I went into a home yesterday and for the first time in 9 years I saw an old furnace.  It was the type of 1950's furnace that had individual heat ducts running out of it.  I call it an elephant furnace.  Wrapped around the ducts is the old asbestos insulation.The picture is sideways,but all the white is asbestos insulation. Yes sometimes we have home buyers in Michigan that won't listen.  That's what the title "if you are going to be stupid, doesn't mean I have to be stupid too" is all about.  I don't want to be mean, or rude so you have to let the buyer down gently and FIRE THEM.  Every once in a while we get a buyer that is smarter than us, that is looking for that great deal, and refuses to listen to reason.Let me give you my latest example.  I was looking for homes for sale in Northville Michigan in the $550,000 to $700,000 range with a client.  They really wanted to be under the $600,000 range but they were not finding what they wanted.  They upped the price range to $700,000.  So they were already frustated.This is an important part of the story.  Their friend told them them got a GREAT DEAL on a hom...

I lived in Livonia Michigan for 23 years and loved it.  Some of the positive things about Livonia is good solid school system, lots of local parks, easy access via freeway to anywhere in Metro Detroit, great city services, and good fire and police departments. Livonia Michigan is a community in Western Wayne County that has I-275 and I-96 running through it.  That makes it easy to get to the airport, Ann Arbor, or downtown Detroit.  Those stops are just a 20 minute ride.  So you can go see any of the professional sports teams like the Red Wings, the Lions, or the Piston in about a 20 minute ride.  You can get to concert venues, or the Eastern Market (our big farmers market downtown), or to a play easily.  If you travel alot then the short 20 minute ride to the airport will give you more...
