Below is the Springfield MO Real Estate Market Report for November 2011. The market has slowed down in terms of number of homes sold in most price categories.  Additionally, the number of homes still on the market has decreased significantly.  Many homeowners who do not HAVE to sell are withdrawing their homes from the market because of the holidays.  The number of home sales has not declined as much as the number of homes withdrawn off the market.  This means it is a good time to sell a home.  There is less competition which means you have a greater chance of selling.           Homes for Sale in Springfield, MO: Total Active Listings: 1429 homes Under Contract:  213 pending sales Total Sold Listings for November:  176 sales Springfield MO Sales Price Information Average Sales Price: $...

         Well, here it is Sunday night in Springfield, MO and there is still so much to do!    I managed to have another working weekend along with an Open House.   I have made my list for the upcoming work week and put up the Christmas tree.   Yippee!             Here's the thing, I am horrible about wanting to decorate the Christmas tree before December 1st.   Once it comes, I feel like I am running down a tall mountain in front of a big, wet snowball.   I almost see it as wasted effort, if I don't get it done before my so call deadline.            I love the idea of pulling out each of my collectable Santa's and Angels and remembering each Christmas with family and friends.    I have some special ornaments, including corn shuck angel and baby Jesus that were made for me when I was 8,...

Are you going to brave the crowds in Springfield this year? Is it worth it to get up at the wee hours of the morning, slurp down some coffee, fight for a parking spot, and go elbow to elbow with hundreds of other shoppers to find a bargain? Absolutely! You have to attack this with a plan. Get a newspaper or go online, scope the ads, make a list, plan your route; its like a strategic mission! When you get to the store, parking can be a challenge. Springfield Short Sale Closed | Patience Does Pay Off Taking on short sales several years ago, I knew it would be more work than a regular sale.  But when you are working short sales you become involved with the tension and stress the sellers experience. This particular sale was a divorce situation.  Once we received an offer, I was able to have both sellers sign the offer.  Since the home was only in one owner's name, getting the paperwork was much easier than tracking both parties down. It seems like every year Thanksgiving coincides with some momentous event in my life, and this year has not been an exception. On November 4th, my 13-year-old son began having flu-like symptoms.  No biggie...every parent has gone through this.  Vomiting, diarrhea, the whole shabang.  Only my son hasn't been sick since preschool...not even a common cold.  Kind of scary when you've never really had to take care of a sickly child before.  So I kept telling myself to just "chill out" and quit "freaking out."  But day after day, he seemed to be getting worse, and he began to have "attacks."  Six days, 3 doctor visits, and 2 ER visits later, he was admitted to the hospital.
