I know of two people that have tried to do a loan modification.  I have one friend that had a contracting business that was dependant on new home sales.  When new construction died, so did his business.  So now he has a house he really can't afford. He has been working on a loan modification since last summer.  He has stayed on top of all the requirements and has called the bank weekly.  He has the time to do it.  He still does not have a final approval but they are working on it.  (So they say) Now the other loan modification is the exact opposite story.  She had a subprime loan, and was behind on her payments too.  They told her to make a specific payment for three months and give them a specific amount of money.  She did what she was told.  At the end of the period she followed up on...

The goal you should have when buying a house is too pay it off.  Yes that is the ultimate goal.  Too many home owners right now are paying the price for using their house as a bank.   Homeowners used the house to pay off credit cards, take trips, pay off college education, pay for weddings, pay for cars.  Houses were being used as a bank.  I know one guy that built a house 18 years ago for $180,000.  He had a $120,000 mortgage on it.  By the time he lost it he had run up the mortgage up to $330,000.  He couldn't afford the payment anymore.  He lived off the house.  He let it go into foreclosure.  Now he is 53 years old with no house and won't be able to buy a house until 55 years old. Here is an explanation of Michigan property tax statement you so you know whether to fight to reduce your property tax assessment by your city.   So you just got your Michigan tax assessment and you have no clue how to read and understand your Michigan  Detroit property tax statement.  How do you know whether your tax bill has gone up or down.  There are two numbers on your Michigan property tax statement that you need to know about are: TAXABLE VALUE and SEV (STATE EQUALIZED VALUE) SEV (STATE EQUALIZED VALUE) -is 1/2 the market value the city assessor assigns your property.  So if the the city assessor thinks your house is worth $200,000 then your SEV would be $100,000.  SEV is not the amount the city bases your taxes.  SEV is not what you can sell your Metro Detroit house for.  It is ...

Ever body thinks they can pick up a deal at a sheriff sale but this is what happens at Michigan Sheriff sales. When a Michigan home goes into foreclosure the house is scheduled for a sheriff sale.  The sale usually happens at the county offices.  On most homes the bank ( the lender/mortgage holder) buys the home back.  The bank bids it up high enough so the borrower, friends, family members, or even the general public doesn't buy cheap. What the bank wants to do is to buy it back so it releases all other lien holders (2nd mortgages) or others that have claims against the property.  Such as contractors, lawyers that have judgements.  When the sheriff sale takes place the winner gets the property with no liens. Here is yet another reason to count your blessings this Thanksgiving.  A couple of weeks ago, I told you about Noah Biorkman, a 5-year-old terminally ill boy, who absolutely loved Christmas but was not going to make it to Christmas this year.  When his family reached out to the community to send Christmas cards (his favorite thing) to Noah, they were overwhelmed by the outpouring of love, good wishes and, yes, Christmas cards they received (at last count, around 1,000,000).  Little Noah Biorkman lost his battle with Stage IV Neuroblastoma cancer Monday morning.  Noah and his family showed incredible strength and resilience when they didn't ask for pity.  They accepted the facts as they were and Noah seemed happy knowing that he was going to be an angel in heaven soon.  Make sure you ho...

The Cosmic Cow's Carra Riley sent me a message on Facebook from one of her other Facebook friends telling me about this heartbreaking/heartwarming story that I wanted to pass along to everyone else in hopes that you, dear Active Rain members, will help this little boy and his family create a legacy of help and hope for other little kids. Wow only 100 days left in the year. Today was pretty busy. Office meeting this AM. Mary Nicole had some great things to share with us today. Also one agent let us know that she had sent a client to a local builder, registered said client as well. The builder's rep told the prospective buyer they would get a better deal if they didn't use an agent- wow- really? Do you think that agent will be sending any more respective clients to that builder? Do you think I will? NOPE!! Had to go home so Dish Network could upgrade our satellite. I heard that today.  That is good.  Metro Detroit home buyershave to feel comfortable and in control when putting in an offer.  Some Metro Detroit real estate agents push buyers to put in an offer right away.  Make a decision quick.  But you as a home buyer need to set the pace. I'm going to cheat tonight and tag team off of somebody Else's blog and explain where I think the bottom will be.  All these people that say the bottom is coming I think are wrong.  And I don't think whether it is Metro Detroit real estate, California, Texas, or the Carolinas.  I think we are a ways away. Here are my reasons: It is simply about supply and demand we have too many houses for the amount of qualified buyers.  This is my thinking. When you have a foreclosure you can not buy for 3 years at the minimum because of bank rules.  You have to be out of a foreclosure for 3 years before you can buy again.  So all these people in foreclosure can't buy.  That is a large amount of people that can't buy. What we need to fill those homes with an equal amount of people.  That has to be new...

It was a very breezy day here in Southeastern Michigan.  It is actually kind of amazing how Mother Nature works.  There are two periods of time in Michigan that we get extremely high sustained winds.  One period they call the "gales of November".  We also get high winds in the early spring.  Today was one of those days.             But what is so amazing is that Mother Nature has this planned out.  You see when we have this winds there are no leaves on the trees.  Our big oaks and big maple trees still stand during these periods.  The winds move and sway the branches but they don't break often.  But if those leaves were on the trees there would be a lot of trees down.                                                                         The leaves would create too big of a barrier for...
