  The housing market in Maplewood, Minnesota remained strong and steady throughout 2015. Similar to other communities in the Minneapolis/St. Paul metro, this Ramsey County city has real estate sales statistics remained solid with abundant sales and new listings. Both the number of new listings and closed sales were up from 2014 and the average sold price was steady coming in slightly lower than last year at just under $200K. Keep in mind; just four years ago the average price of a home was over $50K less at $146,957. Continued sales at a steady price show a solid comeback for housing sales in the area. Back in 2011, Maplewood homes were bringing in an average price per square foot of $82 which was similar to many other communities in the northeast Minneapolis/St. Paul area at that time....

The housing market has made a significant turnaround in the community of Maplewood, MN in the past few years. Similar to other communities in the Minneapolis/St. Paul metro, this Ramsey County city has real estate sales statistics showing a rebound. New Listings were down and closed sales were down from 2013 but the average sold price was up by 9% to over $200K. Just three years ago the average price of a home was over $50K less at $146,957. This reflects a rebound of 36.7% in just three years! This was a quote from Barack Obama on August 6th of this year and it will be interesting how this whole operation shakes out. Obviously Fanny and Freddie have done their role in keeping the interest rates low while the economy rebounds. What happens if their role disappears? Two things would likely happen: 1.) Interest rates will increase- Without Fannie and Freddie holding them down, the rates would most likely go up to the average level of around the 5-8% mark. 2.) The 30 mortgage could go away- Our neighbors in Canada don't have the 30 year mortgage. They have a payoff of 25 years with the interest rates adjusting for the market conditions every 5 years. Interesting?! I suppose that makes sense for banks right??? Either way, both consumers and Realtors need to stay frosty with what's...

No, I’m not suggesting that your agent has forged their real estate credentials…let me explain. Years ago I was out at Maplewood Mall in the upstairs food court eating lunch with my sons and teenaged niece (she’s a 30 something now so it was awhile back). As we shared our fast food fare, an attractive middle-aged woman dressed in very trendy clothing passed by but she was simply trying to hard to appear youthful. New Listings were down, closed sales up and average price sold down from the similar time period in 2010. New listings were down nearly 15% from 801 in 2010 to 684 in 2011, while closed sales were up by nearly 8%. The average sales priced dropped by a whopping 14% to $146,957, down from $170,959 in 2010.
