Short Sale Declining In The Springfield Missouri Real Estate Market Are short sale declining in the Springfield Missouri real estate market or is it just a lull waiting for more distressed sellers getting ready to go to foreclosure. About 5 years ago, short sale started hitting the market faster than we could save them.  Today, foreclosures have slowed.....waiting for the banks to release their pool of bad assets.  So it also makes me believe that many homeowners are still on the verge of losing their homes as well. I still work with companies representing the major banks, knocking on doors, calling to see if we can assist them to complete a short sale. Some of these companies are no longer in business, however, new ones are beginning to surface.  We're getting ready to start with a new...

Today is not a day to shoot fireworks, grill some burgers, go to the lake, or simply another excuse to have a sale at the mall. This 4th of July is “Independence Day”; the only celebration of our Founding Fathers creating our beloved country through the Declaration of Independence and the Constitution of these United States!    So maybe before the fireworks start, we should ALL take the time this weekend to actually READ the Declaration of Independence and   the Constitution to our children and grandchildren, as just a small token of our appreciation to those that have sacrificed for the USA!   I can’t think of a better way to remember the original 4th of July! …and thank a soldier too, because freedom has never been FREE!

Not All Insurance Coverage is the Same!                   I bought my home in June 2001 and have consistently kept the same property insurance, mainly because I was comfortable with the company I had chose so many years ago, and quite simply I did not have to do anything to renew each year.       However, after visiting with John Edwards of All State Insurance, I realized maybe it was time to revisit my home owner's and auto policy.   First off, I have to say John Edwards is a true professional and has a passion to do the right thing and his follow up is incredible.  I have referred John to many, and he has been able to help most.   This is mainly because of his attention to detail of each policy and his willingness to spend time reviewing his findings one on one with each customer.  It...

Lipstick On A Pig - Always Get A Home Inspection When Buying A home in Springfield MO, or anywhere else for that matter! We recently got a home under contract for a buyer in Springfield MO.  It was an older home but very cute and had a good price. It had many items that were new:  carpeting, paint, interior doors, windows, light fixtures, porch, bathroom and a brand new A/C unit.  It appeared that someone knew what they were doing and fixed it up right. You can probably guess the rest of the story... When the inspections were done, all kinds of things were wrong with the home.  Bad wiring, extensive mold in the attic and basement, and structural issues. Needless to say, the buyer was able to get out of the contract and move on to a much better property. The inspector said it all. You can...

Springfield Missouri homes offer you and your family so much more than just a family home. Springfield is a premier, mid-size metro area that offers many of the attractions of a larger city but still has the small town feel. Most Springfield Missouri homes are located in beautiful neighborhoods surrounded by bountiful opportunities for outdoor recreation and a climate that nurtures the best of the four seasons. People are typically warm and very friendly. This is true whether you choose your Springfield Missouri home from an array of apartments, older homes, downtown studio lofts, reasonably priced started homes or executive style estates. Well, evidently the groundhog is not a very accurate meteorologist, weather forecaster, or isn’t even a bit clairvoyant! His accuracy really has a lot to be desired. Honestly, I think he’s just a big fat fuzzy fibber!  We were guaranteed an early spring this year but have you seen the weather forecast for this week? Yes, it was 75 on Friday, but the seven day forecast now says high temperatures in the 40’s and snow flurries! Whaaatt? Regardless of the less than perfect weather, we are selling a lot of homes in Springfield, Ozark, Nixa, and surrounding areas. If you are ready to sell your home in Springfield MO or find a new one, give us a call today. We’ve still got our coats and gloves in the trunk just in case!

Hire an Expert Realtor for a Short Sale In my previous post "FHA Short Sales in Springfield MO, Part 2", I listed several steps to the short sale process.  The first was to hire an expert realtor for a short sale.  This is true whether you have an FHA loan, a conventional loan, a VA loan, a USDA loan or any other type of loan for that matter.  Short sales can be very complex transactions You need someone who understands the ins and outs of that process.   Before I tell you how to hire an expert realtor for a short sale, I'll give you some "don't" advice.   Don't hire an agent who hasn't done any short sales before. Short sales are serious business.  If they are done incorrectly they can result in foreclosure and/or deficiency judgements.   Don't hire an agent who has only done "a few". ...
