Selling A Home In Springfield MO? Get Ready For The 10 Minute Drill! Everyone knows when selling a home it needs to be show-ready all the time. You never know when a buyer may want to see your home. How can you live in a home and keep it ready to show, especially when you have children? We recommend to our clients the 10 minute drill.  It goes something like this:  your REALTOR® calls and says someone wants to show your home in 30 minutes. Yikes! What do you do? Tell them no? Home Owners Facing Foreclosure Have Options - Short Sales After working short sales for the past several years, I'm still amazed so many struggling homeowners do not know they can sell their home as a "Short Sale." What's a short sale?  That question is asked of me on a daily basis.  A short sale is where the homeowner is allowed to sell their home for less than what's owed, with permission from the seller's bank.  By doing a short sale, struggling homeowners can better protect their credit, possibly be able to purchase a home again within 2 years.  If they allow the home to go to foreclosure, their credit could be damaged for 7 to 10 years. Here's the follow-up we promised on Keller Williams Red Day Springfield Missouri 2010! The day started out with a lot of excitement because tornado sirens were going off all over the place! Here's a picture I took out the window at hwy 65 and Battlefield exit! We decided to duck and cover at the office till it blew through which didn't take long. Before long the sun was shining and it was a perfect day. Even with the storms we had almost 60 volunteers to work at four sites! Way to go! The first thing we did was divide up into two groups: one for demolition and one for construction. It was funny that almost everyone wanted to do the demolition! The morning started out a little crazy with storm warnings and all, but one thing that brought me joy was the disappointment my eleven year son had when he said, "Great, more rain. I hope our baseball game doesn't get rained out again."  You see, last Monday was supposed to be opening night for the park league baseball season in our home town. A day of rain and cold weather postponed that till today and unless things change dramatically, it looks like it might be postponed again until next week. But you probably have to be wondering why my son's disappointment could bring me joy. Today is Keller Williams RED Day in Springfield Missouri and across the country!  Red Day stands for Renew, Energize, Donate where over 77,000 Keller Williams Agents will help out their local communities. Locally we will be volunteering our time to work on several homes for Habitat for Humanity. Its supposed to storm here in Springfield MO today but we won't let that stop us! Do you want to sell a home in Springfield MO? Here are some great tips to help it sell. It's a fact that people search primarily for homes on the Internet so set your price to take advantage of website searches. In years past it was common practice to price at a number ending in ***900 to make the price sound lower. The Internet has changed the rules so don't make this mistake! People search for homes on the Internet in "chunks" such as $120,000 to $130,000 or $130,000 to $140,000.  If you price your home at $129,900 it will show up in the first search but not the second one. We are about to experience a wave of foreclosures larger than anything we've experienced in our careers thus far!  That was the news I heard at a conference recently.  The speaker knew we didn't want to hear that, but told us to accept the fact that it was about to happen, wrap our minds around it, and educate our Sellers accordingly.  Not only would grasping the reality benefit us as professionals, but it would help our Sellers to be able to stay ahead of the frontlines of the upcoming price wars. This morning was the dedication of the Habitat for Humanity home for the Roberts Family in Springfield Missouri. It was a touching ceremony for the family that will be moving into this new home. This was truly a community affair with volunteers and supporters from all over the community. As part of Keller Williams Red Day on May 13th, around 40 local agents will be working at this and three other homes doing landscaping, laying pavers, drywall, and yard work. It will be rewarding work for everyone involved!

Springfield Missouri Real Estate Market Statistics April 2010 Absorption rates give a good idea of the supply and demand of homes by price range and neighborhood. The best selling price range for April was $50,000 to $99,000. This is also the price range with the most current listings. Real estate absorption rates in Springfield continue to vary widely by price range. Notice that quite a few price ranges are now a sellers market. Values above 26 weeks supply indicate a buyers market while below 26 weeks indicate a sellers market.
