(Day 11 of the 30 in 30 challenge.) Part 3 of The Builder from Hell After August, we did our PROPER research in locating a GOOD building contractor, to finish our house to get the PERMANENT certificate of occupancy, get the basement finished, and get the permanent stairway.  Not very exciting, except that indeed, referrals matter. We didn't hear from Fred directly from then on.  However, we got more involved with learning about Fred's travails through his current lawsuits, namely those involving our neighbors to the west, Biff and Miffy (not their real names).  They were suing him for not completing their home, and they were at least $80,000 in the hole for work paid for, but not complete....and that didn't even include legal fees on top of that.  That is, they were in for at least six-...

(Day 10 of the 30 in 30 challenge) Part 2 of The Builder from Hell Then the builder, we'll call him "Fred" (not his real name, or anything close), started to not show up.  When he DID show up, he came up with all sorts of excuses and reasons, all of them pretty bad.  Problems with his ex-wife.... (By the way...) LESSON #5: If you have to remove 12 mechanic's liens and a lien, placed by the wife of the builder, YOU ARE FREAKING DOOMED! ...problems with his brother regarding police, drugs, tear gas, and a S.W.A.T. team, illnesses, injuries, and so on.  We had a list of things that needed to be completed and where we were starting to get things knocked off the list, the rate of completion of the tasks started to drop.  He even claimed he retained Geoffrey Fieger to help his brother out.......

(Day 9 of the 30 in 30 challenge.) Part 1 of The Builder from Hell Going off on a tangent today.  I thought I'd share a horror story as a home buyer on my last house.  Why?  One reason is to get it all recorded here for posterity and perhaps link it so that I can refer to it over and over again (as I've told the story verbally several zillion times) and also perhaps to teach a few lessons.  Years ago, The Wife and I relocated back to Michigan (she was born here, I had lived here back in the 1980's after college), she had just started a new job.  We were moving out of a four-bedroom, 2100 square foot house in Illinois, recently built, but we had JUST gotten the basement finished for another 1000 square feet.  Anyway, I had dragged my Realtor through a month of weekends, looking at suitab...

(Day 8 of 30 in 30 challenge!) Okay, yesterday wasn't such a hot day for me.  However, I did get a comment perhaps about how applicable the topic of proximity to health care is for certain buyers.  I just happened to remember that I had a friend of my mother-in-law comment that she'd like to live down here near Ann Arbor, just so she "could be close to U of M hospitals" just in case.  We DID however, in my immediate area, see that our hometown hospital here in Saline no longer performs in-patient care.  But that doesn't mean the world has gone to heck in a handbasket.  It just means if they have to stay overnight and get further specialized treatment, it's just an ambulance ride away, usually less than an hour, to be in a hospital such as the University of Michigan hospitals or St. Jose...

(Day 3 of the 30-day-blog challenge...) This isn't so much of a blog post as it is more of a RANT. I just gained another client today....due to SOME of you resisting, or maybe outright REFUSING to work weekends.  Huh?  This is real estate, people are buying, selling, looking, searching at all hours of the day and night.  Not that I expect 2AM phone calls, but one of my clients was no longer in the search for a new home, a co-worker of hers overheard my conversation.  She turned around and asked, "Are you a real estate agent?" "Why yes, I am..." "I LOVE YOU!", she exclaims. Wow.  Turns out that she had tried to work with agents with two other companies in town and that they either resisted doing showings or just flat-out refused to work with her on a saturday. 9056 Emerson in Saline Michigan a short sale closes today. The offer was submitted on March 30th. It has two loans both with Sun Trust.  The buyers hung in there. Most of my short sales that fail to close are due to buyers getting tired of waiting and having to start the process over. I have had 5 offers on one of my Short Sales and each time the buyers walked. I think the negotiator is sick of it. I know my sellers are. Of course being the eternal optimist I am still believing it will close. I will post more details later. But, today am just happy for the closing on Emerson. (....strange, these humans are...) I gained another client yesterday.  Actually, it was about 11:30 the previous night when I got an emailed inquiry about one of my listings for sale.  She wanted to know if it was available for rent.  Sadly, I had to let her know that the seller wants ONLY to sell, not rent.  HOWEVER, I asked her if I can help her find a rental for her.  She said yes.  (w00t!) But she then told me that "other agents said there were really no other rentals in the area" for that price range and location (or the whole town for that matter).  I told her, "I don't give up that easily, I'll be back in a few minutes with something for you." I located SEVEN rental homes, all in the MLS, fer Pete's sake, and forwarded the specifications to my new client.  We chose two to look at...

It was a beautiful day, and with great timing, the Saline Summerfest was in full swing.  I had attended in past years of course, but it seems like this year the car show really got going.  It had extended two blocks north of the center of town, wrapped itself around the corner of one other street and took over another parking lot this time.    Just for fun, they had live music in the middle of this strip as well over in the south section of the festival behind the vendors.  Plenty of food and plenty of things to see and do! I'll have more on Summerfest later today, as I am encountering a few technical difficulties.

What is happening in the Saline Real Estate market? How much are homes selling for with regard to average Sales Price per Square Feet? The average sold price per square foot is about $110.35. The chart provided by Affinity Valuations, appraisal company, shows the trend line of average sale price per square feet sold in Saline schools over the last 12 months. As you can see the trend line shows prices around $110 per square feet over the last 12 months. There is a 23 month supply of Saline homes. If no other Saline residential homes were put on the market, it would take about 2 years to sell these homes. Anything over 6 months is a buyers market. Shown in chart below, Saline asking prices were up 6.6 percent from July 09′ to July 10′ and median sold prices are up 22 percent for this time...

What is your opinion?  It could be due to heavy competition or not, but I've seen how many agents work and many seem to stick to a certain area to "micro-specialize" and others have gone in the opposite direction and spread out to a wide area to gain a bigger share of the market.  I'm personally curious because I do about half of the former and half of the latter. I don't know if that's perhaps it's a comfort thing, where I've met an agent who specialized in land, and another that specializes "in the northern subdivisions" (their words, not mine).  Both were seasoned veterans and, it may not be politically correct to say, OLDER than myself.  It could be they're getting all the business they can handle, even with the current economy and housing markets, which is a good thing, or they're ...

Over the last 12 months 265 homes have sold ranging in bedrooms 2 to 6 and baths from 1 to 5.  The home sizes sold ranged from 815 square feet to 11,237 sf. The list prices were from $37,900 to $2,500,000. The highest sale price was $2,100,000; average sold price for the last 12 months was $270,101. Sellers received an average sold price compared to list price of 96%. There are 265 (vs. 252 last month) active Saline homes for sale ranging from 1 bedroom to 6 and 1 baths to 6. The homes range in size from 768 square foot to 7,704 square foot. The list prices are from $29,900 to $2,169,200. All in all it remains a buyers market regarding Saline Real Estate with a buffett of opportunity, low interest rates and affordable homes. Saline MI Real Estate Statistics: Price Per Square Foot Trend is Flat Over the Last Year The sold price per square feet is hovering above $110.  The chart provided by Affinity Valuations, appraisal company, shows the trend line of average sale price per square feet sold in Saline schools over the last 12 months. As you can see the trend line shows prices are flat over the last 12 months. Shown in chart below, Saline asking prices were up 11 percent from April 09′ to April 10′ and median sold prices are up 17 percent for this time frame.
