This report covers the residential land market (active listings and sales) in Kalispell Montana as of the end of September 2020. Similar to the housing market, land sales have been very strong.  InventoryAs of mid-October, there were 133 residential land parcels for sale in the Kalispell area, which is a 6% decrease from the previous month. Of the currently available listings, slightly more than half (69) are located in one of Kalispell's residential developments. Some of the developments with available land are Aspen Creek, Buffalo Mountain, Fox Hill Estates, Harvest View, Sweetgrass Ranch, West View Estates and Whitefish River Trails.  In general (although not always), parcels in developments are typically an acre or two at the most in terms of size, are operated by an HOA, and includ...

Your newly built home on the land of your dreams is getting closer to reality! You’ve decided what town you’d like to live in and you’ve been perusing the listings. You’ve made contact with your buyer agent (in Kalispell hopefully that’s me!) and you are in your four-wheel drive on your way to look at properties. While you are walking the land, make sure you are aware of the costs that might take a specific parcel out of the running. You can build a home just about anywhere. A steep mountainside? Sure! Kalispell's Salish mountain area is home to soft mountain tops, rolling hills, lakes and beautiful valleys. Many homes on the western side of Kalispell often have views of those attributes. It is in this area where Buffalo Mountain subdivision is located. It can be found about 5 miles west off of route 2.    As of the time of this writing in September 2020, homes are still being built in the Buffalo Mountain subdivision. When completed, the development will include 36 homes along Walking Coyote Drive and Bison Circle Drive. The parcels that are still available range in size from ~1/2 acre to 1.7 acres. Similar to the residential housing market in Kalispell, land has been selling at a record pace during the summer of 2020. Many buyers wonder what kind of options are available if they decide to purchase land and build a future home, rather than to purchase an already-built home. This post will focus on current land inventory options, as well as recent sales results.  InventoryAs of mid-September, there were 196 land parcels for sale in the Kalispell area. However, 55 of those were commercial listings, leaving 141 residential listings. As an SRES® REALTOR®, I have access to monthly National Association of REALTORS® newsletters aimed at the senior citizen community (50+). The September 2020 consumer newsletter focuses on decluttering and organization, not only to make life more organized on a day to day basis, but with an eye towards legacy and future housing changes. An interesting note from the newsletter - did you know we spend the equivalent of 2.5 days per year looking for lost objects? Our glasses (oh, they're on my head!), the remote, the mail, etc. Staying organized could get us a few extra days a year!  Other interesting tidbits for the month:  I have seen many reviews of "best" states for retiring. Following is an overview. Sales VolumeIn the month of August 2020, there were 144 residential sales in Kalispell which was 50% more than the same time last year, and basically the same level as July 2020. Similar to the Kalispell reports, this data includes single family homes, townhouses, condominiums and manufactured homes.    In June 2020, the number of sales and median prices in Bigfork Montana increased. Following is an overview of the market. Sales VolumeSimilar to the Kalispell area, in the month of July 2020, Bigfork saw a large increase in sales. During July, there were 43 residential sales in Bigfork which was 153% more than the previous year and 65% more than June 2020. The Flathead National Forest contains 2.4 million acres of land in Montana, much of which is open to exploration. The forest spans a huge area in all four directions from Kalispell and Flathead Lake. Besides opportunities to camp, fish and boat, there are more than 2,500 miles of hiking trails. There are also forest service roads that are open to hiking. We chose one of those this past weekend.   If you are in the mood for hiking, you don't have to hike on an "official" trail in the Flathead National Forest. You can also choose to walk on an unmarked forest service road where no trailheads are evident. A few days ago, we drove 4.6 miles up Patrick Creek Road, a dirt mountain road, until we arrived at a forest service road on the left. If you're going there, it's just a road with a gate....

Stoneridge is a development on the western side of Kalispell, located about a half mile from the beginning of Foys Lake Road. The homes are bordered on the north by Ashley Creek, and the development includes a one-acre park.  The two streets in the development, Stoneridge Place and Stoneridge Drive are only a ten minute drive from the center of Kalispell. They are also the same distance to all stores and restaurants in the northern part of town as well as to Kalispell Regional Medical Center and the Flathead Valley Community College. Yesterday was bound to be an amazing day. As one of the first days of summer, it was forecast to be in the 80s with clear blue skies and beautiful dry Montana air. So what else could we possibly do but make the 45 minute drive to Glacier National Park and explore a different hiking trail!? Because the park is not fully open yet, and the 50 mile Going to the Sun Road still has snow in parts, the park was only open as far north as Avalanche campground. So we drove into the park, passed Lake MacDonald and about four miles later found a spot in the still-not-open campground. We headed for the Trail of the Cedars which leads to the Avalanche Trail which leads to Avalanche Lake. Spring 2020, my first full Spring in Kalispell, has just ended. As much as I am looking forward to spending a full Summer here, I'm a bit disappointed that the Spring went so quickly. It was amazing! Why did I love it so much? Because of the animals, plants, weather, sunshine, and well, everything! FaunaAs soon as Spring started, the increase in bird activity was amazing. I tried a few times to get a good audio clip of the singing, but wasn't successful. It would have been great to share the mournful cry of the red tailed hawk soaring above our home, the rat-a-tat of multiple types of woodpeckers, the hooting of owls and the songs of nutcrackers, finches, cardinals, and all the other birds that live in my area. If you live in the Kalispell Montana area, and are ever looking for something to do on the second Saturday of June,  you may want to explore the West Kootenai Auction near Rexford, Montana. The auction is conducted by the West Kootenai's Amish Community. The location is about a two hour drive north of Kalispell. Not only was the destination of interest, but so was the journey. Once through Whitefish, route 93 passes through miles of lush forest. When you arrive in the quaint town of Eureka, you'll jump on highway 37 West, drive about 6 miles to the Koocanusa Bridge, go over the bridge and make a right.
