The city of Grandview is located just south of Kansas City, MO.  This small town with a population of roughly 25,000 is home to Army Lieutenant Chris Hanes who earlier this month while serving his country foiled a terrorist plot to blow up several building in Mosul, Iraq.  People who know Chris refer to him as being humble and generous.  “On September 1st, Lt. Hanes managed to thwart a terrorist plot that two insurgents were cooking up at a bakery called "Friends" in Mosul, Iraq. His troops were patrolling the area when they were called to investigate a military intelligence tip that Iraqi militants in a Mosul bakery were possibly planning a bomb attack.” Read The Whole Article Here. With lending standards tightening having a strong credit score is more important than ever.  Sure maybe a few years ago you could walk into a mortgage office with a 500 credit score and no income verification and get a loan… but not today.  Things have changed, and if you’re credit score is less than a 620 it is nearly impossible to get financed.                  So what sort of things can you do to increase your credit score?  First and foremost you need to find out what your credit score is.  If you don’t find out your score then you will not know if you’re making any progress increasing it.  I recommend going to freecreditreport .com this site is just like the commercial says.  After setting up an account you will be able to check both your credit score and keep track of your credit ...

    I’ve been working with these clients for about a week now and I must admit that I like them.  Both times that we have met they have been on time and have appeared to be honest upstanding individuals.  They even filled out the application and got it turned in within a day.  This alone is rare; the average turnaround time from when I give out an application to when they turn it in is usually a week.  From the time that the application is turned in to the time I have a yes or no for the clients is usually about a day.     I like persistent individuals.  In my experience these types of people tend to pay their bills on time.  I don’t like over eager individuals.  In my experience these people tend to rush into a lease and realize about a month or two later that they can’t afford the pay...

Many people have asked me how our lease option works.  Here is a basic break down of the program. In a lease option the whole goal is to get the tenant up to 5% of the purchase price for the house by the end of the lease.  Generally we accomplish this by taking a 3% down payment up front and the other 2% is made up during the lease time by adding a small amount to their monthly payment called a binder.  In a 12 month lease the numbers work like this. (List Price) $100,000 X 3% = $3,000 (Initial Down Payment) (Lease) $900.00 + 166 (Binder) = $1066 (Total Payment) If the tenant paid 5% up front they would have no binder to pay each month meaning they would just pay the lease of $900 until they purchase the property.   In addition to making a minimum down payment on the property, the tenan...
