Historically, January is a fairly slow month for real estate sales in Shakopee.  Much of this is because of the cold weather and deep snow.  Who wants to trudge through 3’ of snow to go look at some houses?  I do! There are many townhomes in the Shakopee real estate market. Of the 301 current active listings 126 are townhomes, twinhomes or condos which represent almost 42% of the current market inventory. The Shakopee real estate townhome market is very affordable now compared to past markets especially after seeing values drop significantlyover the past few years. In reference to a previous blog post I had about Shakopee schools, it sounds as though the Shakopee school board will have some tough decisions ahead of them. I think the most crucial topic currently on the table before next school year is configuring the grade levels. They will need to decide on a Kindergarten center, 6th grade center or some other option I imagine sometime in the near future as teacher will need to be relocated and settled with the new elementary school set to open for the 2011-2012 school year. In regards to the possibility of a new high school in Shakopee, some within Shakopee are worried dividing Shakopee Schools would also divide the town. Don't panic!!! MN townhomes can be great, I lived in one for five years and loved it. With almost 10 years of experience now and seeing a more depressed real estate market than in the past, competition is tough. The Shakopee Real Estate market has a large inventory of quality townhomes ripe for the picking. I walked into one MN townhome last week that was PERFECT for $95,000, built in 2006!!! Now most first time buyers tend to lean towards townhomes rather than single family for a few reasons. 1) they don't want to do yard work 2) they don't want to buy everything to do yardwork 3) pricing typically is lower 4) you generally can buy a newer townhomes without needed repairs. The time has come where Shakopee has expanded to the point conversations have begun for a second high school.  The district will be considering adding a second high school as the Middle School and Junior High grow to capacity, and elementary school number continue to grow. The topic is a hot debate between many who simply can not see Shakopee as a two High School town.  Shakopee does face current forecasts for the current High School to be over capacity by the 2015-2016 school year and significantly overcapacity thereafter. Shakopee is back at it and adding to the entertainment hub they are known for in the southern part of the Twin Cities. Currently Shakopee real estate is home to many venues including Canterbury Park, Valleyfair, Murphy's Landing. Owner of Dangerfield Gus Khwice and Michael Orensteen owner of MinneHaHa in Burnsville, is planning to move the comedy club to the lower level of Mr. Khwice Dangerfield's restaurant in Shakopee. With the contracts of many key players expiring, and Brett Favre filing retirement papers, the Vikings have one of their most important contracts expiring, their home field at Mall of America Field.  Mall of America  Field recently deflated as fast as the Vikings Playoffs hopes, and many in Minnesota fear they might be moving to Los Angeles as stadium talks seem to be at a standstill.  I have seen the North Stars leave the state and move to Dallas only to win the Stanley Cup shortly thereafter. Inventory has dropped in Southbridge, and sales have cooled.  But do not become discouraged.  The holidays stalled activity for a time, but unlike January 2009, this month has been unusually "abuzz" with inquiries of people investigating the market.  Short sales and foreclosures continue to be prevalent in our Southbridge marketplace (there are currently five of them), with most of them concentrated in the townhomes.     With the existence of the foreclosure prevention programs which were absent in 2008 and early 2009, some sellers now feel they can hold their heads above water in the marketplace, as this inventory has dropped.   We expect that inventory will climb soon, as those getting a head start on the spring market seek to take advantage of the narrow window of opportunity afforde...
