Strong sales numbers and limited inventory are promising for sellers in Plymouth and Wayzata.   Numbers suggest buyers will still have to work hard and be patient in their home search but that new homes are coming to the market and keeping inventory levels stable. There is a slightly higher expired number when compared to other area cities but this could be explained by the price point and a small surge in higher end foreclosures.  Could suggests we are close to the end of foreclosure crisis as the last effected are generally well to do neighborhoods. Seasonal changes and the government shutdown will propbably have a substanial effect in October numbers when published, but with rates expected to increase in the spring, now could be the best time to buy or sell a Plymouth or Wayzata home...

When my boys were in grade school, a trip to the library was a weekly event. They would stock up on books that piqued their interests or were favorite authors. Goosebumps and Henry & Mudge books were favorites. Sometimes, if the books were extremely interesting, the pages would be turned so fast, the books were read cover to cover before getting home. We didn’t always have time to make a second trip during the week so the options were to reread the library book or read something from their own bookshelf. Not reading for a week was not an option in our home but because we live in a home on Anoka County acreage, it wasn’t like the library was just down the street either. That is why the concept of a Little Free Library was so intriguing to me. It is an outdoor bookshelf built and maintai...

Homes were sold at a furious pace last month. According the National Association of REALTORS® (NAR), the Pending Home Sales Index rose 5.2 percent in October, crossing the benchmark 100 reading, and moving to 104.8. It's a 5-point improvement from September's revised figure and the highest reading April 2010 -- the last month of that year's federal home buyer tax credit. October also marks the 18th consecutive month during which the index showed year-to-year gains. As a housing market metric, the Pending Home Sales Index (PHSI) differs from most commonly-cited housing statistics because, instead of reporting on what's already occurred, it details what's likely to happen next. The PHSI is a forward-looking indicator; a predictor of future sales. It's based on signed real estate contracts...

After 4 weeks of rising costs, Plymouth mortgage rates finally recede. According to Freddie Mac's weekly Primary Mortgage Market Survey, the average 30-year fixed rate mortgage rate dropped 7 basis points to 3.59% this week. Depending on where you live, however, you may find that your offered mortgage rates varies. Freddie Mac's "published rate" is a national average based on a survey of more 125 banks. The rates you receive as an individual vary by bank, and vary by region. Mortgage applicants in the North Central Region were most likely to get the lowest rates of all applicants nationwide last week. By contrast, applicants in the Southeast Region were most likely to get the highest rates. Average mortgage rates in the five U.S. regions, as tracked by Freddie Mac : Northeast Region : 3...

30-year fixed rate mortgage rates made new, all-time lows once again this week. According to Freddie Mac's weekly mortgage rate survey of more than 125 banks nationwide, the average 30-year fixed rate mortgage rate fell 4 basis point to 3.62% nationwide. The rate is available to conforming, prime borrowers. A "prime" mortgage applicant typically has excellent credit, verifiable income, and at least 25% equity in their home. And, it's not just the 30-year fixed rate mortgage that made new lows in this holiday-shortened week, either. The 15-year fixed rate mortgage did, too, falling 5 basis points to 2.89%, on average. Today's low rates are terrific for both home buyers throughout Minnesota and existing homeowners looking to make a refinance. As compared last year at this time, mortgage r...

According to the Mortgage Bankers Association’s Weekly Applications Survey, refinance activity increased 13.5 percent last week and pushed the refinance share of all mortgage activity up to 75.2 percent. The spike in refinance activity helped the Market Composite Index, which measures total mortgage application volume, climb 6.9 percent from the week before despite a 11.2 percent drop in the Purchase Index. Jay Brinkmann, MBA’s chief economist, said a drop in rates last week led to the boom in refinance applications. The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances fell to 4.05 percent from 4.10 percent the week before. The drop in rates tied a survey low reached in early February. Also in the report, the average loan size of all loans fo...

Many Plymouth home sellers are faced with the problem of owing more on their home loans than what their property is worth in today's market. The fact is that in order to sell your property in the Minnesota real estate market today you need to pay off your mortgage in order to convey clean title to your buyer. Unless you want to arrange with your lender sell your home on a short sale, this means you will bring money to the closing in order to pay off the remaining balance that you owe. Many home sellers who need to move now are considering the possibility of making their current home available to rent with the hope of buying a new house. Plymouth Home Sellers: Is Renting A Good Option? The good news today is that with the tougher mortgage market, rents have gone up significantly. Renters...

Is a 15-Year Fixed-Mortgage for You? As mortgage rates stay at historic lows, there has been an increase of borrowers choosing to refinance to 15-year fixed-mortgages. Between January and June of this year, 26% of homeowners chose this option. With low rates and a chance to pay your mortgage off faster, it’s no wonder so many homeowners are going this route. But is it the route for you? Is a 15-Year Fixed-Mortgage for You? Although with a 15-year fixed-mortgage you’ll be paying less interest, your monthly payments will increase significantly and can be a burden on your savings. For example, if you have a 30-year fixed-mortgage of $200,000 with a 4.5% interest rate, your monthly payment will be $1015.
