Every day I look out over the North Phoenix Mountain Preserve and feel very thankful to live here!  Most of you know I love to hike our hills and valleys and I must have a gazillion photos from my 20+ years of hiking them - often. This morning it was a bit chilly at 48 degrees. Ok I get it - that's a wimps version of  chilly!  I did grow up in Saint Cloud MN - ya know!! Needless to say I lingered in the house enjoying hot coffee before I 'braved' the cold. I didn't really feel like getting my boots on today but I did anyway because I knew I'd enjoy being out there once I got started. I was right! And I got my steps in for the day! What a gorgeous Phoenix morning!  I could have gone on for hours and hours but you know how that goes, we do need to pay attention to our real estate busines...

While ideal weather is one of the main advantages to selling your home in the Spring, another advantage is that the children do not have to be moved in mid-school year. When a buyer purchases a home in the Spring, they are most likely to move in during the early summer. That means plenty of time for the kids to adjust and adapt to the area before the new school year begins. They may even make a friend or two with the neighborhood kids before the first day of school.Interest rates are still low! Properties that are ready for the market and properly priced are selling fast. Do not wait!Call today to list or to start the search for your dream home 218-831-8001.I can set up a search for you on the agent side of our MLS System so you can search like an agent does.No more wondering if the pro...

Another Sunny Winter Day in Phoenix   Alas we local Phoenicians are suffering through the brutal winter weather by making difficult choices. Should we spend the afternoon on the golf course or perhaps go for a hike?  Or maybe a nice lunch on the patio?  So many excellent choices!   My husband is stuck at an airport back east somewhere.  He just texted and said they have to go back in to re-fuel and de-ice.....yet again.  Needless to say he's looking forward to getting back home sometime today, hopefully.  Before you go all nuts on me about bragging about our lovely winer weather - take a deep breath!!  I grew up in MN and it was darn cold up there.  I feel for all you living through the brutal cold weather back east. I really do.   Another Sunny Winter Day in Phoenix

Summer in Phoenix - Proof Positive - January 2014 While a lot of the country is dealing with yet more cold weather and snow, there are lots of signs out in Phoenix that summer has arrived. I know you cold weather folks might think I'm bragging but I'm not, I'm sharing what showed up in my radar - just today. I had no idea it was going to be close to 80 (high for this time of year) and further more I was surprised to be doing a few errands and everywhere I went I found signs of summer.... already. This fun beach/pool chair caught my eye. And if I didn't already have a bunch of them I would have snapped this beauty up. But alas I left it there for some lucky snow bird that is looking for the perfect chair to go with their new Phoenix winter home! Next up, of course we need some patio dish...

Metro Phoenix Real Estate Trends - Under Contract Improvements The Under Contract factor in the Metro Phoenix Real Estate market is a great tool to determine not only the potential for the upcoming business, but also allows us to monitor exactly when the most impactful times on the market's overall improvements and what was going on during those times (holidays, different times of the year, major events or catastrophes, as examples) to figure out how to re-create or prepare to capitalize on the same events.  When the Real Estate market in the United States improves, we also see improvements in the economy and unemployment rates drop as there are more jobs in the processes (more business means more building, so construction typically increases; there are more people centralizing, so ther...

Friday Funnies - Ole and Sven's good idea   Calling all my Minnesotan Friends!  It's been awhile since I've heard an Ole and Sven story so I just had to pass this one on today for a little Minnesotan humor. These jokes have been around for as long as I can remember growing up in Minnesota.  I live in Arizona now but there's still a Minnesotan inside of me!   Enjoy!  I dare you not to laugh! Thanks to my brother for making me crack up today!     Ole and Sven are walking down a street in LaCrosse, WI. when they see a sign on a store that reads .. Suits $5.00 each, shirts $2.00 each, and trousers $2.50 per pair Ole says to his pal, "Looky here! We could buy a whole gob of dese, take 'em back ta Dulute, sell 'em to our friends, n make a fortune. Now when we go in der, you be quiet, okay? Ju...

Does Solar Power help Sell Homes? More and more homeowners are going to alternate energy sources, and solar seems to be a popular choice. It is accessible financially and unless the home is completely tree shrouded sunlight is an abundant and free commodity. The growing Prepper Community seems to embrace this concept. The questions are: Is the installed solar power system cost effective? Can I install a solar power system in my city? How does the solar power system work? What will a solar power system do for me? Anna Banana will probably comment on how popular solar is in the Phoenix, AZ area:) and in the south solar seems to be a no-brainer, although I have been told it can be ineffective in extreme temperatures. But even in St. Cloud, Minnesota the modern solar cells are effective (co...

A model train! My eldest son called yesterday and said there was a Model Train show in  St.cloud for Sat.  I had the morning free so I said sure.  It isn't a big show, but still fun for a couple of hours. I had been to the same show about two years ago and was pleasantly surprised that it had grown some. I took the chance to play with the camera although with all the people around, getting really good shots was hard with getting bumped every few seconds.   I have done some model railroading in the past and it is a lot of work.  Some of these displays have gone all out and they are still able to move them around. A child's tree house as the train speeds by.   The Granite city train show does a nice job organizing this show. They run a show every year in April and again in November at the...

Hiking in Phoenix North Mountain Preserve on St Patrick's Day 2012  Happy St Paddy's Day!  Today we went for a morning hike in the North Mountain Phoenix Preserve. Since it's St Paddy's Day I figured many people  would be wearing green as we did as well. And sure enough lots of folks where in the Irish Spirit. Top of the morning to you was heard over and over.  How fun!  What was so interesting today was at first it was sunny and bright. Then all of sudden the clouds started rolling in and it was the perfect time to catch some shots.  We don't have many cloudy days in Phoenix so most of us get excited about the change in weather!  We're expecting two days of rain.  Yeah! Tomorrow we plan to get out the big umbrellas and go for a walk in the rain. See you at the top!    *****************...

Thankful Sunday! A Toast to my Friends & AR Colleagues in St Cloud MinnesotaSteve & Liz Baklaich Imagine my total surprise when I walked up to my front door and there was a package from Liz & Steve Baklaich!I wondered what it could be? So I hurried into the house and opened up the package.  It was kind of heavy so I wasn't sure what they had up their sleeve!  It was packed really well with lots of bubble wrap so it took me awhile to open the first package.  Homemade Raspberry Jelly!  Are you kidding me?   I love homemade Jelly! It reminds me of growing up in St Cloud Minnesota. My Grandma had a huge raspberry patch and she let us pick our breakfast of berries when we stayed with her.  And she made the best homemade raspberry jelly too!   When I saw the jelly that Liz made (sorry Steve I...

Uncle Sam Givith and Takith Away! I have know a number of attorneys over the course of my Real Estate career, and some of them know, and tell the best lawyer jokes. Example: Do you know how cold it was yesterday? It was so cold I saw my lawyer walking down the street and he had his hands in his own pockets! Now try substituting Senator for lawyer and you will be most timely, because last week the U.S. Senate extended the payroll tax cut, reducing what they withhold from folks paychecks. This is a temporary measure to stimulate spending, etc. As part of this extension they included an increase in Mortgage Insurance Premiums (MIP) on Fannie Mae, Freddie Mac and FHA loans, for new purchases and refinances, beginning January 1, 2012. This change will likely be permanent, and represents abou...
