The month of May saw 79 closings for single family homes in St. Clair Shores! The market continues to show positive signs. There are currently 189 single family homes on the market with 29 of them being REO's and 40 of them short sales. The really nice private owned homes that are priced to market value will sell quickly! There were 10 St. Clair Shores Canal Front homes that sold in the first quarter of 2012. Surprisingly there were no Lakefront closings in that same period. The trend continued upward for St. Clair Shores single family home closings in March. With 63 closings in January & 81 closings in February, the month of March brought 87 closings! The average sale price also saw an increase. Let's hope this trend continues throughout the year.   One of my favorite words that real estate agents use to market a property or certain things about a home is the word Newer. Now there's nothing wrong with that, after all the listing agents job is to market the home and to try and get people interested in it and to find a ready, willing and able buyer. Right? I just always get a kick out of that advertising verb-age. (disclaimer: I may have used that word in some of my listings in the past. Just saying)     I've had buyers say to me so many times, well it says here on the flyer: newer furnace or newer hot water tank. I always caution my buyers that newer can mean anything. Newer than what? Lets have a little fun with this:  Is it Newer than, say, when the house was built?  Probably  Is it Newer than that penny we found on the ground? ...

  The start of 2012 had 63 closings for single family homes in St. Clair Shores, which looking back is about average. According to stats from MiRealSource multiple listing service there were 66 closings in January the previous year.   There seems to be a lot of activity in the real estate market lately. I don't know if it's due to the unusually warm weather or not, but it sure has been an added benefit for buyers. Nothing like searching for homes on a sunny day with mild temps during the winter months.   Inventory remains to be somewhat low, especially if you are looking for a private owned home. (not a bank owned or short sale) The current absorption rate for single family homes in the Shores is still at approximately a 3 month supply.      The average sale price for January 2012 was $...

  There were 8 Condos that Closed in St. Clair Shores for the start of the year, in January 2012. Sales prices ranged from as low as $17,500 to $63,000 The average list price of these 8 condominiums was $46,006 The average sale price was $37,612 The average days on the market was 104   There are currently 57 condo's on the market in St. Clair Shores as of 2/13/12 and to date there are 22 sales pending. The month of December, 2011 finished off with 53 closings! Looking back at the whole year there were 867 single family homes that closed in St. Clair Shores in 2011. I went ahead and figured out the absorbtion rate for the past 12 months and there is currently a 2.75 months supply of homes on the market in St. Clair Shores. This current absorbtion rate shows that the market is becoming more of a balanced market.   The average sale price for November was $59,860 and the average List Price was $64,679.   For the month of November, St. Clair Shores had 67 closings up from 56 in October but down from August and September which is to be expected for this time of year. As of today, December 14th, 2011 there are currently 204 single family homes on the market in St. Clair Shores. A plus for sellers that have their home on the market this holiday season 1) inventory is down = less competition and 2) typically buyers shopping for homes during the holiday season are usually serious buyers, not tire kickers.
