Once again, "The Rock" has successfully helped another Military Family purchase a home while here on their HHT from Bagotville Que.  Rene & Dawn Thibault contacted me in early Jan and by the 4th of Feb we were on the hunt for what they will come to call their new home.  On Feb 6th we submitted an offer on a nice little bungalow and by that afternoon the offer was accepted.  Friday came the inspection which had some issues but Rene being the go getter that he is, wants to take on the task of doing the repairs.  That following Tues, although Rene & Dawn were now back in Bagotiville, I received their letter of finance and by that Wed the 13th the Sold sign was up on the property.  Congratulations to Both Rene & Dawn and their 2 wonderful children...I'm looking forward to seeing their home ...

After posting impressive gains every month so far in 2007, June unit sales advanced only marginally over June 2006 in the Fredericton area. Year to date unit sales are up 16% over 2006. Year to date average sales price is up just 3.7%. Active residential listings at the end of June 2007 were 1,323 versus 1,486 in June 2006. Active residential listings have been down over 150 properties most of the second quarter of 2007. 2007 to end of May residential MLS® sales in the Fredericton area. Residential unit sales are up 18.6% over the same period last year. The average sale price of the 1,100 properties sold is up a mere 1.8% over the same period last year. New listings are slightly behind last year. The sales to listing ratio is 51% compared to 41% for the same period last year. The Fredericton area has the highest average sale price in the Province. Moncton Flight College, currently based at the Greater Moncton International Airport, will open a new second campus in Fredericton.An arrangement with CanLink Global will provide for a new campus in Fredericton and expand Canada's largest private flying school. There is a current arrangement with the Beijing University of Aeronautics and Astronautics to train Chinese students as pilots. The Moncton campus is currently operating at maximum capacity.CanLink Global specializes in deal making between Canadian and Chinese interests.

First quarter 2007 residential MLS® sales are NOT up in the Fredericton area. The residential real estate market is relatively stable thus far in the year. The number of residential sales almost equals last year's record high for the quarter. Worth noting is that the average sale price of the 408 properties is down by a little over 3%. Fredericton is the capital city of Saint John. It is largely made up of business people an students, however there are people from all walks of life residing in Fredericton. Fredericton itself is divided into two main sections the North Side, and South side. These two sides are divided by the river and are connected by two bridges. The South side of the river is on a hill. At the bottom of the hill near the river is downtown which is also referred to as "down the hill". Up the hill is where the Regent mall is, as well as other main smaller malls and businesses that run along Prospect St. The hill is covered with subdivisions and parks.
