I've been using Photo Story 3 for Windows to make videos for the web but it saves the video to a .wp3 file.  You tube does't recognize .wp3files so I'm wasting my time.  Does anyone know how to conver a .wp3 to a .wav or other mainstream filetype?

Here are some pictures from the Summer Fun Fly at the Ozark Mountain Barnstormer's flying field. There were lots of members present with a variety of planes. It was also very exciting to have a lot of guests come to watch in the fun. The food wasn't too shabby either! The next event planned is a glider fun fly on July 10th. The public is invited to attend. The field is located on Cheyenne Road between Ozark and Nixa MO.

I've been reading article after article on home staging recently.  Looking at the before and after pictures, I can see that it does make a huge difference in how the home looks.  What I want to know is if it really does help a property sell faster! I listed a home at 3374 S. Sunrise, Springfield, MO, in September 2009.  This home was immaculate, having been occupied by a single older lady since it was new in 1999.  The carpets were in excellent shape, and you could still see footprints in the main hallway.  The problem was....they were blue.  Not only that, the walls were painted Pepto Bismol pink all throughout the house.   She had previously listed the property with another agent and hadn't had any results.  As I walked through the home the first time, I could see what was preventing ...

Is Letting Someone Else Ghostwrite Your Blog Okay, Or Is It Kind Of Spooky? We are so busy selling real estate in Springfield MO that sometimes there just aren’t enough hours in the day. The phone keeps ringing; emails keep popping up, and there’s always more paperwork to do. We really appreciate all the business and that’s much better than being slow but often at the end of the day writing a real estate blog tends to take a back seat.  This brings up the question of ghostwriting blogs. No we aren’t talking about writing scary books while hearing creepy noises in the attic!  I’ve read before that you can hire college students to write blog articles for you for a few dollars each. Is this a good idea? How do you know they aren’t plagiarizing someone else’s work? Besides, they can’t write...

Do I Need A Boundary Survey When I Buy Or Sell A Home In Springfield MO? Owning a home or land in Springfield MO represents a large and important investment. At some point while you own a property you may want to get a survey. The most common reasons for a survey are: When a property is bought or sold When improvements are added to the land When subdividing property If there is a boundary line disagreement with an adjoining landowner.  We are often asked when showing properties "Where is the property line?" Sometimes its pretty obvious where the line is if the pins can be located or if it's in a platted subdivision but sometimes it requires a survey to be certain.  To prevent any future issues, when you buy a home in Springfield MO, its definitely a good idea to get a survey if there i...

Despite negative coaching from the dinosaur media our economy in the Springfield MO area is booming.  Good news doesn't sell so don't expect to hear about it from the media.  Many of us elected not to take part in Mr O's recession and it's worked.  We're building new grocery stores, employers are hiring, our roads are getting revampled and people are buying homes.  A very encouraging sign is that home buyers who have saved downpayment are coming to me in increasinc numbers.  Free enterprise is working in our area despite govt interference.

FAQ About Buying a Foreclosure Property in Springfield Missouri. While not for everyone, buying a foreclosure property in SW Missouri can be a great way to buy a home at a good price and probably get more home for your money. Here are some frequently asked questions. 1. What condition will the home be in?  Foreclosure homes vary anywhere from very rough condition to like new. You just have to find a house that meets your needs. Of course the better the condition the higher the price will be. An “average foreclosure home” if there is such a thing, will need some cosmetic repairs such as paint, carpet, landscaping, and a few mechanical or structural repairs. It all depends on the particular property.2. Will the bank make repairs? Most listings are sold “as is” which means no repairs will ...

10 years in this business has afforded me the opportunity to work with hundreds of people from all difference backgrounds, in all different price ranges.  Recently, I had the PRIVILEGE of working with the youngest buyer that I ever had, in one the lowest priced transaction I've ever worked, and in the end, it was one of the most precious experiences ever, professionally and personally. I received an email in April through my website from a girl who wanted to see a $40,000 home in downtown Springfield, MO.  She didn't leave me a phone number, just an email address.  I looked up the home and thought, "What a piece of crap."  I am ashamed to admit that I actually considered ignoring the showing request.  This was during April when I was so busy working with the first-time homebuyer tax cre...

Springfield Missouri Real Estate Market Statistics May 2010 Absorption rates give a good idea of the supply and demand of homes by price range and neighborhood. The best selling price range for May was $50,000 to $99,000. This is also the price range with the most current listings. Real estate absorption rates in Springfield continue to vary widely by price range. Notice that quite a few price ranges are now a sellers market. Values above 26 weeks supply indicate a buyers market while below 26 weeks indicate a sellers market. Currently anything below $300,000 is looking much better. If you would like to know what the rate is in your neighborhood or specific price range give us a call today! Springfield Missouri Real Estate

Sometimes buying a home is like playing the board game “Clue”. You look at a lot of homes on the Internet searching and searching for the perfect home. You wander from home to home or room to room. Is there a library or office? Is there a ballroom or multimedia room?  How about a kitchen with granite countertops or a study? Watch out for that secret passageway or hidden repairs that need fixed. Many times it’s a process of elimination. Cross off those homes that don’t meet your needs and narrow down the search for the “one”. Is it the right neighborhood? How close is shopping and schools? Does it have a basement? What are homes selling for in the area? Sometimes you can find two out of three of your must have requirements but not the third. You need to have an action plan or strategy o...

The Active Rain Realtor Nationwide Survey About Missouri The real estate market in Springfield, MO moderate at the present time.  This market includes Greene and Christian Counties within the State of Missouri.  Christian County was the fastest growing county in the state prior to the market declining, with Greene County coming in right behind it.  While our area wasn’t affected as much as other parts of the country when the bubble burst, it was still hit hard by the reduction of new construction homes, which was a vital part of our local economy.  There is no doubt the tax credit escalated activity and sales in the Springfield, MO, area.  Many buyers found themselves in multiple offer situations as the tax credit deadline closed in on them.  Since the expiration of the tax credit, acti...
