Liberty, MO Real Estate News

Welcome and thanks for taking a moment to learn about these two twin-subdivisions in beautiful Liberty, Missouri! (Did you know that Liberty was recently voted #7 Best Places to Live in the U.S. according to CNN Money? Click here to read more about it!) Huntington Ridge and Liberty Run are two of the most sought after subdivisions in Liberty, Missouri with a great family atmosphere and homes in the low $200s. These are "twin" subdivisons because there are no barriers between them and the homes all have the same feel. Approximately 160 homes make up the two subdivisions. One yearly highlight is the annual July 4th Neighborhood Parade, where all the residents gather with their bikes, wagons, skates and walking shoes to march through a one-mile celebration through the streets of the subdiv...

The Open House went GREAT yesterday! ....Right up until I'm packing up and the heavens open! Rain. Hail. And I've got a showing in 10 minutes, so I can't wait for it to subside.  Oh no. The pointer signs... Do you mean I have to go out there in THIS to grab them?? At this point, I was really weighing the cost of those signs vs my sanity. And which would the Realtor choose? Yep. I got the signs. Four pointers later, I am DRENCHED like I just rode a barrel over Niagara Falls. AND have little sore places where the hail pelted me. All for these DANG signs! After a quick call to my buyers to let them know I had to run home to change clothes (hail-damaged bandages will have to happen later) and to assure them that "a little rain never hurt anyone, so lets go see some houses!" I grabbed new cl...

Video is the hot new medium to get the message out. If you don't have a YouTube channel yet, then what are ya waiting for?!?! There are two ways to approach a listing video: HOLLYWOOD and B-MOVIE. The first is great for those higher priced listings because people expect to be dazzled. But what about those low to mid range homes? B-MOVIE is the way to go, because it fits with the vibe and expectations of the YouTube generation. Have you seen any viral videos lately? How have they been shot? HOME MADE. They are all about the content: funny, informative, useful. Production value isn't all it's cracked up to be these days. With that being said, there is one tool that will make your B-MOVIE a step better and easier to watch. Enter the STEADI-CAM. This cool little device has been used in Holl...

Do you wear jeans or slacks to work? Golf shirt or tie? Who really cares?... The New Rules of Real Estate Etiquette: don't discuss politics, religion or how a Realtor should dress because you're sure to offend someone. Well, I'm asking for it but here goes... (please comment and tell me I'm wrong... I can take it!) First of all, let me say that you are free to dress how you wish, I really don't care. I would just like tell you how my mind has been molded over the last couple months. Who Wrote the Rules? My business life before the world of real estate was a creative and casual one. We designed marketing and branding campaigns for clients, always looking for that next big idea. This culture comes from the pioneers of Microsoft, IBM and now Google who encourage their employees to do WEIRD ...

We are all thinking about 2011 and what we're going to do differently to make our lives better, but what about your CAR? Well, I asked mine and here is what she said:   Resolution #1Take the First Space When Jay drives me to that store, he always circles the lot looking for the PERFECT spot! Come on already! Just put me in that first spot and let's get a little exercise! In the automobile world we call that "killing two birds with one stone" by saving some gas and getting some extra steps in! Are those extra 20 yards REALLY going to kill ya?   Resolution #2Declutter My Seats Jay, you've got to take this one seriously: Throw all those papers and junk things away when you get out of the car! In fact, let me make it easier on you by making a bet: I wager that the cleanliness of this car in...

Certified Short Sale Realtor Serving Liberty, MO Liberty, Missouri (MO) distressed homeowners who are behind on the mortgage payments and proactively seeking foreclosure options may want to consider selling their property as a short sale and work with a local Realtor in Liberty who specializes in selling short sales. In real estate, a short sale occurs when the sales price of a property is not enough to payoff the loan for the home.   If the homeowner is unable to come up with the difference owed to settle the transaction (selling short), the distressed homeowner may be able to work with the lender in hopes the lender agrees to accept a discounted payoff.  Meaning the lender will release the lien (s) that is secured to the property upon receipt of less money than is actually owed. An e...
