70 thousand acres of Forested Wildlife Habitat; Isanti County Minnesota    I am very familiar with this area, having grown up just across the river in Polk County Wisconsin.   Isanti County may seem a little urban at first glance with the Twin Cities just down the road a bit, but it is also a nice place with many Forests, Whitetails and other wildlife.       Isanti County is home to over 70 thousand acres of forest land. Deer and Turkeys find this part of Minnesota to be a great place to live with plentiful Red and white oak acorns. The county hosts 21 thousand acres of Oak forests, 21 thousand acres of Central Hardwoods, and 12 thousand acres of Aspen forests. When you are ready to own a piece of this great wildlife habitat, give my friend William Feela  a call, he is a Realtor who kn...

Wow..I missed a new twist to our local septic inspection procedures apparently.  I have had several septic inspections performed in the past month in Chisago County..and in prior years had them in Isanti County, MN.  Just called a local inspector to schedule one in Isanti, and he said he had heard they would not do them in the winter anymore.   The zoning department affirmed that they will not accept borings from thawed ground as they believe them to be inaccurate.  I had heard of several other counties that have moved to this also.  The work around in Isanti is to have the buyer sign off and notarize a form that says they will have the inspections done and take responsibility for any repairs needed, not something I would ever ask of a buyer. Apparently several other counties have also ...

I was surprised when a Doctor talked about marathons and how many people get To much water. Drinking to much water can make us literally drown in ourselves. He, don't get him wrong, but to much water isn't a good thing. He would prefer to see people drink something more like Powerade or Gatorade. When we sweat a lot we lose vital minerals. I personally know that if I get dehydrated, water just not cut it.  But, Powerade will get me back on track in a very short time. Energy drinks and pop do just the opposite and rob you of the nutrients that you need. Be good to your body and use water and one of the nutrient replacing drinks alternating.  Works great for me.

When it comes to choosing a mortgage company that you are going to choose its important to know who you are working with. A mortgage broker is usually an in-between company that has a contract with other mortgage lenders that agrees to pay them a fixed percentage on any loan that closes through their company. In this scenario a borrower/client meets with the mortgage broker,  provides documents and the loan originator discusses the programs, rates, fees etc...  for the particular lender that best suits the clients needs. Assuming that the client qualifies, the Loan Originator sends the file to his/her loan processor and the file usually goes to the third party investor in underwrite the loan and condition for items needed for final approval. Once a final approval is made the Third Party...

Minnesota fishing opener is Saturday May 10th The next two paragraphs are from the DNR web site Minnesota anglers consider the fishing opener -- when walleye, northern pike, and sauger become legal game on the state's inland waters -- one of the defining moments of their year. Minnesota's Walleye Fishing Opener is the Saturday two weeks before Memorial Day weekend. This allows most walleyes to spawn before being caught by anglers. What a better way to celebrate the opener than to find your lake home. As this is also Mother's Day weekend, your wife might like to shop for a home away from home. Make sure to check out this home on Long Lake in Isanti. Fabulous Lake shore home with 1.8 acres in Isanti MN Click Here MN 55040 What lake will you be on for the opener? What’s Your Home’s Real Value?     As a society, it seems like we’ve gotten away from appreciating our homes for their emotional and sentimental worth. Instead, we focus solely on their monetary value.  An Appraiser Can Estimate A Home’s Monetary Value, But To Gain A True Concept Of Your Home’s Worth, You Must Also Take Into Consideration: Pride Of Ownership. You don’t buy a pair of Prada shoes because you’re going to be able to resell them and make a profit. You buy them because they make you look good and feel good. Security And Stability.  Your home provides a roof over your head that’s in your control. You can decorate it how you want. You don’t have to worry about a landlord selling the property or asking you to move out. In the “olden days” (or should I say “golden days”), we call...

One of the highest needs for the food shelves is right after a major Holiday.  And the short time between Thanksgiving and Christmas is even a harder time. It is a short time to re-stock the shelves and between bad weather and the extra expenses for our own Holidays, we sometimes don't give like we usually do. This year my wife and I have pledged to give what we normally do for this time of the year. For us it just seams like the right thing to do.

I was told the other day that I follow the wrong change of seasons. I go from Fishing to Hunting this time of year. I guess I am wrong.  I have been informed that we have gone from Baseball season to FOOTBALL season. With this new information I will consider myself.... CORRECTED!   I will take baseball over football any day.  I do like football, but it is not my favorite.

Well, for some reason some of the ladies don't quite agree with us, guys! So, I will try one more time.   Why pay for high club fees?  This is fun for the entire family. These chairs are sturdy and safe. You can only stand a a Segway for so long. The door knob will never slip out of your hand again. I have seen these and Had a plan to do one also, but... Great for the movie room.  Just need a bit of surround sound... Another money savor.  Think of the cost to go to a driving range and add the cost of gas!   Last but far from least... What every man should HAVE! I rest my case!

Fall has all kinds of colors. The leaves of very tree, bush and weed will take on a different color than when they are growing. Mushrooms also come in a variety of colors.   This group of orange mushrooms caught my eye the other day.  Fall colors can appear in many different forms.

Many times we don't think the kids are listening.  But every now and again they prove us wrong. When we are proven wrong, it is usually at a good time.   A Sunday school teacher was discussing the 10 Commandments with 5 and 6 year olds. After explaining the Commandment of honor your Thy Father and Thy Mother...the teacher asked... What commandment tells us how to treat our Brothers and Sisters>   Someone from the back piped up..."Thou shalt not kill!"   Yes, kids get it!

I have a seller that just does not seam to get it. I need personal information now that we are getting to closing. I seam to get it, but only in bits and pieces as I go along only to find there is more to the story. Well, I don't like to talk about my personal life. I get that, but I need to know.  I can't help if you hide things from me. I (WE) are not the enemy, so stop treating us as one.

In today's world of get it for as little as possible, isn't always the way to go. I compare the junk at Walmart and what my local Hardware store has...(A mom and pop shop). Yes I pay a bit more but I get GOOD stuff. Same goes for repairs. I have a list of contractors... Most are mid priced to the lower end. I don't have any that claim to be the cheapest because I don't want my clients to complain about shoddy work. You can buy cheap now and replace it later or...buy decent now and have it for a long time.

Cambridge and Isanti, MN were among the hardest hit Minnesota areas for foreclosures when the Real Estate bubble burst.  Now the market is headed back up and prices are recovering a little.  There still are foreclosures happening in the area, but that has slowed down considerably. The main thing I am seeing when it comes to first time home buyer type of homes that there is very very few options out there.  Thus, for sellers who have homes they could list and sell in the $150,000 price range and under; now is a great time to put your home for sale.  I think buyers are willing to pay $5000 to $10,000 higher then the home might really want to, but almost have to to get a home now. The summer market tends to slow down buyers and sellers a little. People have lots to do and that sometimes pu...
