Average Sales Price to List Price Ratio:  92.60% In June, homes in the city of Plymouth, Michigan sold for about 7% less than what they were offered as for sale.  This ratio is based on the original list price of the home and final sales price.  Please note that this ratio does not take into account any concessions or money back from the seller to the purchaser. Our Southeastern Michigan real estate market is what I would call "stable".  The question came up during a phone call.  An out of state investor asked me on the phone call what our market was like.  Our local housing inventory has been relatively staying the same. Our local MLS has been averaging between 44 -46,000 home listings.  Here is what that means.  If the housing inventory was growing, it  means homes are not selling as fast.  That homes prices may drop because there is less demand.  If housing inventory was going down it means the real estate market is ''hotter".  That homes are selling faster than they are coming on the market.  It may mean that home prices may be rising.  But the southeastern Michigan real estate inventory and market prices are relatively stable.  Neither goi...

Short scale scams are prevalent in the metro Detroit real estate market.  I wrote a blog on short sale scams a while back and I got this comment from a reader who had entered into a short sale purchase agreement >>>>  We are trying to purchase a house and just found out the seller is committing this short sale mortgage fraud.  For months he has led is to believe it was our offer submitted to bank and that was who we were purchasing the house from.  In reality the selling agent has promised it to an investment company buying it dirt cheap from the bank, unknown to the bank that we are offering more.  Then that company had planned on selling it to us at the inflated price and make a quick profit.  We just found this out and are devasted.  We have invested so much time being mislead we do ...

 Are you moving to Michigan?  Here is Plymouth MI relocation information and Plymouth MI real estate information.   Plymouth Township's millage rate continues to be one of Wayne Counties lowest tax rates.  Here is Plymouth Township's Millage rate for 2009.    28.3754.   The City of Plymouth's millage rate is higher.     Heather Hills Subdivision in Plymouth Twp MI is one of Plymouth Township's newer subdivsions that have been built in the last 20 years.  What is nice about the subdivision that the entrance to M-14 freeway only a two to three minute drive away.                Heather Hills subdivision isn't a huge subdivision in fact it only has about 85 homes in it.    The homes were built during the years of 1990 - 2003.        The homes are mostly Colonial and Cape Cod style homes.                                                      Most of the homes have brick exteriors or brick/vinyl or brick/wood exteriors.  And there are some homes have sections that have Michigan stone.   The garages in Heather Hills subdivision are side entry garages.  They are mostly 2 or 3 car garages            Heather ...

Plymouth MI is a great place to live.  With homes located within walking distance of the central  downtown, Kellogg Park, shops, and restaurants The City of Plymouth draws people looking "old time city life".  If you don't like older homes then Plymouth Township offers homes from 1500 square feet to over 4000 square feet with the latest amenities. Right now there are only 164 Plymouth MI homes for sale.  They range in price from $34,000 up to $2,999,999.  Of those 164 homes 32 are short sales and only 9 Plymouth foreclosures.   The 9 Plymouth foreclosures are priced from $34,000 up to $700,000.  Average time on the market for these 164 Plymouth homes are 262 days.   Which tells me that quite a few of them are over priced because right now homes are selling relatively quickly if they are...
