I just finished the Branson Real Estate Market Report for the past 5 Years.  With the NAR showing a national average appreciation rate of 3.6%, most market segments in Branson have done very well indeed.  The largest increase was single-family lakefront properties appreciating at an average of 17.2% per year for the past 5 years.  WOW!  Runner up was acreage homes on 1-10 acres, with an appreciation rate of 9.1%.  The second runner up was condo lakefront homes coming in at a 6.4% increase.  For more information, please read the full report. Also in the report are statistics from several nearby communities, such as Hollister, Branson West, Kimberling City, and Ozark. With just having moved to Branson from Nashville a couple of years ago, I was curious as to the comparison of Nashville to...

Today I listed 3 lots for sale in Branson Hills, which is an upscale gated community in the newer part of Branson, next to the RecPlex and shopping centers. In the past, lots in our area took a dive in price! Many were bought up and builders have started building again here. Several homes in Branson Hills have sold in the past year, ranging from $350,000-$550,000. The three I have (two of them golf front) are priced at $49,000, $29,000 and $25,000 on Royal Dornotch Dr. Please email me (carrie@bransonhouse.com) for more details! It's a great place to retire and build your dream home, invest or build!

Just a little update on the real estate market in Branson Mo. I'm actually inserting this in my monthly newsletter, and adding more thoughts and info here to give you an idea of what's going on. As you can see the market has improved in March and holding steady this past April. Our average list price has been up there around 200K but really this is a combination of higher end lake homes and lower end 100-130 average homes. It's good to see list price and sold prices are getting closer together, so sellers are not losing as much as they were in the winter months which is typical for our area. Both of these lines spiked in March getting the average sold/list price over 150K, which I have not seen in years. I know a lot of buyers have really been working hard on their credit, and finally q...

Branson Missouri is where I have chosen to live and I love it!  First of all, there are 4 distinct seasons and winter is relatively mild.  Springtime is beautiful with the dogwoods blooming in the Ozarks, and the variety of light green colors of the Ozarks forests as  their new beginnings of growth are on display. The fall can be very colorful, depending on the amount of rainfall at the right times. The Ozark Mountain Highroad and the backroads of the Branson area are spectacular color in mid to late October.                                                                  Second, I love Christmas  season and Branson Missouri starts Ozark Mountain Christmas November 1st through mid December. Branson lights up the town, as do all the local hotels, dining and entertainment. A must see is...

Branson's Number One Tourist Attraction Putting On A ShowUpdate: If you are in the Branson area from March 17-19th, the gates will be open as there is repair work on one of the power generating turbines. Don't forget to check the Table Rock Lake Dam Floodgates open! The rain came down across the Midwest in the last few weeks. A few of these heavy rains were accompanied by lightning, which affected two of the turbines that generate power from the water flow of Table Rock Lake into Lake Taneycomo.  All ten gates are opened slightly, while the turbines are being inspected for damage. For the Branson tourist, it is a rare site to see in the springtime, no less in June.It is a spectacular sight and sound to hear the roar of the water flowing through the gates from Table Rock Lake into Lake Ta...

Being the daughter of a Veteran the Homes for Heroes program speaks volumes to me.  My father was actually killed on a motorcycle coming home on leave when I was 3 years old and so I never got to know the Hero that he was. I worked in the medical industry for 20 years and know the passion that it takes to care for the sick.  My desire and passion now as a real estate broker is to give to those who serve our communities on a daily bases.  That means YOU.  I love finding homes for buyers and seeing the joy on their face when they find the home of their dreams and have a smooth transaction to buy that property.  I also love to see the relief and satisfaction on the face of the buyer when their home is SOLD in a timely fashion.  What is it that I can do to serve YOUR real estate needs? It's been the buzz the past week on Twitter when Sir Richard Branson of Virgin had written a blog article this month about his family history. See this link-https://www.virgin.com/richard-branson/reuben-s-branson-the-original-entrepreneur Very exciting news for a small town that is transforming for a new era of visitors. Sir Richard found out that his Great-great uncle is actually Rueben Branson, the founder of Branson, MO. While researching his geneolgy, Sir Richard was very interested to know that one of his ancestors had built a town that has had a successful history now hosting millions of visitors a year.   His hopes are to visit soon and I quote "Paint the town red" As you can imagine, it's made the news and all the newspapers! Everyone is very exited to see what the Virgin group ...

Branson New Show: Jonah, The Ultimate Fish Story If you have never been to Branson Missouri, I'll give you one reason why you need to come. You need to see "JONAH" at the Sight and Sound Theatre. This is the ultimate fish story that comes to life in 3 dimensions!  The story of "Jonah" begins as a young child, a weakling, and deathly aftraid of water as he almost drowned.  As the story at Sight and Sound theatre progresses, Jonah is commanded by God to go to Nineveh to deliver a message to the people. Jonah doesn't want to do this as his father was killed in a battle with the people of Ninevah. As you can imagine he harbored great resentment for this act and could not forgive those people. Jonah refuses to go to Ninevah and takes a boat (which he is deathly afraid of) ...
