Buyer activity seems to be heating up!  Sales ending February 14th, 2009 showed pending sales for the Twin Cities area at 731, that is up 17.1 percent!  Over the last 12 weeks there have been more than 1200 pending sales compared to last year.  During this time period, over 60 percent of the sales were lender mediated foreclosures or short sales. With an increase in sales, we are seeing a decline in inventory.  There are approximately 4000 fewer homes on the market right now than there were at this time last year, a drop of nearly 14%.  New listings also continue to lag behind last years pace, as the most recent report showed a 9.5% year over year drop!   Information courtesy of the Minneapolis Area Association of Realtors.   For more local information about the Waconia area visit my we...

Housing Supply Outlook - February 2009 The February Housing Supply Outlook just hit the Internets. Here's a quick breakdown of some key trends to watch: Compared to one year ago, the Months Supply of Inventory continues its steady decline. The February number is 7.7 months, down a healthy 13.8 percent from last February. Increased buyer demand for foreclosures and short sales has been a crucial stimulant to bringing our oversupply problem down in the last year. Condominium sales continue to look anemic. Compared to one year ago, sales are down 22.9 percent overall, and down 44.8 percent in the new construction category. The number of condos for sale has also declined, but not enough to reign in the months supply from rising to 11.8 months, up 16.6 percent from last year. The price range...

For the week ending January 31, new listings continue at a lower level than seen last year, clocking in at 1,635-a 15.3 percent drop. Conversely, pending sales continue to raise sand with 673 recorded for this week's report-25 percent above last year. Basically, this is all welcome news. Having fewer listings on the market, combined with an increase in pending sales, helps to reduce the Months Supply of Inventory to 13.5 percent when compared to last year at this time-down from 8.9 to 7.7 months. This means it will take the current supply of houses for sale 7.7 months to sell (on average).The Percent of Original List Price Received at Sale continues to fall, with the January figure of 89.5 sitting at 1.6 percent less than 2008. The first settlers of the Waconia area came from New Orleans. The actual settlement of the area where Waconia is now located began when the Indian title to the land was extinguished and a government survey made. In 1857, a group of Germans, Swedes, Swiss and Bohemians settled in the area.  While white settlers continued to move into Waconia, in 1862, a Dakota Indian tribe settled on a reservation along the Minnesota River. The settlers had to pay the Indians for the land they now lived on. When the Civil War began many of the men that normally farmed the land were sent off to fight. This sparked the so-called "Sioux Uprising." During the uprising, most settlers were forced to flee their homes and properties. Come support the Waconia Lions this weekend (Saturday February 7th), at their biggest fundraiser of the year!  The 27th Annual Wild Game Dinner, where you can sample everything from Walleye to Pheasant, Blackened Catfish, Venison, Wild Boar, Elk, Crawfish and my favorite, Lake Waconia Sunfish.!  This years Hawaiian theme should make for a great time.   This event brings in a large crowd eager to see what the new item on the menu is.   There is a live and silent auction along with many other raffles offering some great prizes.   All proceeds go to the Waconia Ice Arena and other projects within the city of Waconia.  Tickets are available at the door.  Once again, this years event will be held at the Waconia Lakeside Ballroom.  You don't want to miss it!

The recently opened Lola's Lakehouse in Waconia, MN sits right on Lake Waconia. This place used to be Nancy's Landing but has been completely renovated and features a full bar area, lakeside dining on the deck and a seating capacity of 220 inside and an additional 100 people on the deck. Lola’s Lakehouse is one of the few restaurants in the Twin Cities area to be located on lakefront property.   It features seafood, but also serves up a flavorful steak and a variety of other American fare, including stone oven pizza. A raw bar features oyster shooters, peel-away shrimp and crab and lobster cocktails.
