It's fall in Minnesota. We are fortunate to live in a state with four seasons and autumn is definitely full of color. In a month or so, we could be almost all white as our winter season blows in. But  when the golds and crimsons and rust colored leaves are but a memory, the greens of the pines and firs will still be a part of our landscapes.  This summer has been brutally dry.   Homes were moving in 2012 in the City of Ham Lake once again for this community rich in history. Incorporated in 1974, Ham Lake became a city after over a hundred years of continued steady growth. The area was first settled in 1855, by Scottish settlers on the southwest side of the ham hock-shaped body of water we now know as Ham Lake. The community was originally named  Glen Carey, (no not a person related to Drew) this is the Scottish translation of “beautiful valley”. Following a prairie fire in 1857, the Scots moved on and the community was resettled by Scandinavian settlers. These settlers could not correctly pronounce  Glen Carey and soon the fledging community was renamed Ham Lake. Anoka County didn't officially recognized it as a township until 1871. Why Should A Seller Pay a Home Buyer's Closing Costs? The short answer is....To SELL the HOUSE! But how does this work and why is it so important in the sale of a home? Let me explain... When I list a home for sale,  sellers are given a net sheet with estimates of closing costs associated with the sale home. One of the items on the list is “Seller contribution to the Buyer’s Closing Costs.” If the home is one that would be attractive to a first time buyer, I will put in an amount that is roughly 3% of the list price. Well over a decade ago, I was on a weekend shopping excursion with my family. Just as we were about to step off the curb into the busy parking lot of the local Target, I attempted to take the hand of my precocious son when he announced to my husband and I, “I can hold my own hand!” And being obstinate and still in that "terrible two" stage, he did. Minnesota's state motto claims we live in the land of 10,000 lakes, yet there is actually over 12,000 in this great northern state. However, one thing is for certain; all MN lakes are all too cold for swimming in the spring.  This March marked several record breaking temperatures in the high 70's and I know more than a few Minnesotan's were tempted to turn on their central air yet a quick jump in the lake could have been deadly. It is normal for air temperatures in April and May to occasionally be as warm and sultry as August, making the water in those 10,000+ lakes look very refreshing. But beware. Why can't a bride and groom take that little bar code scanner from Target or Macy's and scan a photo of a new home instead? I know couples need the department store stuff like blenders, coffee makers and blankets but they often want and need a first home too!   What if brides and grooms could  browse the internet listings on any real estate website or drop by a neighborhood open house and use a special "dream home scanner" to click on a favorite home. Horse and animal restrictions on Minnesota acreage properties Last year, during a final walkthrough of an acreage home my buyers were purchasing in Anoka County, one of their daughters ran up to me giggling and said, “Joe thinks you are buying him a pony.” “Oh…really?” was all I could think to respond.     Mom nodded that yes it was a fact, Joe had it in his three-year-old head that I was going to drop off a four-hoofed pet on move-in day. Tips for protecting home from pet damage Just yesterday I was out showing homes in northern Anoka County. We were at a lovely, well kept home in East Bethel. As we pulled into the driveway, we could hear barking from the garage. The two kenneled dogs did not bother the showing at all. But as I inspected the home with my buyers, we noticed chew marks on the oak door frame near the floor.. In this particular case, my buyers discounted the small flaw in an otherwise meticulously well kept home, Pets do make a difference when selling a home. We Americans LOVE our pets.   Vaccination Clinic Carlos Avery Wildlife Science Center The Wildlife Science Center in the Forest Lake/Columbus area is better known as the Carlos Avery wolf refuge. On a cool crisp evening when the world is quiet in my Ham Lake front yard, I can easily hear the dozens of wolves howling from their home. It is located a few miles as the hawk flies from my home so it is near and dear to my heart.  The Wildlife Science Center (The WSC) is not only home to several types of wolves, a number of other animals call the sanctuary home including several big cats,  a variety of fox, owls and hawks. Does a Homeowner need copy of Grant Deed?   A client sent me an email earlier this week from regarding a letter that arrived in their mailbox that day. Sherry and her fiancé had bought an Anoka County house late last year . This letter strongly suggested it was important to purchase a copy of their grant deed for their records. Busy Road Factor Selling a Minnesota Home As a REALTOR®, people across the north and east Minneapolis/St Paul metro area  contact me to provide comparative market analyses on their homes. I work hard to get the price right whether it is for a single family home, a townhome, an acreage estate or a lakeshore getaway. Getting the price right is imperative in this changed real estate market. I use a system to check the comparative homes sold in the past 3-4 months and add and subtract for differences in each particular home. Home Selling Tips Sponge/Textured Painting     A decade ago, both SpongeBob and sponge painting were very  cool but are now out of style. Of course there are those who will debate this statement because SpongeBob is still a young nephew's favorite Nick TV show, And, some there are those who still love their sponge painted walls as much as the yellow square-pantsed cartoon character. Septic System Pumping Requirements on MN Acreage When I first heard the infamous Erma Bombeck quip, "The Grass is Always Greener Over the Septic Tank", I had no idea what she was talking about. Now, after a decade of living on an acreage property with a septic or private sewage system, I not only get the joke, I know it is true. Septic cleaning is a dirty business and somebody’s gotta do it. Septic tanks must be pumped out at a minimum of every three years in the city of Ham Lake. First Time Homebuyer Real Estate in Columbus MN       Columbus Minnesota is not normally and area a first time homebuyer would consider but with affordability up throughout the north and east metro, 2011 could make it one.
