It's A Tough Market Out There! I had a pointer sign up at an intersection on the outskirts of Kansas City directing traffic to a listing. One of those big tractors with a grass mower attachment came along and ran over my sign, mangling it slightly. After bringing the sign back to the office and propping it up against my desk, several people asked me what happened to my sign. Looks like Project Brookside is moving along swiftly I spent roughly and hour at the property today with a few other members of Vizion,   @mightywaldo explained to us his rehab plans in great detail so that everyone would know what was going on.  This house is being done for an investor in California and it is his first property with Vizion. I’m sure that after this property is completed our California investor will want to do several more homes. After all, Vizion’s last property 8205 Kenwood sold after only 7 days on the market. Cosentino's plans to open the new grocery store in downtown Kansas City on November 1st. The store at 13th & Main will carry a variety of foods including pasta, pizza from a wood burning oven, a sushi bar, a huge salad bar, and your essentials such as bread, milk, and laundry detergent. Having a grocery store means the more than 12,000 people living downtown will no longer need to travel miles to stock up. This is a huge step forward. Downtown dwellers who also work downtown will no longer even need to own a car. They'll be able to walk or bike to work, musical entertainment, sporting events, art galleries, restaurants and bars. Talk about diversity, I took this picture a few weeks ago I thought it was funny. Man, times must be tough in the real estate market. This guy has all his bases covered, from this one house are the offices of used cars, hair and nail salon, real estate and insurance companies. Damn, If he had a shed out back he could have a title company too! So come on in, buy a car, get your hair done and buy yourself a new house. Does your sports team suck? If so Kansas City would love to have them! We built a huge arena but don't have a team to occupy it, we don't really care what kind of sport it is; NBA Basketball, NHL Hockey, heck we'd even take your WNBA team if we can have 'em. The Kansas City Sprint Center is a great place, we paid millions for it, and inspite of the fact that it has housed hundreds of spectacular events we still don't have a team. We have a Baseball team, The Kansas City Royals who fnished the season 75-87, 4th place in AL Central Division. We have the Kansas City Chiefs who are currently 1 and 4. Apparently a Chicago Sheriff has seen enough innocent tenants tossed out in the street. My understanding of the situation is that many of these tenants continued to pay their rent each month and were surprised to find out that the landlord had lost the house to foreclosure. Instead of working with the tenant paying rent in the property the bank prefers to foreclose, evict the tenant and take the property back on its books. I could be wrong but that sure seems like a strange way to do business especially with so many bank failures taking place and bank owned properties already on the market. It seems to me that a smarter way to do things would be to keep the tenant in the property paying rent and then put the property up for sale as a cash flowing rental. We are looking at another major drop in the stock market today because of the continuing tightening credit market, now worldwide in its effect.  More than ever, our REIT (real estate investment trust) MONEY is more important to sellers of homes nationwide.  REITs are not like banks. People worldwide are pulling their cash out of banks and thus freezing up the capital that normally is needed to make loans. REITs operate from investor funds already put into the REITs.  REITs only make money by USING the money, not holding on to it like banks. REITs don't leverage Loans from the Federal Reserve and other banks as the banks and lenders have to. Now more than ever many people with 401(k) accounts are considering what to do.  While 401(k)'s have some advantages, they are quite disadvantaged compared to select types of IRA accounts.  It is suggested that a person who wants to rollover a 401(k) plan to an IRA choose a self-directed IRA account. MSN.com and Bankrate.com just released an article on "State-by-state closing costs". First time home buyers are sometimes overwhelmed when hit with closing costs. You will be happy to know that Missouri was ranked 54 and Kansas was ranked 55 out of 56 states/large cities in 2008 for having low closing costs. Average closing costs in 2008 for Missouri were at $2,758 and Kansas were at $2,669. That is great news if you are buying a KC home!!! As some of you may remember the Housing and Economic Recovery Act signed earlier this year included a provision to give the states a combined total of roughly $4 billion to combat foreclosures. The state of Missouri received just over $42 million of this money and Kansas City is slated to receive $7 million of Missouri’s portion. The funds are expected to be available in the next 30 to 90 days and the jurisdictions will have 18 months to use the funds. While I would love to believe that Kansas City will be positively affected by this influx of money I do foresee a few problems. First, how does this help struggling homewners?
