To get better acquainted with the Branson real estate market, I did 5-year comparisons on many of the condo and single-family communities.  I wanted to see sales data and appreciation rates.  What I found surprised me.  Can you guess which condo unit won - by far?  I thought the lakeside condos would be the boss!  But not so! The National Association of Realtors tells us that the average yearly appreciation rate for homes is 3.7%-3.8%  I've seen both figures.  The Branson area had 3-4 condo developments in the 7% appreciation range - but one came in at over 13.71% yearly appreciation.  And they are approved for nightly and short-term rentals, which is great for investors. Go on over and take a look at this condo community winner! Please contact me with any questions you have.  I look fo...

 The median list price in October for single family homes in Branson was $214,000.  The list prices dropped by-4.86% from the previous month.  The price per square foot for listings in this area is $91.  The median sale price in July for single family homes was $174,500. This shows less inflluence from the REO market in the summer months.

Most visitors are familiar with Treehouse Condos located to east side of Indian Point in Branson MO, just south of Silver Dollar City, but the development has added some luxury units that are a part of the Treehouse COA and share the same amenities and offer spectacular views of Table Rock Lake. A bit hidden away, you probably wouldn’t know this was here until you see this sign off of Stormy Point Rd, and then wonder what is Patterson Duck Club? Patterson Duck Club is  an exclusive neighborhood just about 5 miles west of Hwy 76 in Branson, MO. Mostly lake view,-there are 27 homes here along with just a few vacant lots remaining. Most of these homes were built in the 1990’s ranging in sizes from 2000 sqft to 6000 sqft, and ranging in price range from $400,000 to 1 million.           SILVER DOLLAR CITY's WILDERNESS CHURCH     It was such a beautiful day in the Ozarks, 50 degrees in late December.     Silver Dollar City was calling out our names.    Rick and I have enjoyed attending the Wilderness Church service on Sunday mornings whenever we go to Silver Dollar City.    As I have shared before I have very deep roots at Silver Dollar City.         The Wilderness Church was moved to Silver Dollar City 51 years ago from a location only a few miles away.   When they purchased the church it was already 160 years old.     Growing up, my parents would take us to service before my Dad went to work each Sunday.    I would look out the same window and read the passage above.   I will lift up mine eyes unto the hills from whence cometh my help!    I always feel at pe...

According to Septemeber's local information sources, Stone County MO single family homes sales last month total was down 3 to 29 single family - built on site - homes with the highest priced one selling for $533,000 and the lowest priced one selling for only $27,000. That is not good news for home sellers in the Table Rock Lake area this year as the medium price of homes sold was unchanged too.   This is an increased influence from short-sale and foreclosure home sales in the Stone County & Table Rock Lake Area Singe Family Home Market with over 25% of the market being distress sales. We discovered a treasure.... The StoneBridge Village ladies luncheon group decided to explore Harrison, Arkansas. Our Activities Director at StoneBridge, Denise Needham is from Harrison, AR and has been raving about this wonderful Italian restaurant with their fresh trout.  We drove the scenic 35 miles with anticipation and we discovered that she's absolutely right!      The DeVito's Restaurant is family owned and operated by brothers Steve, Chris and Joe DeVito.  (Pictured here is Joe and the ladies)  DeVito's has a selection of food not normally found in local restaurants and the staff was very attentive.  We loved it!  Cajun Charbroiled Trout, Trout Fingers, Trout Almandine, Chicken Parmesan, Ravioli, Shrimp Alfredo, Spaghetti with Meatballs, Sirloin, Ribeye Steak etc.  Something del...

Stone County Getting Stuck? It seems even the Ozarks are not immune to trickle- down economic effects.  The Columbian Bank, which financed most of the Indian Ridge Development adjacent to Branson West, was put into receivership by the FDIC last August.     Indian Ridge was to be a huge project covering over 1,000 acres, with a projected $1.6 billion budget.  Original plans called for a Resort Hotel; High-tech Convention Center; Extra large indoor water park, plus outdoor water park; Championship Golf Course; Condos, single-family lots; Themed Retail Shopping Mall; Restaurants.
