Tomorrow Sunday is the last day for the Plymouth Ice Festival in Wayne County Michigan.  It was a beautiful day to stroll thru Kellogg Park and look at the ice sculptures. The weather was a little warm yesterday so the sculptures were cloudy and cracked looking though the newly carved ones looked great.    There were a lot of people out at 10 am in the morning and I am sure downtown Plymouth was packed later in the afternoon and at night. Hello Michigan seniors there is now new home purchase help from a major mortgage company.  It is a new loan product for senior citizens and I think it has multiple applications.  it is really for senior citizens that have some money. I am going to give you some rough examples on this new loan product can help you.  This is a general example as they have a specific formula that is based on the seniors age and value of home.  But here is a rough idea of how it works. It depend on many different aspects on how much being on a main road reduces the value of the Livonia homeor Plymouth home.  Here are some of the vary degrees of being on a main road. Is it a major 4 or 5 lane road?  Or is it a smaller 2 or 3 lane road?  Is it a freeway? I stopped into Ironwood Grill one of downtown Plymouth's newest restaurants.  Just open three weeks it was pretty full at lunch today.                               From outside it looked expensive.  I thought it was going to be pricey but it wasn't.  It was a medium ranged priced menu.  They had ribs, salads, burgers, and wood fired pizzas.  I myself just had a burger.  I'm a burger type of guy but my doctor says I should be more of a salad type of guy.  But let's not digress. They brought out some fresh bread before the meal.  I'm a bread type of guy.  I think I learned that from my Italian wife Marianne.                               This was the mushroom Swiss burger with seasoned fries.  I was going to have the Reuben but I changed my mind at the last minute.  I saw a plate of ribs...

I didn't have a camera with me tonight when we went to downtown Plymouth MI.  It was pretty neat. They had all the Christmas trees in Kellogg Park.   Many of the stores had their buildings decorated.  We were just going down to Kilwin's to get an ice cream cone.  My wife was still full from lunch so she just wanted dessert for dinner. We stopped and listened to a group caroling in Kellogg Park.  Then went and got an ice cream cone.  That is what is neat about downtown Plymouth MI.  There are people walking around enjoying the downtown area.  Some stores are open late and of course all the restaurants and bars are there for a refreshment and a bite to eat.  So come on down to Downtown Plymouth and enjoy. So how do Michigan property taxes work?  To explain Michigan property taxes is not easy.  But to break it down there are 2 ways Michigan properties are taxed.  The are either homestead or non-homestead taxes. Homestead taxes - if you live in the property as your primary residence you get a reduction in your Michigan property taxes Non-homesteaded property taxes - If the property is a commercial property, an investment property, a vacation home, or a rental property you pay full amount of taxes. A primary residence is defined as the home as you come back to when you go away. Last Thursday 10/22 the Penn Theater had a showing of Abbott and Costello meet Frankenstein.  I grew up watching reruns of the Abbott and Costello movies and I love them.  I took my kids out to see the movie, which was shown to a SOLD OUT crowd.  The movie was shown in it's original form and still had the audience rolling.  What a great night of family fun...my kids really liked the movie, I'm really happy the Penn Theater is still there and still showing great classics as well as today's movies. This Thursday night the Penn is showing "Bride of Frankenstein" at 7:00pm.  Get there early if you want a seat.  If you're interested in moving to or from Plymouth, please do not hesitate to call. I saw a blurb on short sales on a national morning news channel this week.  What they were showing is that short sales are taking a long time.  They say they are taking twice as long as they were a  year ago.  They showed a couple of people that took 8 months and 12 months.  In the metro Detroit area most short sales are taking about six months.  The issue usually is that sellers are trying to short sell their property too late.  If you think you are in trouble or need to sell call a Realtor quickly.  Get the home listed as soon as possible. The news channel also said 12% of all homes on the market are short sales.  They also said that only 60% of the short sales get done.  I honestly don't think anybody really knows that number.  What I am finding out or noticing is that short sales do...

It was a mixed day for weather here in Detroit.  It was a normal October fall day.  A light wind with a mix of sun and clouds.  Weeven got a shower.  You see here in Metro Detroit September and October seem to be wetter, but they aren't. In October the average rainfall is 2.1 inches.  The average temperature is 51 degrees.  There are an average of 8 days that are clear, 9 days are partly cloudy, 15 days are cloudy.  And there is usually a nice breeze almost every day. I got some of my tomato plants out and I got some of the perennials cut down.  I even started putting up some of my Halloween decorations for the kids.  Now all I have to do is talk my wife into a small Halloween party! Are we protecting the home buyer enough?  Here in Michigan we have a seller's disclosure form that has to be filled out by the seller unless it is a foreclosure.......... It's a shame really....  We as Realtors need to step up to the plate and get the home buyers protected better.  This sellers disclosure should have a section for the realtor and the asset manager.  We should be notifying the future home buyer that there has been water damage or if the basement has been flooded or if the water pipes have burst. We as real estate agents should be held to a higher standard.  If we know of past problems such as flooding and water damage that created mold then it should be revealed to potential buyers.   Too many flippers and investors are getting away with covering up mold.  Some banks are...

doesn't me it is yours.  I had a buyer call me over the weekend all upset.  He had driven by the house and a lawn ornament that was in the flower bed was missing.  He was all upset about it.  He thought if it was in the picture it was part of the house.  He thought it was his. So I had to explain to him that lawn ornaments like gnomes were personal property.  The grill or the flower hanger doesn't come with the house.  If you are a buyer and want something like that you need to tell your agent that you want this or that out of the house.  Your agent then will ask for it in the purchase contract. You may not get it but you might.  The seller may have emotional attachments to the item.  But normally what is included in the home sale is anything that is permanently attached to the house.  ...

Don't run your fingers through the mold.   The old adage of look and don't touch really applies here.  Sure most molds are not harmful, but why take the chance of getting sick. Some molds produce mycotoxins which are harmful to our health.  Only laboratory testing can determine what is an "OK" mold or one that is bad for you.  So if you go into a house with mold don't touch it.                  And if you are not interested in the house get out of the house.  Molds can aggravate your allergies and asthma.  So get out of the moldy house as soon as possible.  If you do touch it wash your hands and be sure don't touch your mouth or nose until you do.
