I am going to make my post today about this Hammond.  Back story is I was given this instrument by a friend who was moving.  He had not 'played' in awhile but 'it works just fine'. I don't have to tell you how thrilled my Hubby was to get to bring it home.  I don't really want or need an organ BUT..... I did play when I was younger and thought my sister might like to have this at her house for her girls.  (Wrong- - note to self, call first before moving any heavy objects) If any Music people are looking at the photo and dying that it is sitting in front of a window (on an outside wall mind you) plz know that this is the before shot. You are right to be concerned.  The next picture is how nice and dusty a piece can get when not in use and stored by an open window.   I found enough info ...

If you travel on S Campbell in Springfield Missouri towards Nixa, you know all about the traffic congestion. Traffic backs up and you have to wait and wait. A remedy for that congestion is on the way! The first 1.4 miles of Campbell will be expanded to 6 lanes. The project also includes adding multiple left turn lanes to help traffic flow more smoothly. This is just the first step of making the highway six lanes all the way from Springfield to Nixa - once funding becomes available. Construction is expected to start on the 1.4 mile stretch in late 2010 or early 2011 and will take about 18 months to complete.Hopefully this road expansion will provide much needed relief to motorists in the area! Be on the lookout for a Missouri constitutional amendment in the November 2010 general election. The purpose of the amendment is to prevent double taxation on homes and other properties sold in Missouri. The specific language of the proposal is: "Shall the Missouri Constitution be amended to prevent the state, counties, and other political subdivisions from imposing any new tax, including a sales tax, on the sale or transfer of homes or any other real estate?"What is a real estate transfer tax? It’s a tax imposed by state or local governments, or both, that is collected when you transfer ownership of your home, land or other real estate. Typically, once the tax is on the books; the rate can be increased by the state, city or county without a vote of the people. Why is this tax unfair?Mis...

Buying a Home in Springfield Missouri – Should I Be Concerned about Encroachments? Absolutely!  For example: you find a great home with a nice backyard and a little garden at the back. If that garden is actually on the neighbor’s property, its an issue that needs to be resolved. Can we expect that the neighbor will continue to permit it? Not necessarily. It is a problem and we cannot expect the permissive user to continue. The seller must establish the following:• The use was visible, open, notorious (i.e. that the neighbor knows about it)• There was never expressed permission• The use was continuous for at least five yearsIf the seller cannot establish these elements the use may constitute anencroachment over the boundary line and a trespass.Unless a prescriptive easement is legally c...

Several years ago I was invited by a college to attend a luncheon meeting. I didn't know exactly what to expect but was pleasantly surprised by the face to face meeting with some really wonderful women and even some men.  I have had the honor of belonging to the Women's Council of REALTORS® of Springfield Missouri Chapter.  I have had the privlidge of being a member ever since. I served on the board in 2009 and I am very honored at being selected President Elect for 2010.  I can't think of another organization where fellow REALTORS® come together once a month to learn, gain knowledge about their community, city and state and sit together not as competitors but as friends building relationships.  Women's Council of REALTORS® are making a difference in our local community, state and Nati...

For about 3 years now we have contracted with a local business to provide fresh baked brownies to all of our closings - it has become some what of a trade mark and we will be continuing to do so in the future!  I have a simple theory since I am a chocoholic myself, moving can be stressful enough, let alone signing the amount of paper work required to close on a home that is being financed the cure for that is simple- chocolate!  Our brownies are typically baked the day of closing so many times they are warm out of the oven, usually as the signing is going on you can smell the chocolate as it permeates the closing room, many times my clients have opened the box and shared with the entire closing table, the realtor, the closer all getting a chocolate fix as we close!  I once had a client ...

My clients and friends know I specialize in finding the best deals out there. Not only in real estate but in every aspect of my life. I got this way because before getting into real estate I really hated my job and I would think "how many hours do I have to work to get this item and is it worth it?". Now I love my career but the mindset just stuck with me. I thought I would start sharing some of the ways my husband and I make our money go further to get us closer to our goal of early retirement and financial freedom.  One of the ways we save money is by going to the Palace Theater. It is located in Chesterfield Village in southwest Springfield. They are usually a month or two behind the release dates of the regular theaters but if you get in the habit of not going to the regular theater...

Everything you need to know about Internet lead generation I learned while fishing! There are a lot of great places to fish here in SW Missouri. There is Bull Shoals Lake, Norfork Lake, Lake of the Ozarks, Stockton Lake, Table Rock Lake, and several others. There's the Norfork River, Eleven Point River, Finley River, James River, and many creeks and ponds. With all these lakes and rivers, great fishing is everywhere.  I started thinking, there are a lot of similarities between fishing and Internet lead generation. If you're going to fish, you have to know where the fish are. You have to do your market research and see where the buyers are. Are they buying in some price ranges and not others? Which parts of town have the most activity? What is the absorption rate by price range? You nee...

Are you selling a home in Springfield Missouri? Avoid the risks of overpricing a listing. It's tempting to price your home a little higher to see what happens and then lower the price later if it doesn't sell. Don't! This is a risky tactic. What happens if you overprice your home? Here are the cold hard facts:  1. QUALIFIED BUYER EXPOSUREOverpriced houses fail to attract qualified buyers, or attract "wrong" buyers. When people search on the Internet for homes, they search in price ranges. If your home is priced too high, people who see it will be comparing it against other homes that are really worth the higher price. People who can actually afford your home won't see it because they are searching in the next lower price range. 2. MINIMIZES OFFERSAn overpriced house discourages prospect...

The best selling price range for December was $50,000 to $99,000. This is also the price range with the most current listings. Real estate absorption rates in Springfield continue to vary widely by price range.  Values above 26 weeks supply indicate a buyers market while below 26 weeks indicate a sellers market. 1. Define the reasons why you are selling your home in Springfield MO, and keep those reasons private. Telling a prospective buyer that you are selling your house because you can no longer afford the payments, or because you need to move quickly, puts them at a bargaining advantage. Once you have decided that it is the right time to sell your home, keep the reasons why to yourself. Those reasons will dictate most of your other selling decisions, such as how much you want to invest in fixing up your home before you sell, how to set your asking price, how long you are willing to keep your house on the market to get the price you want, and how much money you want to walk away with after all is said and done. Keeping this information to yourself will put you at an advantage during the nego...
