Gold is at record highs due to the uncertainty in the economy. How about selling some black gold from your own property? No, not oil, its black walnuts! Its that time of year again; time for young and old alike to pick up the black walnuts in Springfield, Ozark, Nixa, and surrounding areas of the Ozarks. I remember growing up on a farm and my brothers and sisters would spend hours picking up the walnuts and selling them for cash to spend on Christmas presents. Our hands would be stained for weeks but it was hard honest work. If you want to sell your walnuts, Hammons Products Company will pay you $12 per 100 pounds (after hulling!) Interesting Statistics Regarding Springfield MO Area REALTORS®     Anyone who knows me knows that I am a numbers geek.  Each month, I export all of the data from the Greater Springfield Board of REALTORS® Multiple Listing System.  This month, I noticed some interesting things: There are currently 1,707 members of our Board.  298 members have dropped their membership since October 2009 (15%).Only 58% of the agents have written a contract on behalf of a buyer in 2011.Only 726 agents have sold a listing in 2011 (less than 43%)!5 of the top 10 listing agents specialize in foreclosures and REO properties.4% of the agents (the top 75) are producing 80% of the total sales! The above data was based only on single-family home sales.

If you had restrictions on your listing such as “please give 24 hours’ notice before showing” you probably missed a lot of opportunities to showcase your home.  The easier you make it to get buyers in your home the better. Springfield Missouri Real Estate Market Statistics September 2011 There are currently 1662 homes for sale in Springfield MO. The best selling price range for September was $50,000 to $99,000. This is also the price range with the most current listings. Values above 26 weeks supply indicate a buyers market while below 26 weeks indicate a sellers market. Homes above $300,000 and especially above $400,000 are not selling well in this market. Only five homes sold and there are 182 on the market in this price range.  However, homes below $300,000 are selling better.
