Rochester Michigan, a great walk able community in Northern Oakland County, held it’s third annual Fire and Ice Festival January 29 & 30, 2010.   “A Winter Zoobilee” was the theme for the many ice sculptures that lined the streets downtown.  While it was a sunny day, the temperature was anything but.  I took my camera and Flip video to capture all the fun and my first stop was the fire where they were roasting marshmallows – I definitely appreciated the “fire” part of Fire and Ice.   Fire and Ice Festival in Rochester Hills from Cathy Tishhouse on Vimeo. The festival, sponsored by Oakland County Parks, included sledding, ice skating, horse-drawn carriage rides, broomball demonstrations, taste fest and beer tent with local restaurants until 9 p.m. each night, the “Big Bright Light Show,...

Ok, so you're a Realtor or loan officer with a client that just told you that they completed a short sale in the past year.  Your first thought is probably something along the lines of "See ya", "Good luck" or maybe at best "I'll put you in my tickle file and call back in two years".  The facts are that conventional loan guidelines treat a short sale or what is sometimes referred to as a pre foreclosure as an actual foreclosure.  Currently those guidelines state that a borrower isn't eligible for a conventional loan for the next 5 years.  Yikes!  Ok, so what's next?  How about a FHA loan?  FHA, as forgiving as it is states that a foreclosure or short sale needs to be completed 3 years prior to an FHA application is started.  So what's left?  Rural Housing to the rescue!  Rural Housing l...

RESPA, the 2010 GFE, MDIA, and general reform.  Yes it happened and it takes some understanding to be able to stay in the game and know what your doing, but isn't that the point a more educated mortgage lender?  I'm not saying that it's fun, but this is the world we now have to live in to stay in this business.  Either way I have noticed that mortgage applications are increasing.  Mostly first time home buyers looking to take advantage of the market and of course, "Obama Money".  Things are looking good for 2010 and i wish all my other Real Estate and Mortgage professionals out there the very best of success this year.  Daniel Litvin www.AdvantageLendingCorp.com

"The stockings were hung by the chimney with care..." There's no doubt that right now is one of the best times to buy a home in all of history. A lot of people wanting to sell right now may be hesitant because of the holidays, or because of cold, snowy weather. Traditional thinking people may even argue that homes only sell in the Spring and Summer months. I challenge them with these thoughts... When does your home look it's best? Most people's homes during the holiday season are kept immaculately clean (for those guests that'll arrive any minute) and decorated fabulously! The smells of roasted Chex Mix, mixed with pine and holiday feasts... who can think of a more welcoming smell? I think as long as you keep the decorations classy and sensible, and don't go overboard (as a lot of us te...

Mixx Salon and Spa in downtown Rochester Michigan recently hosted a "Top Secret Haircessory" event with Denise Rossouw, founder of Top Secret Haircessory from Los Angeles, California.  The public was invited for a consultation with Ms. Rossouw who demonstrated her 100% human hair alternatives for individuals suffering from fine, thinning hair due to genetics, medical treatment or hormone imbalances.  Not limited to just a physical or medical need for thicker hair, many people came to just try on a new look.  Many women just want a change in color, style, volume or highlights-with little maintenance or time.  As Ms. Rossouw illustrates in the video - "four snaps to look 10 years younger". Mixx Salon & Spa "Top Secret Haircessory Event" from Cathy Tishhouse on Vimeo. One of the main object...

With "going green" becoming more popular by the minute, I thought I'd share these tips. These are the easiest and most effective ways to cut down on energy consumption, pollution, and help mother earth out. Everyone can do something little, and that would help our planet a lot! 1. Make sure your refrigerator seals properly. Stick a dollar bill between the seal, close the door, and try to pull the bill out. If it can be pulled out easily, your fridge is losing energy! If so, replace the seal. 2. Use rechargeable batteries. 3. Be sure to clean your lint filter in the dryer after each use. 4. Only run the dishwasher when it's full. 5. Fix leaky faucets. A steady drip can waste more than a gallon a day! 6. Take a shower. Showers use much less water than baths. 7. Plant trees. 8. Use a mulch...

I recently had a purchase transaction where I ordered the appraisal from JP Morgan Chase's approved appraiser list.  After receiving the appraisal and turning it into the lender, Chase ordered a second appraisal and kindly let me know that i get to pay for that one too!  You can only imagine my excitement, gosh that's $300 bucks less in my pocket....YIPPIE! Chase and other lenders are no longer standing behind their approved appraisers.  They are questioning the appraisal, ordering reviews, asking for additional comps, even if you use their "approved" appraisers they list in their website.  5/3 Bank & Chase are now looking to have all loan officers wholesale and retail order appraisals blindly through their preferred appraisal vendor company.  Supposedly doing this will make the fear of...

(Stage-Show-Sell)
Because of shows on TV the community is actually becoming aware of staging their homes.  Staging has been around for over 20 years and is now becoming popular. Almost every seller knows that they are supposed to have their home clean and personal photos put away. They don't know what the trained ASP  (accredited staging professional) knows.  They don't have the daily experience. How to make the home more inviting ot others. Example one didn't have enough furniture Adding furniture (rented) added interest to the rooms It's not their norm to have the vacumn in the dining room.  It just happened the day I was there.  There was no dining room table because they didn't have time to purchase before being transfered again.        Wallpaper was removed. the light cleaned, furniture and painting...

Rochester Hills Surrounds the City of Rochester Located in the Clinton River Valley of Oakland County, Rochester Hills, Michigan is just  as the name depicts--a community of wooded hills surrounding the charming historic City of Rochester.  As you will see, the city has a quaint downtown with quality stores and historic buildings-and you will never see a fast food restaurant in the City of Rochester-they are not allowed.                 Originally called Avon Township, Rochester & Rochester Hills was the first settled area in Oakland County.  Pioneers came in 1817 and the village of Rochester grew because it was a market center located along obvious transportation routes.  The citizens of the Rochester area contributed to the development of planked roads connecting Detroit, Pontiac, Ro...
