I have no ability when it comes to basketball but as a REALTOR® with well over a decade of experience in the Twin Cities north and east metro, I do know a housing rebound when I see it. Since last fall there has significant activity in the Minneapolis/St. Paul housing market. In the north and east metro, I have witnessed the market turn. The extreme low interest rates have brought out the first time buyers who have literally bought up almost all the listed houses. This is good news…unless you are a first time buyer..         The number of new listings decreased considerably for the second year in a row in Blaine, Minnesota. But unlike 2011, the number of sales, and more importantly, prices have seen a significant rebound. A majority of Blaine’s lender mediated foreclosure/short sale homes in the lower price points seem to have worked their way through the system no longer drastically affecting the average sales price. With this the average price per square foot rebounded almost 10% from $88/sq ft to $96/sq ft. Lower interest rates have continued to bring in buyers as closed sales are up again in 2012. New listings have dropped so there is considerably less inventory. Homes are selling at a brisk pace with 35 day drop in the average time to sell than in 2011, down from 132 to 97 days on the market. Inventories of existing homes are down and prices are up in Blaine MN. There is a shortage of good homes on the market and there are not enough properties to meet current demand. We are down to 2.7 months worth of inventory and that's as low as I've ever seen it. Many sellers take their homes off the market in the fall because they think they will not sell in the fall or winter, but that isn't the case this year.
