Sales have shown a little spike this past week despite the snow we had for Thanksgiving! Things are looking up and snow is always welcome here in the North. We had a inch or so on the ground when we woke up today with more to come in the next few days. Area ski hills are opening all over the region. People are busy getting there skis and snow machines ready! Some of the smaller lakes and ponds are beggining to freeze and we are seeing huge numbers of water fowl passing through! I did not think it was ever going to come this year. The first snow, sleet showers of the year hit TC! No it did not stick or even last very long. But the weather did change in the last few days to rain and then tonight we saw are first glimpse of snow. The fall season has been wonderful so far, with sunny and warm afternoons. There are still lots of leaves on the trees in-spite of the high winds we have received. But with the time change all good things must come to an end. The winds are blowing in colder air from the North west and the snow is sure to follow. Hopefully we will have a white blanket of fresh snow for opening day deer season November 15! Everyday is a great day in Traverse City! The skys cleared just in time for another great Halloween! The sun poked through just enough to illuminate the clouds in a purple and orange sunset, making for a perfect evening for trick or treat. Kids were out in force trolling the streets for candy and the home owners decorated and put on quite a show themselves. This is how Halloween should be! With the fall classic in full swing, baseball is on everyones mind. Well in case you have not heard in 2006 Traverse City aquired there own professional baseball team. After there second season the Traverse City, the Beach Bums are the talk of the town. Playing 100 games a year half of them at home this team has become another feather in the cap of TC! With an absolute fan and family friendly park just south of downtown, the Beach Bums have given the people of TC something to cheer about! They play in the Independent Frontier League. A great Halloween tradition is coming up on October 26, 2007! The Traverse City Downtown Halloween Walk is a great event for parents and kids. It runs from 3:30 - 5:00 with all the local downtown business on Front Street participating! The local business put on a trick or treat event for the kids giving out food and candy. This is a great safe event where parents can take there kids to trick or treat with other kids. The parents can relax and have fun too, checking out the local business and what they have to offer. The street is blocked off so you parents do not have to worry about the traffic. Some business will have really spooky and fun displays for the kids. Traverse City has been seeing unseasonably warm weather for the month of October, but I'm not complaining. Just last week we were swimming in the crystal clear bay and soaking up the sun on the white sandy beach. This is an incredible time of year to be in Traverse City. The leaves are a blaze in color, roadside stands are overflowing with the seasons harvest of apples, grapes, Cherry's, Berry's, corn and pumpkins! The nights have been sweater cool with Sky's so clear you can see a million stars illuminating the country side. My phone is ringing off the hook with people who want to lease a home here in Northern Michigan. These people all have different stories. There are three that seem to keep reoccurring. 1) I sold my home for a loss down state and do not have  a sufficient down payment. 2) I lost my home in foreclosure or sold on short sale and my credit is a bit shaky. I need time to rebuild my credit and cash.  3) I do not want to take the chance and  buy in a declining market but if I could do a lease option I would take my chances.  They all want to see how things are going to shake out here in Michigan. The Traverse City area is stalling like everywhere else, but there is a tremendous upside. People want to live here! It is ranked in the top 10 for places to live in the Midwest! October is a great month here in Northern Michigan! I woke up at 6:00 am drove 2 miles to the lake and watched the sun come up from my Duck blind. Wave after wave of Ducks came diving in from all directions. I limited out by 7:45 and was back at home by 8:30. After a quick shower I was back out the door and at the office by 9:30. I worked until 4:30 and was in my deer blind by 5:30. At 7:00 a nice 4 point buck was broadside at 15 yards! I let him pass with the hope of something bigger coming a long. No such luck just a flock of Turkeys! And then just when I thought all the activity was done for the day a big fat raccoon came by! I was back at home by 8:15! I had lunch with a real estate expert today.We began discussing the run away foreclosures in our market. Today there are more than 35 active foreclosures in Traverse City. Grand Traverse County recorded 179 sheriff's deed sales in 2006, more than any other year this decade. This year, there have already been 108 through May 11. 1/28/2008 UPDATE; Foresclosures in Grand Traverse County topped nearly 300 for 2007 at 290. Last Week in the News U.S. mortgage applications rose 1.1% for the week ended July 6, the Mortgage Bankers Association reported July 11. Applications were 10.5% above their year-ago level. Meanwhile, the National Association of Realtors (NAR) said on July 11 that it expects existing-home sales to rise to nearly 6.4 million units in 2008, up from the 2007 estimate of more than 6.1 million. Nearly 6.5 million existing homes were sold in 2006, NAR said. As for new homes, NAR projected sales of 865,000 in 2007, and 878,000 next year, but the 2008 projection would still be down more than 20% compared with the nearly 1.1 million new homes sold in 2006. Last Week in the News The nation's service economy expanded at a faster-than-expected pace in June, as the Institute for Supply Management (ISM) said on July 5 that its index of business activity in the non-manufacturing sector registered 60.7, topping May's reading of 59.7 and Wall Street's forecast of 58.1. A reading above 50 indicates expansion, while one below 50 signals contraction. The June reading was the highest since April 2006, when it hit 61.1. Output at U.S. factories, plants and utilities also expanded in June, the ISM reported July 2. The ISM's manufacturing index rose to 56 in June, above the May reading of 55, and higher than the market expectation of 55.4. The stock markets are currently showing gains with the Dow up 68 points and the Nasdaq up 13 points.
