Active Rain Booth Rocks At Keller Williams Family Reunion! We just got home to the Ozarks from the terrific Keller Williams Family Reunion. I got to meet Bob Stewart in person and pick his brain to get some good AR advice! Thanks Bob! I even snagged a great Active Rain shirt! They also put on a very nice presentation about Google SEO. There was standing room only and a lot of great information. Here's a picture of their booth. You can't tell it from a distance, but if you walk up close the whole wall is covered with little pictures of AR members. Its used to make the AR logo and the whole wall. Too cool!

TeamKnowles From Springfield Missouri, Our Keller Williams Family Reunion Experience Part 1!  We just finished the Keller Williams Family Reunion in New Orleans! It was my first time to attend and Betty's third time. What an awesome event! Family Reunion is a convention of over 8,500 agents for state of the art training, vision, and inspiration. That's a good percentage of the 77,000 agents in KW. Its called family reunion because of the close-knit family of agents and the culture. I had heard of it but hadn't had the opportunity to be there first hand before. Its really amazing. We plan to share with you some of what we learned and about the Keller Williams Culture over the next several days. It may take several days because it was such a huge happening! Here is a video of the opening...

Do You Want To Sell A Home In Springfield Missouri?  Your home will have a LOT of competition out there. In order to compete you have to win on all fronts. Your home has to stand out on price and condition. 1. Condition. Make any necessary repairs before listing. Replace that broken doorknob and that burned out light bulb. Fresh paint and carpet can work wonders. Repaint those purple, pink, or other colored walls with neutral colors. Re-grout tile in the bath and caulk windows if needed. You get the idea. 2. Clean. Not just your normal cleaning routine; a deep down top to bottom cleaning. Have the carpets professionally cleaned. Clean everything you can think of! 3. De-Clutter. Clear off the kitchen countertops. Take those magnets off the refrigerator. If you aren’t using it, put it awa...

Join with thousands of other Missouri residents and sign our pledge today to help mobilize friends and colleagues in support of a ballot initiative in 2010 to protect your property from a real estate transfer tax. With big state and local government deficits caused by wasteful spending, politicians are looking for new revenue sources. Enough is enough when it comes to taxes. We already pay sales taxes, income taxes, personal property taxes, and many other taxes and fees. We need to keep Missouri free from additional tax burdens, especially those that unfairly target homeowners. Real estate transfer taxes are happening in other states, including Illinois, Iowa, Kansas and Arkansas. We need to make sure they do not happen in Missouri.Transfer or sales taxes on real estate in other states...

Sell Low and Buy Low! A Great Strategy to Get A Good Deal On Springfield MO Real Estate! We talk to people everyday who ask "how's the real estate market?" They want to sell but are fearful of the market. However, when we explain the opportunities out there the light bulb goes off! Now is the perfect time to get a great deal on Springfield real estate by selling low and buying low! Yes you read that right, sell low! Okay I know nobody wants to sell for less than they paid. It doesn't make sense. Or does it? Think about it. Because all property values are down, the loss on the property a home owner sells is really only a paper loss because the next property he buys will also be a bargain. If you buy smartly, when prices come back up in a few years, you'll be in better shape. In the mean...

Buying a Home in Springfield Missouri? Avoid These Costly Home Buyer Mistakes! 1. Not asking enough questions of your lender can make you end up missing out on the best deal. Interest rates and closing costs can vary from lender to lender. 2. Not acting quickly enough to make a decision and someone else buys the house you want. 3. Not finding the right agent who’s willing to help you through the home buying process. Finding an agent is kind of like dating. You need to choose someone who is compatible with you and that will work hard to make the process run smoothly. 4. Not doing enough to make your offer look appealing to a seller. Ask your REALTOR® about ways to make your offer more attractive. 5. Not thinking about resale before you buy. The average first-time buyer only stays in a h...

A Formula For Disaster In the Springfield Market Place After spending several hours with a home owner today, I finally convinced the sellers to price their home at market value.  A few months ago I met with them and at that time the price was higher.  Now, the home is competing with a larger number of homes.  Here's a great article by Paula Hathaway that backs up the reason to price your home aggresively in today's market. Via: Paula Hathaway OVER PRICING HOMES = HIGH INVENTORY + LESS SALES + DESPERATE SELLERS = CONTINUED HOUSING CRISIS: A FORMULA FOR DISASTER IN A FRAGILE MARKET PLACE!!!   We MUST do in-depth research before we price properties!!! ....and we MUST price properties as if our lives depend on it.(...because they do!) If we don't face over-pricing head on, we will see the i...

Springfield Missouri Attractions Modern innovation opens the door to ancient history at Fantastic Caverns. As visitors board a comfortable Jeep-drawn tram for the 55-minute tour of America'sride-through cave, they begin a journey back in time. People are very recent additions to this picture. Human history adds up to little more than a few ticks on the geologic clock by which caves count their age.Fantastic Caverns, just northwest of Springfield, MO., is one of more than 5,600 known caves that dot the Missouri landscape, and more are still being discovered. Of these, just 18 are open to visitors — and only one offers a riding tour.Riding wasn't even an option back in 1867, when the first known explorers visited Fantastic Caverns. They were 12 women who, equipped with ropes and ladders,...

Here's some good news for Springfield Builders.  The Springfield Builders Market is one of the healthiest markets in the United States.  Where Does Your Market Rank? Yes, with markets across the country struggling to sell, the Springfield market is starting to see new construction again.   Builders are hoping that 2010 will start the construction cycle on the rebound. In a previous article about Springfield New Construction , the number of new construction homes on the market have drastically dropped.  With lower construction costs, building a new home could be the answer to purchasing a home in the Springfield real estate market this year.     Looking for a home in the Springfield area?  Give me a call.  I'd love to help you buy or sell your home.

Eariler I wrote a post about the Hammond Organ I am wondering what TO-DO with.  Every story has a part II, so as the saga continues here is the next part of my dilemma: Daughter-in-law has a piano she wants kept in the family, just not at her house.  I would prefer to have the piano over the organ primary b/c it is important to Kelly and I like the wood finish on the piano vs the painted black console of the organ. My thought was how hard can it be to fine a tuner type person and trade (barter) the organ for a fix up on the piano.  Let me tell you it is harder than one thinks.  Evidently organ and piano are two different worlds. I called a local, found in the phone book piano place and inquired if any techs might be interested in the Hammond for service on the piano.  The person I spoke...
