After lamenting the shortage of affordable one-level townhomes and condos lately I find I will have one of each listing this week in Minnetonka. As I was spending time in the area I was reminded how Minnetonka has a more rural, almost lake-like/farming feel even though it is only a second ring suburb to Minneapolis. In fact, as late as the 1960s, Minnetonka still had many farms, greenhouses and horse pastures. With big treed lots, rolling hills, few sidewalks, and more than 20% of its land in lakes and wetlands Minnetonka has a distinctive personality that reflects its position not far from the city but also touching the east end of sprawling Lake Minnetonka. The townhome I have coming on the market is in the Pepperwood development in the northeast corner of I-494 and Highway 7, west of...

Home values in Minnetonka are one of the more misunderstood market statistics in real estate.  See, most people think of Minnetonka as the "Lake" and not as a geographical area.  Minnetonka has far more modest, even affordable homes along with a good selection of middle class homes that have nothing to do with Lake Minnetonka and provide a great value with quick access to the lake.  While there are multi million dollar listings on and near the lake, homes in every price range exist.  This is why Minnetonka homes are increasing in value slightly higher that other cities.  That coupled with more solds than new listings taken, provide exciting news for sellers in the area. Buyers still enjoy a great advantage with low rates making now a great time to buy or sell real estate in Minnetonka. ...

Here's good news for future buyers of Minnetonka homes for sale with recent history of bankruptcy or other financial downturns.  FHA releases its "Back to Work - Extenuating Circumstances Mortgage Program". This program is applicable for FHA cases dated after August 15, 2013. The Federal Housing Administration (FHA), a division of the Department of Housing and Urban Development, has waived its three-year waiting period for foreclosures. Borrowers with recent cases of Chapter 7 and Chapter 13 bankruptcy, deed-in-lieu, forbearance agreements, foreclosure and pre-foreclosure, loan modification and short sales can also apply and potentially be approved for an FHA insured mortgage. This latest action of FHA will surely contribute to the continuous decrease of foreclosure activities in the M...

Here's one of the articles we used in a campaign to promote proper way of choosing the right contractor. Hope you'll find this information useful as you search your perfect partner in improving your home. Americans spend billions of dollars on construction and home remodeling each year. Many homeowners have discovered that improving their present residence with an updated kitchen, an additional bathroom, new windows or a new roof can be a more prudent investment than purchasing a new residence. However, adding a room or updating a kitchen can cost more than a new car, and consumers should take some time and care in planning a costly home improvement project. Unfortunately, most consumers spend less time choosing a contractor than they do choosing a car. Here is a checklist of important...

Minnetonka lots for sale have been a hot item in the real estate market for several decades. When Minnetonka was developed as a city in the 1950s, its officials were aiming to preserve the beauty of the area, thus limiting interested buyers in purchasing land land of an half-acre or more. The reason being was for the city to utilize septic systems instead of sewers. Buyers of Minnetonka lots for sale want to have a home with a large lot and lots of surrounding trees, simply perfect for a family home. Just as any property buyer would do, buyers of Minnetonka lots for sale should take necessary measures to ensure that their purchase will go smoothly and their lot will be perfect. Some of these measures include reviewing the lot's title and visiting homes that surround the buyer's targete...

Lake Minnetonka home owners, it is time for some good news. The Lake Minnetonka Real estate market is continuing to show some great numbers.  According to Infosparks through the NorthstarMLS, the month’s supply of homes for sale is down 30.4% from March of 2011. That is an unbelievable drop of homes for sale. In March of 2011 we had 11.3 Months of supply of homes for sale in Lake Minnetonka area. In March of 2012 we had 7.9 months of supply. Now the overall picture shows the month’s supply of homes for sale has dropped 17.7% from the previous 12 months. This means less competition and less competition means increasing demand.   Now, the other great news for the sellers is that in March of 2012 the closed sales were up 39.5% from the previous year.  Pending sales went up 93.3% rising fro...

Sold in 17 Days! Woo Hoo!! Home Staging Minnetonka MN Now that's what I'm talking about. Love to get those emails saying a property I staged sold so quickly. I was hired to stage this vacant home because it had a really tough living room layout. I even stood and scratched my head when I was in the home taking measurements. I normally know immediately the layout I will use or at least have a pretty good idea. This one. Nothing. If I was struggling and I do this for a living what do you think the potential buyer thought?? Long narrow room, fireplace on one end, traffic pattern down one entire side, patio doors to get access on the other. Yikes!   A sofa was too long to put crosswise facing the fireplace, and if I put it perpendicual to the fireplace you couldn't walk behind it to get out ...

Don't Forget to Stage the Office! Home Offices are important square footage. Most buyers want a home office as many now telecommute or have their own businesses that are run from their homes. If it is important to a buyer it should be important to you! Set the stage, show them how great the space can be! This??     Or This??                                            Many new construction homes or homes built within the last decade have the office right inside the front door. Even MORE important for Home Staging. Sometimes the office is self explanatory with built in desks and shelving but it doesn't mean it shouldn't be staged. Here is a perfect example of a high end rehabbed home we staged for an investor. If you walk in, take your shoes off and see this it may not leave much of an im...

(Wayzata Lakes Realty: Eric Kodner Sells Twin Cities Homes)
After 423,000 Points and 712 Posts in Two States, I Still Find Value in ActiveRain   My journey through ActiveRain has spanned four years, with profiles in two states (Minnesota & Wisconsin). And in that time, I've managed somehow to accumulate a total of almost 425,000 points. I've written 712 blog posts on AR and those posts have received over 6100 comments.  And somehow, I've managed to get featured sixteen times. An old ActiveRain friend messaged me a few nights ago, asking why I had divided all those points between two states, using two profiles. From the beginning, I made a decision to be on ActiveRain in both local areas where I have real estate brokerages (Wayzata Lakes Realty in Minnetonka, Minnesota and Madeline Island Realty in LaPointe, WI). These are two separate and dist...
