In the Chapel Hill/Carrboro market, sales volume and sales prices BOTH WERE UP in 2010 from 2009.  Total dollar volume of sales was up 2.7%.  Median sales price was up 3.8% while the average sales price was up just slightly over last year.  The stats are all courtesy of Triangle MLS.With sales volumes and prices stabilizing, this likely means the worst is behind us.  We expect 2011 to improve from 2010 in our market.In the Triangle as a whole, Raleigh-Durham-Chapel Hill and surrounding areas, sales were down slightly while prices UP in 2010.  Total dollar of sales decreased 4.2% in 2010 from 2009. Most people refer to our area as the Triangle (Raleigh-Durham-Chapel Hill). However, many statistics now refer to our area as two markets, Raleigh-Cary and Durham-Chapel Hill.  This confusion comes from the Metropolitan Statistical Area (MSA) designations from US Office of Management and Business (OMB). The OMB gives an MSA designation to an area of high population density.  Historically, our area was considered one MSA, Raleigh-Durham-Chapel Hill (the Triangle).  However, in 2003, due to population growth in our area, the OMB split our market into two MSA's, Raleigh-Cary and Durham-Chapel Hill.  Most statistics tend to look at real estate markets based on MSA designations.  As a result, stats from before 2003 look at our market as one MSA, Raliegh-Durham-Chapel Hill.  However, stats a... 02/16/2011
