Well, it is official, and it is good news!      Missouri Housing Development Commission (bond money) has increased the income limits for our area.  The income limits are for the Springfield and surrounding areas.   A household size of 1-2 people has an income limit of $60,700 for a property located in a non-targeted area.  There are various qualifications that need to be met with this type of loan, but it is a great option for your first-time home-buyers who have limited funds available for a down payment.  Feel free to give me a call if you would like more information!   http://www.mhdc.com/homes/documents/brochures/fpb_i.pdf   Missouri Housing Development Commission, the state housing finance agency, offers first time home buyers the opportunity to own a home.   Avai...

When we are out and about we usually get the same question... "So how's the real estate market in Springfield MO?" Since a picture, or in this case a graph is much easier to understand, here is a graph of the total number of homes sold by month for the past three years.  Note that the red line is 2010 where the government artificially boosted the market from March to June with the homebuyer tax credits. As always happens when the government doesn't let the free market work, the results don't work out well. When the tax credit ended the rest of the year sales tanked since all they did was pull demand forward.  2011 sales, the green line, were up and down. Total units sold were 2,719 in 2009, 2,527 in 2010, and 2,412 in 2011 so the market isn't showing growth yet. The 2012 real estate mar...

Springfield Missouri Real Estate Market Statistics December 2011 There are currently 1045 homes for sale in Springfield MO. The best selling price range for December was $70,000 to $79,999. There were a total of 168 homes sold this December which was slightly better than last year. January is an excellent time to list your home for sale in Springfield because competition is lower and buyers this time of year are more serious, not just looking. Real estate absorption rates in Springfield continue to vary widely by price range. Values above 26 weeks supply indicate a buyers market while below 26 weeks indicate a sellers market. As you can see, certain price ranges are balanced or moving over to a seller's market. If you would like to know what the rate is in your neighborhood or specific ...

It's the time of year many of us make resolutions. The same old, "We want to lose weight, we're going to start exercising, we are going to volunteer more" and the list goes on and on. We want to challenge everyone to have a change of thought.  Often times expectations are set too high and then a few weeks later we get off track.  Instead of saying I'm going to lose 25 lbs this year, make small changes that will create real results.  Set goals but be realistic. As REALTORS® it's easy to get caught up in all the goal setting and budgeting.  However unless you keep those goals in front of you it's hard to stay on track.  For TeamKnowles it's so much more than goal setting.  We focus not on numbers but taking care of our clients.  To all our friends and clients, it's a privilege to serve as...

The Greater Springfield Board of REALTORS joined forces with The Salvation Army this year to ring the bells. It was an honor to have the privilege to be a bell ringer for a few of hours this season. This is something I have wanted to do for some time but never took the time. We were located at two different places on December 17th at Sam's Club, both doors on East Sunshine and Dillards at the Battlefield Mall in Springfield. Its a great cause; please donate if you haven't already done so.

Springfield Missouri has several organizations that help folks in need.  Springfield Victory Mission is no different.  Thanksgiving and Christmas are the busiest time for Victory Mission.  They serve a number of special meals in their dining room.  They also give out holiday food baskets to struggling families and seniors.  They do need people like you to volunteer your time and resources.  With compationate hearts and willing hands, they bless, many needy people in our community. The Mission is a non-denominational, evangelical ministry sharing the Gospel of Jesus Christ through emergency and education services that lead to long-term reconciliation, rehabilitation and re-entry into society. They provide food, lodging, clothing and household goods, recovery programs, education, job trai...

It began eight years ago. Murney Associate Realtors, adopted 30 foster kids for Christmas.   Today, the vehicles arrived at 10:00 am, and we began wrapping presents for each of the 188 foster kids.                                     I knew it was going to be good, so many people shop through the year and every coupon is maximized where some presents valued at $20+ are picked up for much less.   Clothes, socks, toys, books, we wrapped.   In their personalized stocking, toothpaste, toothbrush, dental floss candy, tiny books.   I know that everyone was moved when our fearless coordinator Ava, came to our sales meeting and shared she had three kids that were siblings and the only thing they wanted was a nitendo.    One agent yelled out I have a $20.00, another yelled I got $10.00 and ...

2011 December Blogging Challenge | A Great Day Selling Springfield Mo Real Estate | Day 16 Have you ever wondered what a real estate agent does?  You probably think they ride around all day showing beautiful homes and talking with buyers, then going back to the office and writing offers.  In 30 days they close and earn a commission and start the same routine over with a new buyer. Not so!.......well some of it is, but the unglamorous side of real estate is what I did today.  I have a listing that has been on the market for 5 months.  I've watched the listing and read the feed back and with no offers, it's time to drop the price.  So I call the seller and find he's in a rest home.  I've been dropping by the house and not finding him there, left several messages, with no return calls.  So...

Grab a tissue and watch this very awesome story of the Ozarks Honor Flight.  Hear about their memories, and see the healing these men and woman have during the trip.   You will want to hug everyone you know who made the sacrifice and seek out those you don't know but served.     In two short years, Ozark's Honor's Flight, through the generous support of people across the Ozarks and the country, have taken fourteen flights and provided over 1,000 veterans the opportunity to see the WWII Memorial.   This is such a great cause to donate to financially, write letters, or be a guardan who travels to the Memorial with a Veteran.  Ozarks Honor Flight recognizes the American Veteran, for each of their sacrifices and achievements by flying them to Washington, DC to see their memorial at no cos...
