It's a lovely Monday morning here in Rochester, Minnesota.  I looked out my window this morning to see the world famous Mayo Clinic shrouded in a foggy haze.  No, it wasn't actually fog, is was a cloud of ice crystals hanging in the air.  Oh yes, it was 22 degrees below zero and the wind was blowing 20mph. Schools are closed thoughout the entire state.  Several business have closed, while others are encouraging non-essential workers to stay home. Even though it's a lovely, sunny day, I've cancelled all of my showings for the day.  Not that I'm afraid of the cold, I'm thinking of the sellers I would be forcing into the cold.  With windchills exceeding 50 degrees below, I don't have the heart to ask people to leave their warm houses and get into their cold cars and head out into winter's ...

At this time in 2012, there were 617 homes for sale. At the first of January 2011, the number was 810!  2) More homes currently have offers on them. As of today, 1/4/2013, there are 165 homes in Rochester with accepted offers, waiting to close. The same time of year in 2012 it was 135, and in 2011 it was just 82.  3) Homes are 25% selling faster than they did in 2011. In 2012, the average home was on the market for 103 days before getting an offer.   Recently I showed some homes to a couple of new buyer clients of mine here in the Rochester, MN real estate market.  I had not looked in the price category they were in for a couple of months but I thought there would be more homes to look at since spring had now sprung.  It didn't take very long to realize that the houses available in that price range were not as plentiful as they were this winter!  Hopefully for my buyers, something will come on the market that fits their requirements and also meets their desires soon. In the meantime I decided to check the numbers, and sure enough there are less homes on the market than their were at this time last year and the median sale price has gone up.  Maybe Rochester's real estate market has hit rock bottom finally!
