The market is changing — and sellers need to pay attention.Over the last few years, I’ve watched our local inventory grow from around 3,500 active homes to over 5,200 active homes. That is a big shift. When buyers have more choices, they become more selective. Homes that once may have sold quickly at a premium now have to compete harder — especially in the higher price ranges.Recently, I had a higher-priced home that received no showings at its original price. After a significant price adjustment, the sellers received a full-price offer. That is today’s market. It does not mean homes won’t sell. It means pricing matters more than ever. Condition, location, presentation, and the right strategy all play a part — but overpricing can cost sellers valuable time and momentum. If you are thinking ...

Before choosing a mortgage lender, read the reviews. Not just the star rating. Not just the first review you see. Read what people actually say about the experience. For homebuyers in Lee’s Summit, Kansas City, Jackson County, and the surrounding metro, choosing a mortgage lender is not just about finding someone who can quote a rate.It is about finding someone who:🔵 Communicates clearly🟢 Explains your mortgage options🟡 Responds when things get stressful⭐ Helps you get to the closing table with fewer surprisesA mortgage is a major financial decision. The reviews can tell you a lot about what it may feel like to work with that lender. Why Mortgage Reviews MatterMost buyers know they should compare mortgage options. That is smart. But reviews give you something a rate quote cannot: a look at ...

Kansas City Homebuyers: Why Opt-Out Still Matters in 2026If you’ve ever applied for a mortgage and suddenly started getting calls, texts, and mail from other lenders, you know how frustrating that can be. For Kansas City homebuyers, that kind of noise can make an already stressful process feel even more overwhelming. The good news is that consumer privacy protections around mortgage trigger leads have improved. Even with newer federal protections in place, not every source of mortgage ma...

What Does $36,000 in VA Entitlement Really Mean? Many Lee’s Summit and Kansas City veterans pull their VA Certificate of Eligibility and see $36,000 listed as entitlement. Then the confusion starts.Does that mean you can only buy a $36,000 home?Does it mean your VA loan is capped at $144,000?Does it mean you are out of VA benefits? In most cases, no.That number is not your purchase price limit. It is not your loan approval amount. It is part of how the VA guaranty is shown on your COE, and it needs to be interpreted correctly before you assume what you can or cannot buy. That is much more human. It starts where the borrower actually is: staring at a confusing COE and wondering what the heck it means.First: VA Entitlement Is NOT a Loan BalanceVA entitlement is not cash you receive, and it i...

Too many veterans are still being told “no” when the real answer should be “yes.”After years of working with VA loans, underwriters, and veterans directly, one thing is clear: many VA loan denials are not caused by VA guidelines. They’re caused by misinformation, lender overlays, or someone applying the wrong rules to the file. That matters here in the Kansas City area, where many veterans and military families are buying in communities across both sides of the state line. The truth? VA loans are one of the best home financing tools available—but only if you’re working with someone who actually understands how they work. The Broker Advantage: Why It Can Matter So MuchA recent national study found that veterans who worked with an independent mortgage broker saved significantly more on their...

Data Centers in MissouriData centers seem to be a hot topic in our country.  I know in my community there are 2 proposed within 2.5 miles of personal residence.  I have to say these monstrosities are going to wreak havoc on the land.  I live in a rural community.  I live here because it is rural.  I never imagined that a campus of 16 server buildings, plus a guard shack and who knows what else, would even be considered in my area. What does my area have to offer?  Power lines , farmland and water according to the county commissioners and the planning and zoning commission.  All they can talk about are the tax revenues and yet no one can seem to SHOW ME the money or even the plans for the project.  What I really think we offer is a lack of transparency and non-experts.  I think these mult...
