I had the wonderful opportunity to listen to Geoffry Allison speak today. Geoffry is the Kansas/Missouri Regional Manager with Starker Services incorporated.After 11 years selling real estate and working with dozens of investor clients, I thought I knew all I needed to about 1031 exchanges (also called: starker exchanges, tax deferred exchanges, like kind exchanges)What I learned today is that there is a fair amount of mis-information out there about 1031 exchanges.The basics:  A 1031 exchange is when an investment property owner sells a property and rolls the proceeds back into another "like kind" property. 2007 has been kind of hard to figure out for most home sellers and a lot of agents.  We have seen inventory in Raintree Lake climb and prices fall....  So I decided to look closely at the number to try and determine what is going on in Lees Summit and Raintree Lake.Here is what I learned.So far in 2007, 136 homes have been listed in the MLS. 53 of those listed have sold. There are currently 28 homes on the market.  Do the math... 55 FAILED TO SELL THEIR HOMES so far in 2007.  Most have given up or are waiting for the market to get better before they try again.Prices in September are considerably lower than they were in January but the average days on market (DOM) is only 33 days.  This does not translate into a "BAD MARKET." The 9 Deadly mistakes buyers make when purchasing a home:1. Not getting Pre-Approved first. Pre-qualification is simply guesswork. Until you have met with a lender, had your credit analyzed and given them the required documentation, you are not ready to look for your new home.
