One of the older parts of town the Northside is usually referred to as the residential area which can be found north of the train tracks that come through town and the old Westside is south of the tracks, north of Broadway, and head as far east as Russell Street.  These areas feature some of the oldest homes you'll find in Missoula, the areas are very diverse and feature a mix of older homes, in-fill construction, condos, and even some larger trailer parks!   Taking a look at the numbers, in 2012 there were 69 residential sales with a median sales price at $149,000.  Looking at the difference between original list price and final sales price it looks like homes were selling on average for about 96.6% of their original list price.  Taking a look back to the prior year there were 59 sales... 01/27/2013

Looking at the 2010 market first off I see that there were 52 residential sales with a median sales price of $175,000. The time on market for these sold homes only was 137 days. The median list price for these sold homes was $179,450 showing that these homes were selling for about 97% of their original list price. In 2010 there was just 1 foreclosure sale in this area.   Fast forward to 2011 and we have 58 residential sales with a median sales price of $152,950. The time on market for these sold homes only was 122 days. The median list price was $159,900 so we see that for the sold homes only they were selling for 95.6% of their original listing price. 2011 saw a rise in foreclosures, there were 6 foreclosure sales in this area.   So comparing 2010 to 2011 I'm seeing lots of similaritie... 01/04/2012

Missoula Architecture & History - The Northern Pacific Railroad Depot on Higgins Ave. Missoula has some beautiful buildings in our downtown area, and many have historical signficance as well. One of my favorites is the Northern Pacific Depot building located at the north end of Higgins Avenue. The Northern Pacific Railroad Depot was built in 1901 by the nationally recognized firm of Reed and Stem of St. Paul, Minnesota. This depot is one of four that the firm designed in Montana. The building is a long, rectangular brick structure with one story wings on the east and west side of the building. One of my favorite things to do on a warm day is to take a walk on Missoula's Riverfront Trail. The trail runs along the Clark Fork River through the heart of downtown and goes East to the University and West to Orange Street. From this trail, you can see Missoula's amazing scenery, historic buildings, and enjoy the lifestyle that bring people to Montana. The trail is wide enough for both walking your dog or bicycling.
