carolina. We have an enviable quality of life and some of the best schools in the state. The Morehead Planetarium at UNC Chapel Hill is set to go fully digital!  As a result of a $1.5 M grant from GlaxoSmithKline, the planetarium will reopen on February 5th with a state-of-the art system that, according to the UNC folks, "puts Morehead in the same class as the National Museum of Air and Space and the American Museum of Natural History."   The digital system features super high definition 4000 x 4000 pixel resolution, a 5.1 channel digital surround system, and reconfigured seating for better sight lines.  The new system, called fulldome digital video technology, will create an "immersive environment" in which each visitor is surrounded by the sights and sounds of the planetarium show.   To learn more, visit the Morehead Planetarium's site at http://www.moreheadplanetarium.org/
