Once a year while growing up, Kat’s parents would take out the brown boxes and make sure each girl had their marching orders. “You can only bring what can fit in that box.” So off they’d go to stuff clothes, books and other items in their box. Then the family would pack up the vehicle and head off on their annual two week camping trip. Memories of natureThose trips were the source of lifetime memories. Watching a moose swim across a still lake in Algonquin Park in Canada first thing in the morning. Feeding left-over birthday cake to horses wandering in a field. Finding out what happens when you play with the roof of a canvas tent in pouring rain. Listening to the sounds of the forest before anyone else wakes up. Taking turns getting water, cleaning up after dinner, and gathering firewoo...

The most expensive parcel of land for sale in the Kalispell area right now has an asking price close to $7M. That's for 104 acres with the possibility of commercial or residential development. Currently nearly 10% of all land parcels for sale are over $1M.  Is it even possible to purchase land for less than $100K? The answer is yes, but....  At this point in time, December 14th 2020, there are 31 land parcels for sale with listed amounts under $100K. And that's great news if you'd like to live in a development with Covenants, Conditions and Restrictions, because 100% of those listings fit that category. For those who are interested in living close to the activity of Kalispell, there are quite a few options available at this time. (And the but is for those who are interested in rural acr...

This report covers the residential land market (active listings and sales) in Kalispell Montana as of the end of November 2020. Similar to the housing market, land sales have been very strong.  InventoryAs of early December, there were 120 residential land parcels for sale in the Kalispell area, which is an increase of just 1 over last month. So basically, the number of land parcels in inventory has remained level over the last few months.  Of the land currently for sale, 57 listings include five or more acres. While most of the land in Montana could be considered rural, I define rural as those properties in the 5+ acre category. Those are most likely to be parcels located on a gravel mountain road, or adjacent to National Forest or lumber parcels. They are often not located in a develo...

In this edition of The HouseKat Presents, I had the pleasure to speak with Conor Davison, president of Rooftop Systems Inc. Check out the video, and then see below for additional information.  I had the pleasure of meeting Conor when he and his team installed the roof on our new home a year ago. His team’s professionalism and attitude were top notch and I would definitely recommend them. And when we recently met again, I was even more impressed. Conor made it clear that his main concerns were for new and existing home owners. In fact, I think the only reason he agreed to do a video was to make sure home owners have information that will help them keep a sturdy roof over their heads!   Rooftop Systems Inc. is a roofing company that serves the Flathead Valley of Montana including Kalispel...

In this edition of The HouseKat Presents, I had the pleasure to speak with Jon Crandall, owner of Flathead Chimney & Dryer Vent Cleaning Services. Check out the video, and then see below for additional information.   I met Jon Crandall earlier this year when we were looking for someone to clean out the wood stove chimney at our home. We'd only used it one season, but thought it might need a good cleaning since much of the wood we use is from our forest. Which means it's mostly conifer (pine). We figured there was a good chance we had a lot of creosote buildup in our chimney.  So we scheduled an appointment with Jon for a few days later. Jon was on time and efficient, as well as pleasant and kind. All good attributes! We talked briefly after he was done with the job. I was under the assu...

When you dream about building your dream home in Kalispell or any area of the Flathead Valley in Montana, what runs through your mind? Do you want to be secluded from your neighbors? Would you like room to roam? Do you want to make dog or hiking paths? Will you need room for a shop or two? What about a garden? Do you need to furnish your own firewood? If yes, you're not alone in your dreams! Many buyers considering purchasing land in Northwestern Montana have already thought through these questions. And the answer is different for everyone. Some buyers would be happy with a tenth of an acre in a popular Kalispell development. Some might want to be right next to their neighbors in the center of town, close to everything. And there are plenty of options for those buyers. But then there ar...

In this edition of The HouseKat Presents, I had the pleasure to speak with Bob Helder, Executive Director of Habitat for Humanity of Flathead Valley. Check out the video, and then see below for additional information.    ReStore SalesBob mentioned the ReStore in the above video. If you've driven by the store (now located at 2535 Hwy 93 South in Kalispell) but never stopped by, you should! Why? If you need anything for your home, you can probably purchase it here. For example, are you remodeling a room and need new ceiling lights, wall sconces, or floor lamps? Would you like to change your living room furniture or decor? Do you need a dining room table? Chairs? Perhaps you're redoing your outlets or outlet face plates, or maybe you're painting your home. Or you might be missing one cabin...

Following is an overview of the Kalispell Montana real estate results for the residential market as of September 2020. This report covers the entire residential market, which includes single family homes, townhouses, condominiums and manufactured homes.    Is Holy Moly an appropriate and professional comment to make about a market report? Your newly built home on the land of your dreams is getting closer to reality! You’ve decided what town you’d like to live in and you’ve been perusing the listings. You’ve made contact with your buyer agent (in Kalispell hopefully that’s me!) and you are in your four-wheel drive on your way to look at properties. While you are walking the land, make sure you are aware of the costs that might take a specific parcel out of the running. You can build a home just about anywhere. A steep mountainside? Sure! Bedrock at the surface? Yes! A windy mountaintop? Ditto! A mile from the road? That’s doable also. Sandy soil? Sure!  That being said, the more difficult a parcel is to build on, the more it will cost. For most buyers, the money to do those things might not be available. If you will have ...

Do you dream of owning a piece of Montana paradise? Do you want to go looking for the perfect land parcel? Have you found a real estate broker who will walk the land with you? Did you pick out a few land listings that you want to know better? Do you have to know anything before you go? Yes!  Here are some tips if you are planning to walk the land. Looking at land can be slightly different than looking at homes. Depending on the size and location, you might need a few more preparations. Here are just a few thoughts from a land-loving broker that might help your land hunting experience go smoother.   Land in subdivision/developmentThere isn't too much to do differently when looking at land in a subdivision than you would do if looking for a home. Except footwear. Even if the land parcel i...

Kalispell's Salish mountain area is home to soft mountain tops, rolling hills, lakes and beautiful valleys. Many homes on the western side of Kalispell often have views of those attributes. It is in this area where Buffalo Mountain subdivision is located. It can be found about 5 miles west off of route 2.    As of the time of this writing in September 2020, homes are still being built in the Buffalo Mountain subdivision. When completed, the development will include 36 homes along Walking Coyote Drive and Bison Circle Drive. The parcels that are still available range in size from ~1/2 acre to 1.7 acres. There are currently only ~six parcels left to purchase, and list prices range from $85K to $140K. In terms of options for building homes, land owners can use Westcraft Homes, the on-site ...

Similar to the residential housing market in Kalispell, land has been selling at a record pace during the summer of 2020. This post will focus on current land inventory options, as well as recent sales results.  InventoryAs of mid-September, there were 196 land parcels for sale in the Kalispell area. However, 55 of those were commercial listings, leaving 141 residential listings. This post will address the residential market only.  Of the currently available listings, approximately half (69) are located in one of Kalispell's residential developments. Some of the developments with available land are Aspen Creek, Buffalo Mountain, Co...

As an SRES® REALTOR®, I have access to monthly National Association of REALTORS® newsletters aimed at the senior citizen community (50+). The September 2020 consumer newsletter focuses on decluttering and organization, not only to make life more organized on a day to day basis, but with an eye towards legacy and future housing changes. An interesting note from the newsletter - did you know we spend the equivalent of 2.5 days per year looking for lost objects? Our glasses (oh, they're on my head!), the remote, the mail, etc. Staying organized could get us a few extra days a year!  Other interesting tidbits for the month:  I have seen many reviews of "best" states for retiring. I found it interesting to see the McKnight's Senior Living publication rated my state of Montana is #5 in terms ...
