  My report includes the City of Moncton, the City of Dieppe and the Town of Riverview. In 2009 my Monthly Metro Real Estate Market Reports will show sales of existing and new construction separately. Also I'll now include a three month period to reduce fluctuations caused by inconsistent reporting of sales as they occur. I caution that average price information can be useful in establishing trends over time, but does not indicate actual prices in cities and towns comprised of widely divergent neighbourhoods and age of properties. Unit sales of existing homes were down and average of 30% over the three month period. The sale to list price percentage for existing residential properties declined somewhat. Figures released by the Province of New Brunswick indicate that once again Moncton edged out Saint John as the provincial municipality with the largest property assessment base. Fredericton is in third place. Since last year Moncton's assessment base grew by 7.9% to just over 5 1/2 billion dollars. Believing that the Moncton area is a great place for business, I've found a new report that confirms it. In their Special Report: Focus on Tax, KPMG International ranks Moncton as number two in Canada in  the overall Total Tax Indexfor business category. Of the one hundred and two international cities included in the report, in the overall Total Tax Index category Moncton places third. The overall category includes Manufacturing, Services and R&D. The location and some details for Casino New Brunswick, a destination casino, hotel and multi-use entertainment and convention centre to be built in the Magnetic Hill area of the City of Moncton were released today by the Province of New Brunswick and Sonco Gaming New Brunswick Limited Partnership. The casino complex will be comprised of three completely separate and distinct buildings - a hotel, the Palladium (a multifunction entertainment and convention centre), and the casino - all integrated into one linear design. The buildings will be connected by an interior corridor that allows internal access to all three buildings.

The Province of New Brunswick recently approved a bid that will result in the construction of what will be the only casino in the Province. The reportedly $90,000,000 destination casino and 128 room hotel will be built on a 70 acre parcel of land located a few hundred feet outside of Moncton city limits and adjacent to the Trans Canada Highway. In addition to being our first casino, a development of this scale outside of the downtown area is unprecedented in our real estate market. This is a residential only report (minis/mobiles not included) for the properties within the City of Moncton. July 2007 Residential units sales up 35% over July 2006, up 23.7 % year to date! Year to date residential sales are up roughly 200 units in total for all of Westmorland, Albert and Kent counties and Moncton city accounts for 75% of these (149 units). In my neighborhood of Lewisville in the East End of Moncton, I live in within sight of the Arnold H McLeod Elementary School, part of the English School District 2. The school was constructed in 1981-82 and opened it's doors in September of 1982 and replaced several smaller schools including Wynwood, Valleyview, Sunnyside and Harrisville Schools. Beginning with grades one to six, today the school covers kindergarten to grade four. Arnold McLeod was a former Superintendent of the Moncton School District and the school was named in his honor after his retirement. This week, on July 18, 2007, Mr McLeod passed away. An extended streak of unsettled weather ended just in time for the 2007 version of what has become an annual "happening" in downtown Moncton . A portion of Main street is closed off Friday morning for an all day (and evening) cruise in of all the vehicles registered in the annual Atlantic Nationals Car Show event. The registrants are allowed to park their cars anywhere on a number of streets and parking lots in the downtown area. Then at 8 p.m. there's a Rock 'n Roll 'til Midnight Street Party.This is a family oriented happening which appeals to a wide demographic, not just automobile enthusiasts! Did I mention that there was no charge for admission? In conjunction with The Canadian Owners and Pilots Association's 2007 Convention and Annual General Meeting at the Moncton Flight College, there will be a Moncton Air Show hosted by the City of Moncton. On July 7 and 8, the City of Moncton will be hosting a free air show over the Petitcodiac River in downtown Moncton.
