444 Dartmouth was one of the most extensive renovations I’ve watched our crews complete.  If anyone from flip this house is reading this blog watch this video and give me a call.  We could easily put Kansas City on the A&E map. The total renovation took 9 weeks.  Since this remodel took place during the winter we didn’t have a chance to do as much landscapping as we would have liked.  Either way this is still an incredible home. I’m always surprised with how many people want to invest in real estate and simply never pull the trigger.  Sure lots of people will pay money for weekend seminars and even buy books and instructional DVD’s but only a small fraction of those people will take the next step and actually purchase an investment property. While I’m sure everybody has their reasons for not investing I think the real reason so few people pull the trigger is because of fear. Fear that they will lose money. Fear that they don’t have enough time. Fear that they will do something wrong. President Obama needs to work on this stimulus packagage a bit more. The way to get this economy stimulated is working on the real estate sector. Everyone that I know who is struggling right now are those mortgage lenders, real estate agents, builders and construction workers. Thank goodness we finally got some good weather in Kansas City otherwise our crews may have never been able to work on the exterior of 444 Dartmouth.   Since the interior of this house has already been completed and staged this progress post will focus on the properties exterior. It’s amazing how much work can get done on the exterior of a house when its 70 degrees for a few days.  We still have a good amount of landscaping to do but as you can see the exterior paint is all done and the shutter have been installed. It’s really starting to look like I home.  I’m sure the neighbors are thrilled. We’re in the second week of the renovation of 424 Dartmouth.  This looks like it will be a quick remodel nothing like the extensive renovation taking place down the street at 444 Dartmouth. Much of the patch and paint work is underway on this house.  As I stated before keep your eye on this corner of the living room we plan on putting a half bath over here. This is where the old half bath used to be.  Removing the half bath made the kitchen a lot larger. The covered patio is going to make a great sitting room once were all done. We’re about a week away from completing the renovation on 7744 McGee.  If the good weather we’ve been having holds together we might be able to get this house on tours the week of the 18th. The bathroom tub vanity and toilet have been installed.   We went with our standard floor and wall tile on this renovation.  This pictures is a little deciving the bathroom is acutaly a great deal larger than it appears here. After nearly a year of talks it looks like I’ve finally won a few members of Vizion over to my way of thinking.  For quite some time now I have felt that Vizion should switch its focus from fixing and flipping properties to fixing and holding properties.  Not for appreciation but for the long term cash flow. As many of you know flipping properties is a risky business.  It seems that most of our time is spent waiting around for properties to sell.  Granted it is a great feeling to make $30,000 in a matter of days but more often than not the money does not come that fast. As I stated in an earlier post I will be having all of remodeled homes staged.  Since it looks like there is a pretty large audience of stagers here I will continue posting before and after photos. The Kansas City Twestival will take place at the Tower Tavern located at 401 E 31st St. (13th & Broadway). Map KCMO 64108. The event starts at 1800 hours (6pm). Over 100 cities around the globe will participate in this event to raise money for Charity: Water On our planet, 1.1 billion people do not have enough clean drinking water.  (that's 1 out of every 6 of us) All monies raised will go to support Charity: Water. Volunteers work to drill wells into the aquifirs to get freshwater. Once the well is installed, volunteers teach villagers how to maintain and repair the well and hand pump. Work is progressing on the rental property on 67th Street. The plumber arrived today. Once Ian finishes his part in this project, the tile guy can come back and finish in the bathroom. Pictured above, Ian replaces the pipes under the kitchen sink. You can see the hardibacker board behind the tiles. Once the thinset is dried and the rest of the tiles are in place, the tiles will be grouted. Spacers are still in place to keep the tiles evenly spaced. For homeowners wanting to upgrade their present doors to prevent thieves from being able to kick the door in to gain entry into homes. Older homes probably have older doors and door frames. The deadbolt, when locked, extends into a piece of wood less than an inch thick. In this case, closer to a half inch. That's all that's keeping intruders out. The new door will have metal plates which the deadbolt will catch on. One like so: Another like so: The door itself is metal so will not splinter and break. The federal tax credit available to first time home buyers expires the 30th of June 2009. The state of Missouri is the first (so far the only) state to offer a way for buyers to turn the credit into cash that can be used at closing. Here's how it works: Missouri Housing Development Commission (MHDC) extends up to 6% of home purchase (maximum $6,750) in the form of a second, fixed-rate mortgage at closing. This gives the buyer cash for downpayment and closing costs. (INcome limit = $85,000/ household) Then the buyer uses the federal tax credit to pay off the MHDC loan when they take the credit at tax time. No interest is charged provided the loan is paid off by June of 1010. (A "Modest Service Fee" is charged) The Federal part of the Tax Refund rules stipulate that the interest free loan...

The renovation of 444 Dartmouth is in its final stages.  With the warm weather we had late in the week a good deal of work was done on the exterior of this house. The new sidewalk was poured late last week.  This is a fantastic addition to the house since the old sidwalk was nearly 100 years old. Like many Kansa citians I’ve been reading The Kansas City Star’s article on 64130 aka The Murder Factory.  This article has been especially significant to me since I live in the zip code 64131 which isn’t all that far away. For those of you outside of Kansas City who’ve never heard of the now infamous zip code 64130 this short excerpt from Tony Rizzo’s article will bring you up to speed.
