Are you planning to sell your Anoka County acreage home this spring? If you live on acreage and are not in a community with city sewer, you have a private sewer system to get rid of sewage. Homeowners with septic systems are required to complete an additional disclosure about the condition and use of the system. Some Anoka County communities require a compliance test for private sewer systems. If you do not understand these requirements, be certain the REALTOR® you choose, does. Though this morning started out below zero, next week's forecast says SPRING! Yup, the weather men and women are predicting temperatures in the forty's and maybe even 50's! Green grass and budding flowers will not be far behind. Every spring seems to bring some new critter to our Ham Lake backyard.  We live on small acreage near Coon Lake so animals are always wandering around our neighborhood. One year it was a newborn fawn and another year there was an opossum hanging on a tree.  We often have rafter of wild turkeys wandering through the backyard (yes, rafter IS the technically name for group of turkeys). In 2013, homes sales made quite a comeback in Ham Lake, Minnesota; an area well known for its acreage properties. In this north and eastern Anoka County city, the number of closed home sales was up just slightly but with only a slight rise in new listings and continued demand, the absorption rate dropped considerably as well. The average days on the market dropped nearly 30% this year, from four months on average to under three, which keeps the playing field level between buyers and sellers. The average price of a home sold rose as well in 2013 by just over 12%. It went from just under $240K to nearly $270K. This also had a major affect on the price per square footage as it rose from $95/sq ft to $106/sq ft which is up considerably from just a few years ago. Sellers seem to be getting ...

The rebounding market that positively affected much of the Twin Cities area in 2013 seems to have passed over Columbus, Minnesota, proving once again that all real estate is local. Closed sales were down along with the average sales price and listings were; not signs of a recovering market. There were 29 homes sold and 51 new listings in this semi-rural, Anoka County community, just west of Forest Lake. Columbus is well known for its acreage properties in addition to the Running Aces harness racing track. However, after two years of solid recovery, it might just indicate a leveling off of the market. The average price of a home dropped just a bit, under 2%, in 2013 compared to 2012. Vaccination Clinic at Carlos Avery Wildlife Science Center   The wolf sanctuary in Columbus Minnesota is near and dear to my heart. It is just a few miles as the crow, or better yet, as the hawk flies from my home. Every three years like clockwork, I put in a call to Olson's to have our septic pumped out. It’s a dirty business and somebody’s gotta do it. The City of Ham Lake where we live, does not have a public sewer system. We all have individual sewage disposal or septic systems in our yards. The septic pumping and inspection is mandatory every three years. Getting your septic pumped and inspected is a requirement of most Twin Cities metro municipalities. State and county codes are not specific on the subject of on-site or individual sewage disposal systems (ISDS) or septic systems, leaving it up to each Minnesota city to adopted their own rules for inspection.
