Kiplinger’s Personal Finance Magazine has named UNC at Chapel Hill the best value in public higher education for in-state students for the seventh year in a row.  Among UNC’s valuable attributes include its dedication to making affordable tuition for North Carolina students through private fund raising.  Last year alone, the UNC fundraising committee raised 2.3 billion dollars.  The university has also been gracious by allowing students from low economic backgrounds to graduate debt-free.  All in all, you can’t beat UNC.  A great school at a great location!  Chapel Hill | Durham North Carolina Real Estate Chapel Hill North Carolina Real Estate

The great news for Triangle home sellers is that Fannie Mae and Freddie Mac have raised - temporarily - the levels for purchasing conforming loans.  The old level of $417,00 has been raised to 125% of the median home price of an area with a maximum of $729,750.  This increase will significantly reduce borrowing costs in high cost areas such as California and New York, enabling sellers in those markets who are moving to the Triangle to finally sell their homes - and buy here!The increase is supposedly temporary for this year but expect the new levels to be maintained as political pressure to keep the in place will be overwhelming.

Rainwater Collection Systems in Raleigh, NC   Rainwater harvesting systems are growing in popularity in the Raleigh area.  Stanton Homes, a Triangle area custom home builder, has decided to offer these rainwater collection systems, or cisterns, as an option in all new homes for sale.    It's hard to find homes that have a solution for buyers that want a green yard as well as a "green" approach to water use.   Cost of installation of an underground system will vary by lot, home, and size of system.    A basic rainwater collection system includes a 550 gallon above-ground tank, or cistern.  Rain is collected from gutters, filtered, and stored in the tank.  A hose is connected to a nozzle on the tank, and a small motorized pump allows hand or sprinkler watering.    If desired, a small or l...

Our year-end home sales are in and the Triangle faired well in 2007. While certain real estate markets across the country have struggled, our market remained steady.   In Chapel Hill we had a 4% decline in sales but we also saw a 7% increase in average prices. Much of the decline in Chapel Hill home sales is due to the overall lack of new construction. In Orange County, not only was there a 4% increase in home sales, there was an 11% increase in average sales prices. Orange County is seeing growth in new construction. In Durham, sales stayed relatively constant from 2006 to 2007. Despite static growth, average prices increased 5%. Wake County, the home of Raleigh, Cary and Apex, saw the largest decline in sales at 7% but their average prices also increased by 6%. Overall, our real estat...

Yesterday I wrote about this being the time of the year to get a bargain from a national homebuilder. Last year at this time I had an experience that really demonstrated this.Lake Hogan farms is one of my favorite neighborhoods in Chapel Hill where I have sold many homes. David Weekley Homes was just finishing out the neighborhood with three lots for new homes remaining plus the model home left to sell. You have to admit - we all like the finer things in life.  I used to live in Chapel Hill and visited A Southern Season regularly.  Now that I live in Cary I visit occasionally when I have clients in town looking at homes in Chapel Hill or if I want to spend a Southern Afternoon in Chapel Hill at one of my favorite juants.  I stopped in over the weekend and had a fantastic visit.  I have to share the most wonderful gourmet retail store/cooking school/mail order store in the Triangle- A Southern Season. The store offers an enormous selection of gift baskets, specialty foods, wines, cheeses, coffees, teas, gourmet delicatessen foods, condiments, confections, cookware, utensils, and dinnerware. Wow! What difference a WEEK makes!!! Since I wrote that beginning blog last week my assertions about the Triangle market have proven themselves unequivicably within my own personal business. We were doing pretty well the last few weeks/months with 8 or 9 current listings and a few active buyers. But this last week it seems the Buyers have come out of the wood-work - we've had a good amount of showings on our listings and a good numbers of Buyers have enlisted our help with their searches. We'll be showing several sets of Buyers various properties over the next number of days.
