Fall is my favorite time of year! The leaves are beautiful colors and the cool evenings are a constant reminder that another season is indeed coming to a close. Our busy schedules sometimes keep us from enjoying each and every day. I want to challenge myself to stop and enjoy each day take extra time to focus on our client’s needs. If they are not a client yet, then help them feel special anyway. I don't need to be in such a hurry that I forget to leave a good impression. My ultimate challenge, without a doubt is to not be too busy that I forget to focus on the most important things in our lives. It may be spiritual, family or friends. Often times we forget about ourselves. Most of us work extremely hard juggling our schedules at home and work. Take time to relax for a moment. To truly ...

At RealtyFinders.net we are transitioning our real estate brokering practices from a more traditional style to suit the ever changing technological advancements and sophistication of todays agents. We here at RealtyFinders.net feel that an agents transition in todays realestate marketplace can accentuate their strengths and identify any weakness to improve over all fiscal performance. At RealtyFinder.net we have captured the seemingly difficult task of "viable" buyer lead generation (via the internet) and simplified it to adapt our agents. Our methods have been fine tuned after thousands of man hours and consulting with a motley of I T professionals spanning the globe. RealtyFinders.net is breaking molds of traditional Agent/Broker relationships by putting the focus on the agent. A FLAT...

As you have all noticed, there has been a recent influx of buyers. It seems there aren't enough agents to service the amount of buyer leads we have flooding our email accounts here at RealtyFinders.net, and that's just in our boutique office. To make sure these leads are getting the attention they deserve, RealtyFinders.net has been distributing them out to neighboring agencies. If you would like to get on our list to recieve viable buyer leads, get in touch with our office and we will put you on our list.  Personally, I attribute this rush to the foreclosures that happened in 07' 08' and 09'.  A lot of these folks have cycled through process of bankruptcy and are finally reaching the credit limit requirements of obtaining a home loan. This is just a friendly and professional request fr...

Gold is at record highs due to the uncertainty in the economy. How about selling some black gold from your own property? No, not oil, its black walnuts! Its that time of year again; time for young and old alike to pick up the black walnuts in Springfield, Ozark, Nixa, and surrounding areas of the Ozarks. I remember growing up on a farm and my brothers and sisters would spend hours picking up the walnuts and selling them for cash to spend on Christmas presents. Our hands would be stained for weeks but it was hard honest work. If you want to sell your walnuts, Hammons Products Company will pay you $12 per 100 pounds (after hulling!) Visit their website for hulling locations. Watch out for those squirrels!

Interesting Statistics Regarding Springfield MO Area REALTORS®     Anyone who knows me knows that I am a numbers geek.  Each month, I export all of the data from the Greater Springfield Board of REALTORS® Multiple Listing System.  This month, I noticed some interesting things: There are currently 1,707 members of our Board.  298 members have dropped their membership since October 2009 (15%).Only 58% of the agents have written a contract on behalf of a buyer in 2011.Only 726 agents have sold a listing in 2011 (less than 43%)!5 of the top 10 listing agents specialize in foreclosures and REO properties.4% of the agents (the top 75) are producing 80% of the total sales! The above data was based only on single-family home sales.

This is the second part of the series "Why Didn't My House Sell?" Things you CAN control: Availability to show. If you had restrictions on your listing such as “please give 24 hours’ notice before showing” you probably missed a lot of opportunities to showcase your home.  The easier you make it to get buyers in your home the better. Marketing. Some sellers don’t want a sign in the yard so the neighbors won’t know what they are up to. This just doesn’t make sense. Neighbors often tell their friends about homes for sale in their neighborhood and recommend them to move to the area. Make sure your home is marketed aggressively. Condition. Replace that leaky faucet, worn carpet, or cracked sidewalk before you list. Buyers have a lot of homes to choose from and even minor repairs can be a sig...

Why didn’t my house sell???  If you listed your home for sale in Springfield MO this year and it didn’t sell, you are probably asking why not???  The real estate market rejected your listing and it didn’t sell. There are a lot of factors that can affect the sale of your home, some you may have control over and some you don’t.   Things you CAN’T control:  You can’t control your home’s physical location. If your home is close to negative factors like railroad tracks, eyesores, or a busy highway this hurts your chances of an offer. You can’t control the overall real estate market. Other homes for sale (your competition) will do whatever they can to sell which means you just lost a potential buyer.  You can’t control the ups and downs of the market. You are competing against some tough opp...

Below is the Springfield MO Real Estate Market Report for September 2011. The market is consistently showing signs of improvement in every price category, with the exception of homes priced from $300-350K, and $400-450K.  The one deterring factor that is becoming glaringly obvious is the number of homes going under contract versus the number of homes actually closing.  This is due to a variety of reasons such as inability to sustain financing, home conditions failing to pass inspections, and the overall reluctance of buyers to commit.           Homes for Sale in Springfield, MO: Total Active Listings: 1596 homes Under Contract:  272 pending sales Total Sold Listings for September:  203 sales Springfield MO Sales Price Information Average Sales Price: $134,861 Sale Price to List Price R...
